The home is professionally decorated and offers 6 bedrooms and 4.5 bathrooms. On the first floor you have a master suite with a king bed and and ensuite. There is also a half bath downstairs, next to the washer and dryer. On the second floor you will find the rest of the bedrooms. There is another master bedroom upstairs with a king bed and ensuite. Bedroom 3 has one Queen bed. In Bedroom 4, you will see the Industrial Loft Style room has two single beds. Bedroom 5 ; 6, is the Batman ; Pink Unicorn theme room. When staying in this house, you have access to all the resort amenities! Windsor at Westside is located in the Kissimmee area with easy access to Orlando’s theme parks, dining, and shopping. Just 30 miles from Orlando international airport, Windsor at Westside features resort amenities such as a 5,000 sq. ft clubhouse, huge pool with slide and tiki bar. You will also find a fitness center, Volleyball court, sundry shop, and video arcade. Enjoy all that Orlando has to offer such as the theme parks: Walt Disney World, Universal Studios, Sea World, Legoland, Discovery Cove, Aquatica and other attraction such as I-Drive, City Walk; Disney Springs; Shopping malls such as The Mall at Millenia, The Florida Mall and The Outlet Mall. If any towels in the home are damaged due to stains stemming from make-up, greasy self-tanners, hair dyes, bodily fluids, etc. You will be charged for the towel damages. ♣ Guests are responsible for picking up and bagging all trash in the home, failure to comply with our trash policy will result in additional charge to your account. ♣ It is the guests’ responsibility to fully read and comprehend the rental agreement and be entirely compliant with all rules, regulations and policies Florida Spirit has outlined in the rental contract. TERMS AND CONDITIONS These Terms and Conditions are incorporated into and made a part of the Rental Agreement entered into between GUEST and J2 PROPERTY MANAGEMENT INC. (hereinafter \`Florida Spirit\`). 1\. Nature of Use. Guest is hereby granted a license to use the Premises. Guest acknowledges and agrees that no form of tenancy has been created pursuant to Chapter 83, Florida Statutes through Guest\`s use of the Premises. 2\. Age Requirement. Guests under the age of 18 unaccompanied by a parent or legal guardian will not be permitted to rent or occupy any vacation rental home from Florida Spirit. Any reservations made under false pretenses will result in loss of advance payments and removal from the premises. 3\. Agency of Florida Spirit. Guest acknowledges and agrees that Florida Spirit acts as agent on behalf of the owner of the subject vacation property (the \`Premises\`) for the purpose of reserving, renting and managing the use of the Premises. 4\. Prohibited Uses. Only Guest and persons identified in the Rental Agreement as a Guest party may use or occupy any part of the Premises. Guests may not invite other persons to make use of the Premises or the amenities related to such Premises for any reason whatsoever. Smoking is not permitted in any part of the Premises. Failure to comply with Florida Spirit’s non-smoking policy will result in a $75 charge to the credit card on file. Grills should only be used on the lawn outside of the pool screen, and not inside any other part of the Premises including, without limitation, inside the house, in the garage, or on the pool deck. Guests are solely responsible for using appropriate safety precautions in using grills on the Premises, and shall be liable for all damage resulting from misuse of any grill. Parents are solely responsible for supervising their children on the Premises, including the pool, if applicable. Adult supervision is required at all times when children are using the pool. Renters must be 18 years of age and hold a major credit card (not debit card) in their name. 5\. Pets. Guest acknowledges that NO PETS or animals of any nature are permitted on the Premises, unless the reservation and Florida Spirit has expressly authorized such use. Some homes are Pet Friendly (DOGS ONLY, maximum 2) and require a non-refundable Pet Fee of $150.00 and $250 Refundable Pet Deposit that is refunded after departure if there are no damages caused from the pet. If pets or animals are found to be occupying the Premises without authorization, Guest will be subject to all other rights and remedies of Florida Spirit for violation of these Terms and Conditions, and in addition a $500 cleaning fee will be charged to the credit card on file. 6\. Check In/Check Out. Check in at the home is after 4:00 p.m. and check out from the home is before 10:00 a.m. Use last four digits of booking number to access your home during your stay dates. Guest may proceed directly to the Premises for check in. Guests are requested to lock the home behind them on day of departure. Failure to depart by 10:00 am may result in a $75.00 charge to the credit card on file. 7\. Right to Refuse Occupancy and Removal of Guest. If Guest violates the terms and conditions of occupancy of the Premises, including without limitation, failure to pay rent as agreed with Florida Spirit, failure to check out of the Premises at the time set forth herein (or if such time is extended at Florida Spirit\`s sole option, at the time otherwise agreed to by Guest and Florida Spirit in writing), causing damage to the Premises, or engaging in prohibited use of the Premises, and Guest fails to pay for, or vacate the Premises upon written or oral request by Florida Spirit, Guest may be summarily removed with the assistance of a Florida law enforcement officer in compliance with Section 509.141(4), Florida Statutes. In addition, in the case of a large unpaid bill for rental of the Premises where Florida Spirit reasonably determines that such an unpaid bill may not be paid by Guest, Florida Spirit may elect, in addition to all other remedies available to Florida Spirit, to lock Guest out of the Premises until payment arrangements are made in accordance with Section 509.401, Florida Statutes. In the event a guest fails to depart from the home on time at 10:00 am, forcing Florida Spirit not to be able to clean and prepare the home for the next arriving guest that day and having to move that guest to another home, the departing guest agrees to pay damages and cost incurred by Florida Spirit. Florida Spirit reserves the right to refuse service to any guest for any reason, provided, however, that such refusal shall not be based on race, creed, color, sex, physical disability or national origin. 8\. Comparable Premises and Force Majeure. Unforeseeable circumstances may arise which make it impossible or impractical for Florida Spirit to provide the anticipated accommodations to Guest. Such circumstances may include, but not be limited to, scheduling problems, equipment failure, as well as a fire or other casualty at the Premises. In such a circumstance, Florida Spirit reserves the right to transfer Guest to another vacation property of reasonably comparable value, determined in the sole discretion of Florida Spirit, whose determination shall be final. In other circumstances such as acts of God, acts of war, acts of terrorism, hurricanes, wind storms, fires or other natural occurrences, said circumstances not being exclusive, it may be impossible or impractical for Florida Spirit to make available reasonable or other alternative accommodations to Guest. In such a circumstance, Florida Spirit shall return 100% of the payments received by Guest. 9\. Furnishing and Linens. Furnishings of the Premises are subject to change without notice. Furniture, bedding, utensils or any other property supplied with the Premises must not be taken out or transferred from one property or another. Loss of these items, as well as damage to the property or furnishings in excess of normal wear will be charged to the Guest. Moving of furnishing inside, outside, or in the game room of the Premises is strictly forbidden. If any furnishings need to be moved back to original placement, there is a $125.00 per hour charge to the Guest. A basic supply of linens is provided in each property. Bed linen and bath towels are not changed during your stay. The startup kit of hand soap, toilet tissue, paper towels, laundry soap, dish soap and trash bags are not replenished. 10\. Cleaning. Each reservation includes a home cleaning fee. Daily housekeeping is not provided and it is the responsibility of the guest to maintain the cleanliness of the home during the term of a stay. We loved the location, close to plenty of grocery stores and restaurants. The management team provided grerat customer service and was available to answer my questions. There was even a stroller available for my toddler daughter for the parks. The only thing that I would suggest is packing extra washcloths and towels. There is only a few available. Upon our arrival both were cold. The pool did not warm up for two days. The spa was broken and not repaired until the 4 day of our stay. The garage smells really bad, the pool was freezing we never used it. The carpet has stains. Needs more things to do in the house like board games, cards had no pens or pencils the handles were coming off in the master bedroom bathroom and All the beds were uncomfortable. If I had to say something that could be better is the cooking equipment in the kitchen - Unfortunately we bought food to cook and couldn't do much because the pans are not non-stick everything stuck to them. The bed in the main downstairs master is so uncomfortable. The sheets on the bed are basic and lack blankets on the beds. The house has no basic cleaning supplies and the cooking pans are awful. We were 2 families of 5\. The kids did not want to leave. Everything we needed was inside the house and working as it should with the exception of 2 things but neither hindered our fun. The clubhouse was a great venture with the waterpark for the kids. Some of the neighbors checking out near us gave us waterboards that they never used the kids had a blast with them. The only other problem was it didnt last long enough and well...that may have been my fault. 🙂🙂 ##### Courtney M. And 2 rented 3 wheel cars went past my House when I was outside my house with a 3 year old going minimal 60\. No security or rules it seems. Pool area awful crowded. And the amount of cars on street to drive down with an suv was also terrible. Seems like no rules followed for an area that used to be so nice. We had everything we needed \* I would recommend bringing non stick cookware if you have the room \* I believe the pots & pans were stainless steel (maybe?) and everything stuck to it, even the bacon. Don't get me wrong, the selection worked fine and all!! The kiddos loved the pool - we stayed 7 days, and did 3 parks every other day. Within the first hour the kiddos wanted to go back to the house and swim!! We could have just had the house and the kiddos would have thought this was the best vacay ever!! The house is everything it says and then some!!! The amount is storage is also a huge plus!! Thanks for everything!! ##### Melinda R. The area was quiet and easy to get to everything. Hot tub was fantastic, fit 4 people very comfortably. Pool is not huge but was still nice. The house itself is updated, modern and has nice decor. Wifi worked well and TVs were all smart TVs so we could log into our apps and watch Netflix etc. Was nice having a master upstairs and downstairs. My fiancé and I took upstairs and his parents were downstairs. Our biggest complaints- when we went to check in our provided code didn’t work, we had to call the company twice and finally after about 45 mins I got a text and was given an alternate code. The beds are VERY squeaky/noisy and need new mattresses/box springs. Our master bedroom had a sheet and thin airline type blanket, we borrowed the comforter from the queen room. There also were no blankets/throws for the sofas so we borrowed another one from a twin bed to use while watching TV. Our bathroom had zero bath mats. There are no non-stick pans to use for cooking, and guests are very limited on washcloths and towels. It also would have been nice to have some of the basics like salt, pepper, and cleaning supplies. The garage door clicker does not work and the carpet on the stairs and upstairs could use a good clean. Overall we did enjoy the comfort of the house, there are plenty of places to sit, and it was nice to feel like we had our own privacy and space within the house. It was comfortable and everything worked that we needed. Location was very good too. ##### Harriet A. Unfortunately they skimped on things that matter like comfortable mattresses, decent shower heads and basic amenities. When we arrived we found no hand soap anywhere and only partial rolls of toilet paper in the 5 bathrooms. Odd that in the multiple emails telling us the rules of the property none of what they wouldn’t provide was listed. With some basic consideration this property could be 5 star ##### GABRIEL O. The entire neighborhood is a party zone. The vacation house next door had people out in the pool until 5am every night, smoking pot and blasting music. The property manager told me to call the police. They did absolutely nothing. The security didn't have our names when we arrived and we had to sit and wait for everything to be entered. The access into the property is a nightmare. The security box you use to enter doesn't give an access code, you have to hit the pound sign and just wait to hopefully get it. Cars would be backed up 15 deep trying to get in. We waited as long as 30 minutes to enter the neighborhood. The dryer didn't work. We paid for pool heat and that didn't work, even when they said they came out and fixed it. The carpet is disgusting. The master bed was broken so it tilted horribly. I would highly recommend staying somewhere else. All the houses around came with huge families that just wanted to party all night. We left before our stay was even over. We couldn't take it anymore. ##### Heather B. Some staining on the carpets, but otherwise very clean. There were plenty of towels and beach towels as well! Unfortunately, about 24 hours before our stay we were informed that the pool heater was broken:( That definitely was a disappointment as that is the main reason we wanted to rent a home vs hotel! The heater was finally fixed on the last night of our stay:( LOTS of loud music/parties at the house next door and one across the street throughout the entire day and well into the night/early morning. They appeared to be a residence vs vacation homes. Also, the neighbors had a dog who barked anytime we were around the pool area! The clubhouse pool is beautiful and very kid friendly, but get there early or you won’t have a spot! This is the second time we’ve come to this community and we will be back, but wouldn’t rent this property again due to the noise from next door and across the street. ##### Kerri S. It is much more beautiful in person. Everything was clean and organized to perfection. I loved that every room had a TV with access to Netflix, HBO, Primevideo and YouTube. All beds were comfortable to sleep in. The kitchen was a dream to use. All appliances are of quality brand. Pool is a decent size and added bonus with the jacuzzi. I really don’t have anything negative to say about our stay with two exceptions. First and foremost, the owner never reached out to ask how our checkin process went. Secondly, we had to replenish toilet papers , paper towels, dishwasher soap and trash bags. Other than this no complains. Will definitely come back again. Perhaps in August. ##### Lina L.
