Relax and unwind in the beautiful weather here!  
If it gets warm, just jump in the pool and cool off!  
If you get hungry, grill something up for your group. Plenty of space for everyone to have a good time.  
  
This home is perfect for large families! 5 king beds, 2 Queen beds and 4 Twin size beds, with 4 full bathrooms.  
  
When you enter you are greeted with a ping pong table right away along with a dining table for 10 people and the impressive staircase! The kitchen is fully stocked with great views of the the backyard. Heated pool & spa, lots of bed space, plenty of parking, great outdoor hang out space with firepit and outdoor bar & a ping pong table inside for entertainment & fun!

Pool heating for an additional $420 for up to 7 days, then $60/day after  
We offer pool heat for a fee all winter.  
1\. The weather is sometimes warm in Dec/Jan. 70+ degrees for a daytime high.  
The pool can be heated for the standard pool heat fee in that weather.  
2\. The weather is sometimes much colder in Dec/Jan. You may decide it is  
not comfortable to swim and elect not to heat the pool.  
3\. If you still want the pool heated when it is much colder, then the actual cost is much higher. You will still be given the option to heat the pool.  
Check in with us a few days before arrival to review the weather conditions.  
We will not collect the pool heat fee in advance for Dec/Jan bookings because the cost is not guaranteed in advance.  
  
Here is the bedroom and bathrooms throughout the home. Starting with the room upstairs: The main bedroom has a king, twin xl over queen bunk with an en suite bathroom. The second main bedroom has a king, twin xl over queen bunk and twin over twin bunk with a bathroom en suite. Bedroom #3 King size bed with a jack in jill bathroom to Bedroom #4 with a king size bed as well. One bedroom downstairs with King size bed and full bathroom just outside with access to the backyard.  
  
For sheets and towels/ wear and tear we charge $15 per guest per night for groups above 14 people. $75 trash hauling fee for missing trash day or excessive extra trash outside of bins.  
  
In an effort to be good neighbors, we want to keep the noise and traffic to a minimum. We have additional rules below. We do make exceptions to these rules on a case by case basis.  
  
Quiet Hours are 10pm - 7am (no one is allowed outside front or back during this time)  
Groups of all adults under 50 years old MAY not be accepted.  
Travelers without reviews MAY not be accepted.  
Primary guests under 40 years old MAY not be accepted.  
Bookings less than 7 days in advance MAY not be accepted.  
Guests booking under someone else's account MAY not be accepted.  
Guests paying with someone else's card MAY not be accepted.  
Creepy Crawly Pool cleaner must remain in the pool. If removed the system will overheat quickly and cause a meltdown.  
No street parking at all times. The large driveway/RV gate and garage are available for parking up to 8 to 10 vehicles.  
No events allowed like birthday parties, wedding dinners, reunions etc.  
Mid stay cleanings are required on all reservations over 15 days in order to lessen the volume of cleaning required at check out.  
Additional guest fee above 14 total guests is $15 per guest per night.  
Additional visitors are limited. Guests staying and visitors cannot exceed 14 adults at any time.

Points faibles : Propreté

Cons: Not enough towels for 22 guests. Linens left out and not put away properly. Moldy cup found in a closet. Dishwasher smelled sewer upon starting it. No coffee carafe available. Two separate checkout lists made our responsibilities confusing as they contradicted each other. Spa didn’t heat. Dirty towels left under a bathroom sink. Curtain rod in a room not secured properly unsafe for children. Outlet in a room didn’t work. Not enough trash bags for guests for the kitchen. Pool toys left in the garage in the way of where a car couldn’t park. Pros: laundry soap and wash/dryer available for guests to use. Lots of pool toys and towels for use. Large beds for sleeping and were clean and comfortable. Home large enough for 22 guests. Plenty of parking (we had 7 - 8 large vehicles). Fun gaming amenities.

#### Safety concerns

Our family had a great stay, a few concerns, the dryer vent appears to be plugged, and clothes were not drying properly. no water pressure or hot water in the kitchen but all other had extremely hot water. water pressure so low the dishwasher could not clean dishes. Trash was a problem trash day was Thursday we arrived on Thursday outside trash was already full, we checked out on Tuesday & house rules specifically states do not leave trash can at the street. Pink mold on one of the bathroom shower curtains. Again, we had a great vacation once we cleaned up the house, we definitely left the house cleaner than when we arrived.

Huge home with lots of room and a nice backyard area to hang out including a pool and outdoor grill. Bedrooms were very spacious with plenty of sleeping space and bathrooms to accommodate the large group.

good location for many many excellent golf courses in Phoenix, Scottsdale, Mesa, Chandler area. Large home with ample space and "stuff"--kitchen items, dishes, towels. Great house for family or group. This is our 2nd year and already planning our dates for 2026.

#### Highly recommend property

An old group of high school buddies and spouses occupied the house for a reunion. The house had a well stocked kitchen, a good outside/pool area and the bedding was very good. The main area off the kitchen needs a few more chairs and a slightly smaller, more manageable couch. Parking & storage was more than adequate. I have no reservations recommending this property for large parties and families.

#### Spring break

Over all we really enjoyed the house. The set up was perfect for 8 adults and 6 kids. The kids really loved it. All the rooms were good size and the beds were comfortable. They had lots of beach towels, pool toys and a cooler. Couple things I would have like to known before booking is...that we could not heat the hot tub and the pool at the same time. They have quiet time at 10 and they do not want you in the backyard after quiet time starts. No hot tub after 10. I thought the firepit was gas, it is not. If it was we could not figure it out. If you want to have a fire you will need to bring some wood. Overall we all really enjoyed our time and can't wait to return!

Lots of space to accommodate our group. Beds were comfortable and kitchen was well equipped. We were very disappointed about the heating of the pool and hot tub. Our expectations, especially after paying a premium for heat, were that the pool would stay heated and the hot tub would always be hot. Only one can be heated at a time and it takes awhile after messaging the host. We also had two times when it wouldn’t even work. The owner did right by us and refunded a fair portion of the heating cost, and agreed to clarify the heating situation for future guests. Great house for large groups.

#### A great place for a large family gathering

Property was a good fit for our large family to gather over the holidays. We greatly enjoyed the back yard with plenty of space to play cornhole, swim in the large pool, enjoy the spa, and firepit and appreciated the large outdoor countertop to work on puzzles. There were plenty of beds and a good assortment of room arrangements to accommodate each family. The property manager was very responsive when we requested the heat be switched between to spa and pool as well as coming to the property to fix a leaky sink. The neighborhood was quiet and we felt very safe walking around the neighborhood. The kitchen had basic supplies. We appreciated the large number of pool towels on property. The backyard was lacking in landscape grooming as there were no gardens as indicated in the listing. The large rock/gravel area in the back yard was dead space and not very useable for our group. Would have preferred a smooth surface. For a large property, we really could have used a second full sized fridge/freezer. It was quite difficult accommodating all the food and beverages for 16 people for a week. Overall, we enjoyed the property, amenities, and location. We would definitely rebook and stay again.

#### Great Place!

The house and grounds are wonderful. We had plenty of room for the kids to play soccer and football. There are lots of pool floats and toys to enjoy. The firepit was a great place for our family to sit and enjoy each other and roast marshmallows. The beds are very comfy and the kids thought it was fun to sleep in the bunkbeds. The kitchen has a nice variety of appliances and utensils for cooking meals. We would come back.

#### Wedding vacation

We had a fabulous time staying at this beautiful spacious property. The house had plenty of room for a group of 14 mixed with friends, family and adult kids. The location was perfect for everything we wanted to take in! We highly recommend this property and would stay here again if we are in the area.

#### Quiet Neighborhood with lots of beds

Other than a broken pool heater, our stay was perfect. The house was exactly as described online and close to everything that we needed. The house is slightly run down (old musty smell when you enter), but it still meet our needs. We paid for the pool to be heated, but there was a problem with the heater, so it never got warmer than 65. I received a refund for what I paid as well as a small percentage of the overall rent. My team was disappointed, but the owner tried his best to get it up and running and followed through with a prompt refund, so I'm not too upset. I would rent the house again in the future.

The home was spacious and beds comfortable. The kitchen was well stocked so we could cook and there was an outdoor kitchen were we barbequed. We spent a lot of time in the pool; there were float toys, umbrellas and cushions for the outdoor chairs. It was truly a home away from home. The host was very responsive to our calls. I only wish that there had been a button for the jacquzzi so we didn't have to call everytime we wanted it turned on.
