Discover Windsor Hills at The Windsor Fantasy. Bill and Donna's luxury villa at Windsor Hills, featuring a true south-facing private pool and hot-tub, with no rear neighbors. We are one of the closest homes to the amazing Windsor Hills Water Park and Clubhouse, about a 2 minute stroll away.

We own FOUR HOMES side-by-side in Windsor Hills - The Windsor Fantasy, The Windsor Magic, The Windsor Dream, and The Windsor Wonder so if you are traveling with friends or extended family please just let us know.

There are NO FEES for our guests to utilize the Water Park or Community Pool. We will provide the names of your family members to the Windsor Hills staff so there will be no cost for you. For all non-registered guests, the wristbands cost $10 per person per day, but again that will be waived for your family.

The most important feature of our family retreat is that we offer one of the few south-facing pool homes in Windsor Hills that also has no rear neighbors. Spend a moment viewing the Windsor Hills development on an aerial map. Most of the south-facing homes back right up to another property. Most of the other homes with no rear neighbors face north, east, or west – limiting the amount of sun the pool area will receive. If you select a home that has rear neighbors, the neighbors pool will be approximately 10 feet from your pool – not my idea of relaxing! Take a look at the view from our pool area and you will see the difference.

Our home has 5 bedrooms, each with a private en-suite bathroom. Every bedroom has its own flat-panel television.

Our game room is air conditioned, and offers a professional size pool/billiards table, and a full-size classic arcade game offering PacMan, Frogger, Galaga, and more!

You will also have access to all of the amenities at Windsor Hills for no additional cost. Windsor Hills has an amazing zero-entry community pool, a large water park for the children, a basketball court, tennis courts, volleyball court, ping pong tables and a putting green. We also provide our guests access to the Windsor Hills Fitness Center, which offers multiple cardio machines as well as weight/resistance training.

Windsor Hills is the closest resort to Disney that is not an actual Disney hotel. Our home is only 2.5 miles from the main Disney gates, so it takes us about 6 minutes to get from our home to the Animal Kingdom. We are also right next door to the award winning Mystic Dunes Golf Course. Some resorts advertise that they are just "miles to Disney", but that can still be a very long drive. We are only 2.5 miles away, but it still takes 6 minutes to get to Disney. For resorts that are 10 miles away, it can sometimes take 30-40 minutes (each way) depending on the Orlando traffic on that particular day.

We are available by both phone and e-mail during your stay, and we have a local property management company available 7 days a week should you need any assistance during your stay.

Please note: The Windsor Hills waterpark will be closed for renovations between January 5th, 2026 and February 6, 2026 (approximate dates). The community pool and hot tub will remain open.

Great Experience

House was perfect for our 2 families. Pool at the house was refreshing everyday and community pool was only a 2 minute walk down road. All theme parks were just minutes away. Bill and Donna were great with communications and info from the moment we booked it. If we decide to go back would definitely book one if their homes again.

Great Home Better Hosts

Immediately after booking the home Bill and Donna engaged with me outlining all the pertinent steps needed prior to arrival. They continued to follow up in advance of our arrival to provide all the necessary information surrounding accessing the neighborhood, getting into the home, and the necessary house rules. The house was extremely cleaned, organized, and positioned for our arrival. The entire experience was very pleasant and Bill and Donna should be your first call when in Orlando!

Perfect Spring Break

We stayed at the Windsor Fantasy for spring break 2024. It was a great property in a great location to do all the things Orlando has to offer —Disney, Universal, sightseeing, and golf. Great Location

Amazing house for Disney vacay

We had an amazing time at this house during our trip to Disney. The location was incredibly convenient to the parks (we were able to Uber every day for the same price as driving and parking) and the hot tub was a much needed treat after hours of walking at Disney. My son had a blast swimming in the heated pool each evening as well. Bill was always super prompt with his responses to any of my inquiries. Amazing house, amazing location, and amazing hosts. 10/10 would recommend and will definitely be staying here again.

Wonderful home!

We very much enjoyed our stay in the Windsor fantasy! The owners (Bill and Donna) clearly want to make sure that renters are happy and have a wonderful stay. Bill checked in on us via email and made sure that we were settled and everything was ok. The house has a fantastic pool and hot tub and it's great not having any neighbors behind you or on one side! The couches in the living room are super comfortable as are the beds and the kitchen is well equipped- they even had two kinds of coffee makers, two toasters snd a pitcher for making lemonade (very few houses we've rented have that!). We also had a great time using the pool table and arcade machine. You will get an information "booklet" that you can add to your phone that has all of the information you need for the house and recommendations of things to do. We took Bill's advice and shopped at Target and ate at Rock-n-Brews. The house is close to the waterpark too and not far from the entry gate, which was nice. We would absolutely recommend staying here!

Beautiful Property

My Family decided to do a vacation for Christmas in Florida.. there were a lot of homes to choose from and for some reason I kept landing back to this house while deciding on a property to book! Well let me tell you that this property did not disappoint! The home is absolutely beautiful and Clean! Everything you need is in this home! The owners are very great to work with! Great vacation home for families and awesome host!

Overall we had a great experience with the property. However even a better experience with the host. I can really see why they have great reviews. We have stayed in other properties over the years in Windsor Hills. Bill and Donna’s attention to detail and communication with us was incredible. Even when we had an issue with the AC it was fixed promptly and we received a message from Bill and Donna acknowledging the issue and made sure it was fixed. Overall great experience all the kids enjoyed the pool and the home.

Our Florida Vacation

Bill and Donna's house is beautiful. It's clean, has plenty of towels, and lots of space. The children's rooms are neatly decorated and they have a coffee pot and Keurig for different coffee drinkers. It's a very quiet spot which is nice when you are trying to sleep after Universal or Disney. The house is very close to the resort complex. They are quick to address your needs and are so sweet! Wonderful home, superb hosts

My husband and I, along with three of our adult children and five grandchildren had the good fortune to book the Windsor Fantasy for our vacation. From the time we booked our stay until we departed, Bill and Donna couldn’t have been more responsive. We received timely emails leading up to our stay with all the details about the property. During our stay we received emails with helpful information about the area, including non theme park attractions. On the day of our departure, we received a lovely email wishing us safe travels and thanks for staying at their home. The home itself is well represented by the description and pictures. It’s beautifully decorated and very comfortable. It was furnished with everything we could’ve possibly needed during our stay and was extremely clean. The pool and lanai area was a favorite spot for all. The pool itself was well taken care of and we had no issues using the hot tub after reading the instructions provided to us. The Windsor Hills resort is well maintained and secure and is close to shopping, attractions, and restaurants. We didn’t have any noise complaints and felt very safe. We have rented many properties over the years and Bill and Donna’s Windsor Fantasy is one of the very best. Next time we’re in the Orlando area, we’ll definitely book another stay.

Perfect Family Headquarters

We stayed at Bill & Donna's Windsor Fantasy home for 5 Days and 4 nights and it was everything we were hoping for in a home. Main reason we pulled the trigger was that I could not find a single review under 5 stars and it does not disappoint. House has everything you need and is plenty spacious for all (12) of us. Kids loved the game room and could always be found there. The AC's kept us all nice and cold at night, something previous houses we've stayed at had issues with. The majority of the rooms in the house are located on the first floor, which came in handy for the grandparents and some early risers we had. The location near the clubhouse/entrance was a huge bonus. The pool was nice although a bit on the cooler side (we are South Floridians so we are use to warmer pools and the afternoon rains never let the pool heatup as much as we like). The hot tub was nice, especially after long days at the parks. The clubhouse pool, slides and splash pad were a real treat for the kids on our off day. Lastly, I wanted to make mention how great Bill and Donna communicate. From news from the community that we should be informed on, to tips and local advice. They were very personable and really took the time to see how was traveling in our party. We loved everything about it and still wish we were there. We will be back Bill! So save us a place!

Amazing Home!

This was a wonderful house to come to for a vacation! Everything was as it should be! Check in was easy, house was clean, and Bill and Donna were great host. Great Trip!

We had the pleasure of staying at Bill and Donna’s house (Windsor Fantasy) two weeks ago and had an amazing time. The house was perfectly located in terms of privacy and proximity to all the wonderful amenities that Windsor Hills has to offer, including a putting green, basketball courts, playground and main pool and water slides. Most importantly, the house was extremely clean, updated and well taken care of, with plenty of towels, blankets, kitchen wares and even a Weber grill, among many other amenities. We were also very fortunate to meet Bill who was travelling in the area at the time. He was extremely friendly, genuine, and passionate about his commitment towards providing the best possible guest experience. He provided many recommendations from restaurants, sporting events and local attractions, including Showcase of Citrus, which was our four-year-old's monster truck fanatic favorite experience of the trip. Whenever we revisit the area, we will definitely be staying at one of Bill and Donna’s properties.

Let’s go again!

All twelve of us had a great time. House is as advertised, plenty of room and clean. Kitchen has everything you need. Games room was a huge hit. Having a pool at the house was great. Water slide, large pool, splash pad, basketball, playgrounds, kids activities, so much to do. Location is great in Windsor Hills, as well as Kissimmee. This was a family vacation that the kids already want to do again! Communication with the owners was awesome. They provided lots of information and tips. Easy check in. No disappointments, friendly staff, wonderful experience!! Everyone’s attention to detail made this a stress free very enjoyable experience. Highly recommend staying at Bill and Donna’s home. They make you feel at home before you get there.

Perfect Location

I have to say, the house and pool are great, but honestly the owners are really fantastic. Super friendly and very easy to work with. The proximity to the club house and big pool was great, but honestly we loved the pool and spa so much we mostly stayed home. Would choose these owners again and the house again in a heartbeat!

This is our third trip to the Windsor Hills neighborhood. By far this was the best property, most organized check in process, and most attentive and kind property owner. Family Disney Trip

We took our grandsons and their parents to Disney for the week. The house was perfect. Close to the parks, terrific pool & hot tub and adjacent water park. Bill is a great communicator. I have never interacted with a landlord to this extent. Everyone enjoyed the house and neighborhood.
