Guest Access:   
● Entry is level from the front drive to the porch to the doorway.   
● Electronic front door lock. Check-in details will be sent the afternoon before arrival.   
  
Self Check-In + Check-Out:   
● Check-In: No sooner than 4 PM EST. You may arrive at any time after and utilize self-check-in. Please inform us if you plan to arrive later than 10PM. After 10 PM, the host may be unavailable.  
● Check-Out: No later than 10 AM EST unless prior (written) arrangements have been agreed to by host.  
  
Arrival:   
● Plan to arrive during daylight hours, if possible, to make navigating and finding the cabin easier. You will access the cabin via a smart lock (4-digit code). Code/directions will be sent the afternoon prior to check-in. Communication with Host:   
  ● All communication with the host will be via the reservation messaging platform ONLY. The host is available between 9 AM - 9 PM CST.   
  
Easy Access to Neighborhood and Property:   
● The cabin is easily accessible via a paved neighborhood road that winds upwards—no steep or scary mountain roads or switchbacks. We still recommend all-wheel drive in case of inclement weather (we do not offer weather-related refunds) for a more comfortable driving experience during your Smoky Mountain vacation.   
● Parking is on a flat surface, with room for up to 6 cars, depending on vehicle size: 2 cars across the front drive of the cabin and 2 more cars parked on either side (the driveway to the right of the cabin is shared with Freebird cabin—please use only half of this space).   
  
Cabin Access:   
● Electronic front door lock. Check-in details will be sent the day before arrival.   
  
Rental Agreement:   
● The guest must sign the rental agreement, provide ID, and provide a credit card for the security deposit hold within 24 hours of booking, or the booking may be canceled. Access code to the home will not be granted until these items have been provided.   
  
Property Usage:   
● Use all furniture, appliances, and home goods as intended.   
● No parties or large events.   
● No smoking/vaping indoors.   
● No illegal uses allowed.   
● No drugs allowed.   
● No fireworks allowed.   
● No firearms allowed on the premises.   
● Neighborhood quiet hours: 10 PM - 8 AM. Maximum Capacity:   
● Up to 16 people (including children/infants) may use the cabin at any given time.   
● Two additional guests may sleep on a sleeper sofa (room to sleep 18 total) for an additional charge of $100 per guest per reservation. Guest numbers include visitors to the cabin.   
● No open flames, including candles  
  
Pets:   
● Up to 2 adult, housebroken dogs under 40 lbs allowed at this property, only with prior owner approval at the time of booking. A $200/dog will be billed to the credit card. Dogs must be crated when owners are not on the premises. No dogs on beds/furniture, and they are only allowed on the main floor of the property.   
  
Minimum Age:   
● Must be 25+ years to book this cabin. The booking guest must remain present throughout the rental period. Minimum of 1 person aged 25 or older per 6 persons in each group.   
  
Hot Tub Usage:   
● Do not use the hot tub if you have recently consumed alcohol, are pregnant, or have pre-existing health conditions. There are health implications to using this facility. Use at your own risk. ● The hot tub cover is to be replaced after use.   
● Children must be supervised at all times when on the main hot tub deck.   
● No glass in or around the hot tub. Absolutely NO oils, bubbles, or bath products may be added to the water. Trash:   
● Do not leave food/trash on the outdoor porch and decks because bears and other critters may get into it, causing damage or harm to your party. Dispose of all trash in the bear-proof receptacle located in front of the house next to the porch steps.   
  
Personal Supplies:   
● While we strive to offer a few basic amenities to get you started, these are not meant to last the duration of your stay. Please expect that you may need additional toilet paper, paper towels, dish soap, coffee, etc Please bring your own personal toiletries, condiments, oil + spices, Ziploc bags, plastic wrap, aluminum foil, and bottled water.   
  
Bugs, Bears, Critters, and Wildlife:   
● Please be aware that we perform regular pest control, but given the location of the cabin, you may see or encounter wildlife while in the home or neighborhood, including but not limited to: birds, bees, wasps, bats, mosquitoes, spiders, snakes, fireflies, butterflies, beetles, ladybugs, ants, skunks, raccoons, black bears, etc Wildlife encounters may happen, and they are at your own risk. We are not liable to compensate you for these encounters during your stay. Bears are DANGEROUS. Please be responsible and deter unwanted wildlife by not leaving food, compost, or birdseed outside that may attract wildlife, insects, and other pests. Bug spray is recommended in warmer months. Please put garbage outside ONLY in the bear-proof enclosure on the front porch, and ensure it is closed. Lock car doors.   
  
Bugs Inside Home:   
● In certain seasons, the climate may cause an influx of bugs. Please make sure all doors and windows are closed when not in use. We perform regular pest maintenance, including bed bug preventative measures, but there is no perfect solution to keeping a mountain home completely bug-free.During fall/winter "ladybug" season, Asian beetles and stinkbugs are especially persistent in trying to sneak in. This does NOT mean the cabin has not been cleaned- it has! We provide a dustbuster so you can easily dispose of them.  
  
Utility Disruptions:   
● Electricity, internet, and/or cable services may be interrupted during storms or other issues beyond our control. These disruptions are rare, and services usually resume after a couple of hours. We cannot offer refunds for outages.   
  
Weather Conditions:   
● Although it is rare for ice and snow to impact the roads, please plan accordingly by obtaining necessities and having all-wheel drive transportation. No refunds will be given for inclement weather conditions. We strongly encourage our guests to purchase rental insurance.  
  
Security Deposit + Fees:   
● A refundable $750 security deposit is collected as a credit card hold to cover extra cleaning fees, repairs, or damages caused by you and your guests during your stay.   
● A cleaning fee of $325 per stay is also charged at booking.

We had an amazing weekend stay. The cabin was perfect for our family get away. We all enjoyed our stay and had a great time. The cabin was in an excellent location and close to everything.

#### Nice large group cabin

6 bedrooms each with own restroom, perfect for couples wanting their own restrooms. Loved the jacuzzi and outdoor games. Easy drive and parking, no major curves or hills. Neighborhood has lots of cabins very close together, but it was still very peaceful.

#### Lovely cabin!

We had a really nice stay at this cabin. All 6 couples had their own bedroom and bathroom. Rooms were nicely decorated and comfortable. Would definitely stay here again!

#### Great place to stay in the Pigeon Forge area.

Great place to stay in the Pigeon Forge area. I loved the layout of this home where every room had its own bathroom. The covered porches were extremely nice and gave lots of extra living space. Jennifer is an excellent host and I would definitely stay here again.

Great location to all the fun stuff to do in Pigeon Forge and Dollywood! This was a last minute trip with kids on SB and the loves all the stuff to do at the house! The air hockey was a huge hit!

This cabin was great for a weekend getaway. There were 12 total adults and plenty of room for more. Very clean with no issues. Plenty of parking. Would highly recommend a stay at this cabin.

Great home! We loved how big the space was. Lots of space for activities and alone time if needed. Clean and beautiful home. Had everything we needed. Close to all the attractions of Pigeon Forge and not far from Gatlinburg. Will definitely be saving for future trips.

#### Fall Break 2023

The cabin was a great place to stay, it was so close to everything! The kids enjoyed the game room. The cabin was equipped with everything we needed. Communication with property was great, response time was very quick. Had a great time staying here for our fall break.

#### Extremely comfortable beds and super convenient to Dollywood and the Parkway.

We had a wonderful long weekend. Our party of 7 adults and three kids had ample space and each bedroom had its own bathroom. While not the best mountain views, it was very clean, extremely comfortable beds and super convenient to Dollywood and the Parkway. Jennifer and her team were very responsive and accommodating. I truly have no negatives other than the cabins are fairly close together but the accommodations inside outweigh the close quarters on the outside!

#### Perfect Family Vacation House

This property was all we needed for our Trip to TN. Its just as cute as the pictures show. Everything is clean and well maintained. There is even a little coffee bar in the dining area. We had an issue with the internet not working and before I even reached out to let the host know, she was emailing me that someone was coming out to look into the issue. She had gotten a notification that it wasn't operating right.

#### The cabin was perfect.

The cabin was perfect. It exceeded our expectations and the description. Jennifer is an amazing host checking in on us by email daily to see if we had any questions or needed anything. She even offered suggestions of things to do. I love to cook so brought some of my own utensils/pans in case I needed them but the kitchen was so thoughtfully stocked I didn’t need anything. There is even a nice set of grilling tools for the grill on the deck. We really enjoyed our long weekend there as a family and the bedroom/bathroom layout is perfect for 6-7 families. I would highly recommend this cabin.

#### The Cabin

Enjoyed the stay, house was very nicely appointed, very spacious and accommodating, even the young people had a spot to call their own! The outdoor decks were very large. Great views from upper deck. Though other cabins are nearby everyone seemed to enjoyed their space. The kitchen drawers and cupboards were well stocked, nice size refrig. Bathrooms were nice there was a can of Lysol in each. Ceiling fans. Air conditioning is superb, I was freezing. We would definitely come back.

#### A great time with our family that came in from all over the US.

Jennifer responded very quickly before and during the time there. She forewarned us that we were going to have a rolling blackout during the extremely low temperatures, so we were prepared for it. And she responded promptly when plied with questions about the workings of the media; and, even sent out a person to check some other concerns. She was very thorough with her instructions, which I greatly appreciated. A great time with our family that came in from all over the US. Our granddaughter wants to know when we can go back to the "mountain house" so she can go sledding! Thanks for a great family reunion, Jennifer!

#### LOVED, LOVED, LOVED this cabin!

LOVED, LOVED, LOVED this cabin! The cabin met ALL of our expectations! Beds were super comfy and cabin very well stocked! Cabin was roomy enough for everyone to have their own space with everyone having their own bedroom/bathroom! Decorated very well with lots of extra blankets/pillows if needed. Sofas and furniture were very comfortable! The entertainment room was nice for playing airhockey and watching movies at night. Everyone loved the hot tub to wind down in the evenings. Kitchen had every imaginable item needed to cook with and lots of dishes and silverware. Loved the rocking chairs and back porch with ample tables and chairs to sit outside and enjoy the fresh air and scenery. Loved the location of cabin being very convenient to Kroger, Publix and Pigeon Forge without any steep or winding roads. Host was very attentive and accommodating to all our needs and resolved any issues or concerns we had right away. Would definitely rent this cabin for future visits!

#### This home was so perfect.

This home was so perfect. We will definitely try to book the same place again next time. We had 8 adults and 3 children. The children were able to play because there was plenty of room inside the home. Lots of entertainment, air hockey and video games. The location was up high but not too far. We were five minutes from Kroger but tucked in well enough to enjoy a nice relaxing vacation. We were able to sit out on the porch and relax and chill. I wished I would have stayed one extra day because I was not ready to go. So, the next time since we know about this particular location, we will stay longer. This location is so close to activities and restaurants and not far from Gatlinburg. If we needed anything, the staff was very responsive. Everyone enjoyed this place and we will definitely be back. Thank you Jennifer for allowing our family to make wonderful memories at your home. We had such a good time.

#### Fantastic family reunion

Our multi generational family traveled from several states to this wonderful home. The home was modern and spacious. Each of the bedrooms had their own bathroom which was ideal. Our party of 17 fit comfortably in this “cabin mansion”! Jennifer was extremely attentive to any questions or needs we had. Air conditioning works great! Plenty of parking for our (5) vehicles. Hot tub was a big hit. Grill on the main level patio was very helpful. When we filled up the 3 trash receptacles a quick message to property manager and it was picked up. We learned first hand the importance of not leaving trash out. On our last night there the cabin across from us was visited by one LARGE black bear and her 2 cubs! We watched from a distance as she tipped over a trash can and dragged a bag back into the woods. Got some cool video of that! But it was a great reminder to follow instructions on trash! This cabin mansion (cabansion?!) was easy to get to. It resides in an area of similar cabansions, all with scenic views and huge decks. I would highly recommend this property and would love to compliment the attentiveness of the owners.

Wonderful cabin in a community of cabins. Host gave detailed information for the stay, cabin was clean with plenty of fun for the family. We even saw a bear and wild turkey pass by!
