Amenities for your enjoyment include a 2.1-mile community boardwalk, a firepit, a fishing dock, a hammock park with an outdoor kitchen and gas grills, a bayfront pool, a bayfront pier, and kayaks (must remain at the pier). Large windows fill the living area with natural light. Stream Netflix shows on the smart TV. The gas-burning fireplace provides added allure. Endless fun awaits in the garage game room. Enjoy two TVs, a Ping-Pong table, cornhole boards, and games. The primary suite boasts a Sonos soundbar and direct access to the balcony. The en suite bathroom boasts an extra-large walk-in shower and a double vanity. All the bedrooms have smart TVs, including one guest bedroom with a queen Murphy bed, a twin daybed, a twin trundle, and a wet bar with a wine fridge and a Keurig. Complimentary WiFi and a washer/dryer add convenience. THINGS TO KNOW Occupancy and parking are strictly enforced. Guests in violation will be removed. Boat trailers do not count as a vehicle and must be parked in the driveway of the unit. The vehicle that has been displaced by the trailer must be parked at overflow parking on the island or at the community park. Weddings, parties, and RVs are not permitted on-site. The all-season resort infinity pool is unheated. The unheated community pool is closed from November 7th until the second week in January. \*\*Due to the location of our rentals, you may encounter situations with wildlife/pests. Please be aware of your surroundings, take caution while driving at night, and supervise your children at all times while outdoors. In addition, all properties do utilize pest control maintenance on a regular basis BUT this does not guarantee pests or bugs will not be visible. We love the pool, the patios and the evening view from the upstairs balcony is the BEST. We typically enjoy the house so much that we don't take advantage of the community amenities - but they are lovely as well. Jun 28, 2025 #### Reserve-ing Retreat Situated on a canal overlooking nature, our stay at 125 Reserve, was a treat and a peaceful retreat for our family. The grandkids enjoyed the pool for hours on end and were very excited to see numerous deer across the canal. The property was so well designed and appointed and exactly as described. The beds were very comfortable and the furnishings and art were lovely. The garage “game room” was a great idea and offered some lively ping pong matches. The corn hole competition was intense as well. The property was most welcoming and homey. The outdoor areas around the pool were the perfect places for enjoying a cuppa in the morning, meals, or the fire pit in the evening. We also enjoyed the puzzles and games provided. Off the property, we enjoyed walking the boardwalk around the Reserve and the kayaking. We saw a dolphin swimming around us as we kayaked. It was a wonderful retreat and very relaxing. However, there were a lot of little amenities that did not function as you would expect for the price you pay to rent this property. The outdoor TV had a damaged power cord and the remote would not pair. Help was requested but no one ever showed up to fix or help resolve the issue. We ended up using a power cord and remote from one of the upstairs TVs to make it work. The outdoor refrigerator does not work. The pool was not clean and for the 4 days we were there, we never saw anyone come to clean the pool. Several bathroom doors do not lock and several of the exhaust fans in the bathrooms do not work. We did enjoy the space and garage/game room area to store larger items and fishing equipment. There is also plenty of counter space and seating for large groups. Stayed 4 nights in Aug 2025 ### 4/10 Poor #### DAWN Oct 22, 2025 Liked: Check-in, location Disliked: Cleanliness, communication, listing accuracy This house was filthy, it gave you the look of clean but when you pulled back the layers the truth was revealed. Pulled back top covers sheets not clean, sand in one bed, body fluids on the sheets on another bed and the trundle bed top sheet was dirty and dingy I washed it in the washer and it was crisp and white, the trundle mattress had no sheet on it just a mattress cover with piss stains on it. Please pull off your sheets first because if you don’t you will be sleeping in someone else’s filth.The following morning we pulled out pots to cook the pots still have the food in them that the person before us cooked, the bowels plates still have leftover food from previous residents. The purchased a new set of pots for us to cook, however we shouldn’t have entered this type of house in such bad condition.They sent two people over the next evening to clean the house and change the sheets, we didn’t stand over them, guess what when you leave you are required to remove the sheets why some of the mattress covers had piss stains from the previous resident after they had cleaned twice according to their standards.If you want to stay here bring your own bed covers because the cleaning crew is negligent.Also the rug in the downstairs bedroom is filthy, the bench below the bed was filthy with dirt and crumbs from other residents and the headboard rim was covered with dirt.The sofa is so nasty I wouldn’t put my dog on it it’s a light color so all the dirt and stains are visible ##### DAWN Stayed 4 nights in Oct 2025 This review comes from a trusted partner site and has not been verified. ### 6/10 Okay #### Brook L. Jul 24, 2022 #### Beautiful…but missing a few things This house was beautiful at every turn! It had a wonderful backyard with a porch, small pool, a grill and plenty of seating. However, there were a few things that surprised us. The umbrella for shade in one seating area was broken and the porch blinds were unavailable for guest use, which meant the last several hours of daylight had the backyard area burning up. Grilling was a very hot and unpleasant experience. Basic kitchen necessities like salt, sugar, vegetable oil, and ziploc bags were not available. Also, there were about 15 extra pillows, but not enough blankets for the extra Murphy, pullout, and rollaway beds. Make sure to bring blankets if you need more than 5 beds. Also, the tv and fridge on the back porch did not work. We contacted VACASA but the issue was never resolved. The community pool was fabulous, as was the splash pool in the backyard! Perfect temperature and maintained beautifully! Fishing off of the boat deck just off the backyard was also very good! We caught several fish in just an hour or so. Make sure to bring basic food staples and bait from town, as they are about 10 minutes away. ##### Tina D.
