A propane tank at the cottage (if empty) can be used to exchange for a filled one at a nearby store. \- Please leave everything as it was upon arrival. Do not move furniture to prevent property damage, which may lead to possible charges. Guest access \- You will NOT share any amenities in the house with anyone. The entire place will be reserved for you. \- You will receive your unique entry code 24 hours before your check-in date and time along with guest manual link (copy & paste the link in a browser, if it is not clickable) \- The guest manual has important information about your stay such as parking, check in information, wi-fi, house rules, etc. Other things to note By booking, you agree to all the following house rules on the listing: Check-In Time: 4 PM Check-Out Time: 11 AM 1) NO smoking or Vaping in the home, violating this rule will result in a $500 fee to de-smoke the house. If you must, please walk outside a bit away from the entrance door and close the door behind you so that smoke doesn’t go inside with wind and properly dispose of cigarette butts afterwards. 2) No food or drinks in the bedrooms. Any stained beddings or damaged items will be charged at retail costs through the booking portal as part of the process. 3) We provide the basic supplies you need as you book our place (e.g. hand soap, toilet paper, coffee, etc.) but further supplies once initial reserve is consumed (especially for long-stay bookings), guests need to be purchased on your own. 4) Unless authorized in advance, check-in is anytime after 4 pm, and check-out is 11 am. \*\*Early Check-ins & Late Check-outs\*\*: If you\`d like an early check-in and/or late check-out, please let us know at least 24hrs in advance. Please note that there is an early check in / late check out fee to be paid via the booking platform Note: Early check-in and Late check-out are subject to availability. 5) We ONLY allow non-shedding pets. If you are bringing a pet, please let us know in advance. Guests get their own dog bed & bowls. Any pet feces outside should be picked up immediately and disposed of responsibly. Strictly no pets on any furniture. If pet hairs/shedding found on bedding, it will be discarded for hygiene reasons and guests will be charged retail cost of the bedding Guests agree to pay for any damage (to furniture/wood/wall etc.) by their pets. 6) Any parties or excessive noise causing neighbours to complain will result in us asking you to leave without a refund for your stay—no more than the number of guests mentioned in the reservation should be at the property at any time. Any unauthorized guests will be charged an extra $75/guest/night. 7) Quiet Hours: 10 PM-8 AM. Please keep noise to an optimal level during the quiet hours. 8) The cleaning that you pay for is to clean the home prior to your stay. On check out, if the space is excessively dirty, stained linens/towels, etc. you may be charged an additional cleaning fee - the price depends on how long it takes to clean up after you. We don\`t expect you to scrub the home but pick up your trash and put everything where you found it! 9) No shoes in the home. Please take them off at the front. 10) Do not wash hair down the drain. 11) Any cleaning issues or matters must be reported within a reasonable time of check-in so that we can help resolve any issues you may have. 12) Respectful and friendly vocabulary is required by both parties. Your reservation will be cancelled with no refund if you use profanity or threaten any of our staff. 13) By booking you agree not to hold us liable for any injuries, lost items, or accidents that happen at the property whether in the inside or outside areas. \*For stays longer than 14 days, it may be necessary for us to conduct a routine inspection of the unit, which typically takes 30-45 minutes. We will provide 24 hours\` notice prior to the inspection, except in cases of emergency when the maintenance team needs to access the unit, in which case a shorter notice may be provided regardless of the length of stay. By booking, you agree that violating the smoking rule you automatically forfeit your security deposit (if any), and an additional $500 charge will be applied for professional deep cleaning and \`de-smoking\` of the house/unit. • Parties / events, lack of decorum and disruptive noise will not be tolerated. • Guests are not allowed to exceed the agreed upon occupancy limit in the reservation. We had a wonderful stay at the cottage. Communication with the host was quick and easy, and the location was peaceful yet conveniently just a few minutes’ drive from Walmart and Food Basics. The cottage itself was clean, comfortable, and tastefully decorated. We especially appreciated the fully equipped kitchen and barbecue, which made meal preparation simple. The hot tub was a great way to unwind in the evenings, and the host provided clear, detailed instructions for using all the facilities. We were a group of 9 people and we had a comfortable stay at the cabin. The cabin was clean and better than the pictures.It’s close to all amenities like groceries, restaurants, gas etc.Great place to just stay put and relax. This place has plenty to offer from board games, hot tub, BBQ etc.Would love to be back again soon. ##### Aditya P. Check in and stay was a smooth process. Surprisingly lots of wildlife in the area. The floors needed to be cleaned when we arrived, and the oven was filthy (smoked up the kitchen trying to make a pizza). The pool table is unusable as too close to the walls, and the hot tub controls were not to be found. Beds were very comfortable. We did enjoy our stay otherwise. ##### Marjorie S M. Lots of space and all the comforts of home. It's tucked away in a wooded area but still just a short drive away from all the attractions in Sudbury. Very quiet and private, I scarcely heard a peep from the neighbours the whole time. We didn't use the hot tub, but my teen enjoyed the pool table and we made use of the multiple TV options. There is no air conditioning so it did get hot at times, but there were lots of fans and the nights were cooler so we were comfortable. Very comfy beds too. ##### Alicia L. This was the perfect quick getaway. The property had everything we needed and the host was very responsive. The only thing I would comment on is the airflow within the house; There was a considerable difference in temperature from floor to floor. ##### Stacie B. There was room for everyone to have their own space - we were a party of 5 adults. Living spaces indoor and outdoor were conducive to gathering and had nice string lights for ambiance at night. While we did not end up bringing our pet we were grateful of the possibility. It was much too hot to use hot tub but it looked inviting; we were thankful for the 2 fans but glad we also brought our own. Bring insect repellent - the property is nestled in the trees! We did not plan to use barbecue but the fact that guests were responsible to get propane was not ideal. It would for this to be made available if requested, even for a charge.
