This house is a home base for families and small teams coming to Kansas City for sports tournaments, plus multi-generational trips. Guests have also used it as a place to stay together while in town for family reunions, baby showers, and weddings held at other venues. A pack-and-play and high chair are available if you need them.

The front door has two steps. Once inside, the kitchen, hearth room, lounge, game room, sunroom, laundry, one bedroom, a full bath, and both decks are on the main level. Three bedrooms are upstairs and require stairs; those rooms may not suit guests who cannot climb stairs.

Game room next to the hearth room has board games, card games, and backup seating for about six more

The Kansas City Metro is basically a car town. There is public bus service, but it's pretty limited.

If you drove here or rented a car... GREAT! It takes 20-30 to get COMPLETELY to the other side of the Kansas City Metro area, and your vacation rental is 5-15 minutes from multiple, major entertainment, shopping, recreation and dining areas.

Uber and other ride share services are plentiful as well.

If you go to downtown Kansas City, MO I would also suggest looking into the free streetcar, parking at one end of the route or in the middle, and hitting up the numerous attractions, art galleries, restaurants and shopping that are available. It's CLEAN and FREE!

No Parties or Events: Parties and events are strictly prohibited. We have a zero-tolerance policy.

Check-In/Check-Out: Check-in is at 3 PM and check-out is at 11 AM. Early check-ins and late check-outs are subject to availability and may incur a fee due to enhanced cleaning measures and third-party cleaning schedules. Guests overstaying or delaying housekeeping will be liable for associated costs.

Local Reservations: Reservations from guests within their city of residence are not allowed. Please contact us if you are booking within your city.

No Smoking or Drugs: Smoking, illegal drugs, parties, and excessive noise are prohibited, including on porches and in shared spaces. Violations of the smoking policy incur a $500 fine plus cleaning and repair costs. Marijuana use is strictly prohibited.

No Commercial Use: Commercial photography and videography without written consent are strictly prohibited.

Illegal Activities Prohibited: Illegal activity and prostitution are strictly prohibited.

Guest Limits: The number of overnight guests must not exceed the number stated in the reservation.

Exterior cameras are in use. Violations will be enforced.

Guest Responsibility: Guests are responsible for damages, injury, or loss that occur on the premises. Any property damage must be reported to customer service. Unreported damages will be reported to the booking platform.

Pet Policy: Up to two dogs are allowed. The pet fee is $35 per pet per night, with a $200 monthly cap, and is charged on the day of check-in. Unauthorized pets will incur additional fees. Cats and other pets are not allowed. Pets are not allowed on provided linens or furniture; an additional $50 fee applies for excess pet hair on linens. Owners must pick up dog waste.

Consumable Amenities: PLENTIFUL, initial supplies of amenities like toilet paper and paper towels are provided. Guests are responsible for replenishing these items as needed.

Quiet Hours: Quiet hours are from 10 PM to 8 AM daily.

Amenities: We strive to ensure all advertised amenities are in working order. No refunds are issued for improper use by guests.

Internet Service: Wireless internet is provided as a courtesy. Service can sometimes be erratic. We are not responsible for internet issues or provide technical support, and no refunds are issued for internet service problems.

Pet Linens: Pets are not allowed on our provided linens. Please bring your own if your pet will be on the bed. Excess pet hair on our linens will incur a $50 fee.

Agreement to House Rules: Booking a reservation constitutes agreement to comply with these House Rules. Violations will result in liability for any associated damages, fees, costs, or expenses.

Prior to your stay, we require you to complete our Pre-Arrival form, and sign and agree to our Rental Conditions.
