### Zion Riverfront Farmhouse

Experience Zion from your own private riverside retreat! Just 15 minutes from the park, this 1.5-acre property offers exclusive river access, a 30\` saltwater pool with spa, and wraparound deck views. The spacious interior features vaulted ceilings, a gourmet kitchen, and luxury furnishings. With five bedrooms—king, queen, and twin beds—and spa-like bathrooms, it’s perfect for families or groups seeking both comfort and adventure in a stunning natural setting.  
  
The riverside oasis features a saltwater pool with an integrated spa, surrounded by a spacious stone deck that seamlessly connects to the home’s great room through custom glass doors, creating a harmonious indoor-outdoor flow. Inside, guests are greeted by vaulted ceilings, hardwood floors, and a cozy living area with oversized sofas and a 65” TV.  
  
The dining area features a large oak table, perfect for shared meals, while the gourmet kitchen offers high-end finishes, ample seating, and a convenient pantry. An integrated sound system extends to the pool deck, enhancing the atmosphere.  
  
The Master Suite is a luxurious retreat on the main floor with a plush king bed, vintage furnishings, and a spa-like bathroom featuring a stone soaking tub, rain shower, and double vanity. A walk-in closet connects to a fully stocked laundry room with dual machines.  
  
Upstairs, the loft overlooks the Great Room and offers a cozy space with leather seating. The second floor includes four additional bedrooms: two bedrooms with queen beds, and two rooms each with a queen bed and two twin beds. These rooms share two bathrooms, including a Jack-and-Jill bath. The wraparound deck provides panoramic views of Zion’s mesas, creating a breathtaking connection to the area’s natural beauty.  
  
Located adjacent to the Virgin River, this home offers unparalleled access to nature and is just a 10-minute drive from Springdale, the gateway to Zion National Park. Zion is known for its towering red cliffs, dramatic slot canyons, and world-renowned hiking trails such as Angels Landing and The Narrows. Whether you\`re exploring Zion\`s awe-inspiring landscapes or enjoying the serenity of your private riverside retreat, this home provides the perfect balance of adventure and relaxation, all within minutes of one of the country\`s most iconic national parks.  
A car is highly recommended. The garage is not available for guest use.  
There is a shuttle stop on Colataris Road. The cost is $5.  
Winter Pool Heating Costs (Does not apply to Hot Tub - Hot Tub @ 104 is included with stay)  
  
November - March, there is a $300 initial pool heating fee, plus an additional $100 for each night of your reservation.  
  
Requesting Pool Heating - 4 Easy Steps:  
  
\- Message us at least 3 days before check-in and express your interest in pool heating.  
\- We\`ll get back to you, confirming the pool heating cost, and send a request for payment.  
\- Once you\`ve made the payment, the pool heating kicks in.  
\- Check in and dive into the joy of your heated pool. Keep in mind, that weather conditions may influence your perception of the water temperature.  
  
Guests will have access to the entire property besides the garage.  
There is NO BBQ at this home.  
Do NOT open the pool cover if there is water on top of it. Contact property manager for instructions.  
NO diving head first into the pool.  
Parents please take your children\`s safety serious with the pool on the property.  
A signed lease agreement and a pre-authorization hold is required.
