Popular stores like Ross – Dress for Less and Full Dollar are nearby and perfect for bargain shopping, while the renowned Premium Outlets are just a short drive away. Three days before the guest's arrival, the voucher with check-in instructions will be sent.  
  
This is a self-catering vacation home. Guests must purchase any further items needed that they'll consume or use during the stay or replace products when they are over. This includes personal care products, food, drinks, etc. The offered amenities listed below are only initial supplies, small-sized:  
  
\- Bathroom: One toilet paper per bathroom, a garbage bag that is already in the trashcan, Small shampoo and conditioner.  
\- Kitchen: Two garbage bags, Sponge, Dishwasher soap, Paper towel.  
\- Laundry: One laundry detergent.  
\- Linens/sheets: 1 sheet kit per bed, one towel per guest (house’s maximum occupancy).  
  
PLEASE NOTE:  
The following extra services are available and must be requested at least 48 hours before your check-in date. Here are the details:  
  
• Early check-in (from 12 pm): $127, subject to availability.  
• Late check-out (until 3 pm): $127, to be requested no later than check-in time and subject to availability.  
  
PARKING  
• Each unit is allowed 2 cars and they can park in the garage and the driveway.  
• If the garage is unavailable to be parked in, there are several free spaces on Oakwater Drive 3. Not allowed to park in the street, up near the Clubhouse or in someone else’ driveway.  
• Each guest with a vehicle must register it at the Clubhouse; the hours are 10am – 6pm seven days a week. If you ́re arriving late, you have the option of leaving a note on your windshield stating you will get a parking pass in the morning or call Security Guard at 86-668-1166 and let him know they are on property.  
  
CLUBHOUSE  
• All amenities are open to the guests.  
• Fitness center and pool are open from 9am – 8pm  
  
TRASH  
• Trash must be disposed of in the dumpsters on the right side past the Clubhouse  
• Waste gets picked up daily but at varying times.  
• We do not recycle, but any cardboard boxes need to be broken down and only household trash can be put in these dumpsters.  
• No loose trash.  
  
GENERAL RULES  
• Guests are not allowed to receive mail or packages during their stay at Oakwater.  
• No glass containers are allowed in the pool area such as cups and bottles.  
• Masks are recommended in the Clubhouse, but not required.

#### Good location but we had some issues

The location was very good, the complex was quiet, and the master suite was spacious. Those were the good things. Unfortunately the bad outweighed the good. We had issues getting in, the code that we were provided did not work. So, after a 10 hour drive, we had to call and wait for a new code to be provided. This ALSO happened to friends of mine in the same complex the next night. So, this was not an isolated incident. Second, the water was ONLY warm! After LONG days in Disney - all you want is a HOT bath - if a complex cannot provide that - I will never stay there again. I did contact someone and they sent someone to adjust it, but it only helped a little. Not enough! Lastly, we saw sugar ants, the baseboard were dirty, and the towels were damp and folded when we arrived. Also, the twin beds need work, they sound like they are about to come apart. This property needs some work!

#### Great hidden gem....location is great to get to Disney(10/15 mins)

Loved the property. Quick and easy check in and out(contactless process). House was very clean and just right for our family of 3 going to Disney and ESPN center. The location is right next door to Walmart(beware this store is always extremely busy unless you go during the morning hours) Beds and bedrooms are spacious and we really enjoyed the full size kitchen and being able to make breakfast and dinners. Patio is screened in and very nice for sitting in the evening(Orlando sun is hot during the day) Home also has a full size washer and dryer and made it easy to have clothes washed before we headed home. Location is nearing several fast food locations, Walmart, small supermarkets about 10/15 mins to Magic Kingdom, Animal Kingdom, and Epcot. Please beware that this is a upstairs unit so you will have to climb stairs inside home to get to living room and bedrooms. Thank you for a great stay we really enjoyed it ! Can't wait to come back soon
