With updated decor and an unbeatable location, it just doesn't get much better than Tipsy Turtle! This fantastic townhome is the perfect place for your beach vacation. Located in the popular, gated community of Barrier Dunes, this property has direct gulf views and is only steps away from the white sandy beach of Cape San Blas and the sparkling water of the Gulf. You will have a front row seat to the most spectacular sunsets of absolutely anywhere! Tipsy Turtle has everything you need to feel at home and enjoy your stay. With 2 bedrooms and 2 bathrooms, this townhome comfortably accommodates up to 6 guests and 2 dogs and is the perfect size for most couples and single families. When you come in, you almost feel the upbeat energy and excitement of the new owners, who are thrilled for you to enjoy their new property! When you walk up to the first floor, you immediately say, "Oh my gosh, this is so nice!" The whole place feels inviting and "beachy"! The living area is comfortable and welcoming with great furniture and a large flat screen TV. There is also a dining table with plenty of seating for everyone to eat together or play games. And before you really have a chance to look at anything else, the view out the sliding glass door catches your attention! You look out over the topical green space straight out to the Gulf! The roomy deck provides the perfect place to sit out, eat, drink, socialize, and enjoy the fantastic view! Back inside, the kitchen is fully-stocked with everything you might need to prepare meals and eat in. There is a full-sized refrigerator with ice-maker, an electric stove, a microwave, and a dishwasher. There is also a k-cup style coffee maker, a crock pot, a toaster, a blender, plenty of cookware, bakeware, dishes, cutlery, and glassware. Also on the first level is a bright and welcoming bedroom with a private balcony that enjoys the morning sun. This bedroom gives plenty of room for four people to sleep comfortably in a queen-over-queen bunk bed. There is a flat screen TV for streaming (but you need your own account), or you can bring your own Roku or Amazon Fire stick, or bring a gaming system to plug in and keep the kids entertained (please understand there is no cable TV). This bedroom provides a great place for them to hang out and simply be together and have fun. Also on the first level is a full bathroom with a toilet, a tub/shower combination, and a brand new vanity. The bathroom is conveniently located between the kitchen and the bedroom. Upstairs, you are greeted by a large and inviting master suite with a comfortable king-size bed and large flat screen TV. This oasis offers an absolutely wonderful view of the Gulf with a private balcony to sit out with a cup of coffee or a drink to simply soak it all in. Off the bedroom is an open double vanity area, then there is a toilet and large walk-in tiled shower in a private en-suite bathroom. Also upstairs is a laundry room with a full-sized washer and dryer. The huge master suite offers plenty of space to unpack and settle in to fully enjoy this slice of paradise. (Please note, this is a typical Barrier Dunes unit and does not have a door on this bedroom.) Tipsy Turtle has a great outdoor shower to rinse off when you come back from the beach. We provide four beach chairs and a cart to easily get your gear to the beach. You are right across the street from the two tennis/pickleball courts, as well as just steps from both the gulf front pool and the interior pool, which is next to the courts. The townhome has enough parking for two vehicles. Barrier Dunes is a great community for guests of all ages. The streets are safe for walking your dog as well as for your children or grandchildren to play or ride bikes. Guests will enjoy a complimentary, custom-made bag – which is a personal gift from the property owner. They hope you will enjoy using it to collect shells or maybe you prefer to carry your lunch, some snacks, and a good book to the beach. Then take the bag home to continue using and enjoying your gift however works best for you! We invite you to come to Cape San Blas and experience all of the amazing things this place has to offer. You have a partial view of the water and a great view of the sunset. There were only two of us. The guest bed set up may not be right for everyone with the queen bunk bed. The Tipsy Turtle was a good, solid condo rental for my kids and I. Plenty of space, perfect spot for easy beach and pool access and beautiful views off the back porch. The neighborhood is super friendly and felt very safe. The kids and I loved our week at the beach here. Really nice location within the neighborhood. The owners are very welcoming. I think the rug in the master could use a cleaning but otherwise it was clean and comfortable. I wasn’t a fan of the shower floor but that could be just me. The ac unit is a bit loud but we were not hot. The extra small stand alone unit in the master was nice. It would be nice to have totally separate units but I’m sure that’s on the owners wish list. Overall our stay was nice. ##### Jan C. Walk off the back deck to a grassy area perfect for the pup. Short stroll to the beach and both pools. The beach and water are beautiful. I’m a sand snob and the Cape did not disappoint! Interior of the condo was lovely! We enjoyed the split level with the teens on the first floor and grownups upstairs. The master bedroom did not have a door which was odd but not a deal breaker. Condo has everything we needed! Even had dog bowls and pet towels for our furbaby. Plenty of beach items too: chairs, toys, boogie boards, floats, etc. This gated community doesn’t allow swimming in the pool after dusk which was disappointing as we love night swim. I’ve never booked a rental twice but I plan to stay here again! Well worth it! Thanks Carolyn for answering all my questions and accommodating our needs. ##### Alison F. Enjoyed coffee each morning looking at the gulf. My teenage granddaughters loved the queen bunk beds. However, we NEEDED more towels than 1 each. Towels are check, buy more. I brought an extra for each but still! We cooked a few meals. Would loved a meat thermometer. Plenty of other kitchen gadgets. Had zero issues with any problem of the unit. ##### Kim M.
