### Tranquil island escape with stunning ocean view.

Location: Woodlands, Montserrat, West Indies, Caribbean  
  
Accommodation: 5 bedroom, 4 1/2 bath villa which accommodates up to 10 guests.  
  
Silk Cotton Villa is a lovely, secluded, private villa located in the desirable and sought after area of Woodlands, Montserrat. The property was built in 1991 and has approximately 5,000 square feet of indoor and outdoor living space. The property was designed to provide breathtaking views of the Caribbean Sea from virtually all its rooms. The villa sits on 1.3 acres of beautifully landscaped lawn and garden, featuring flowering plants and towering palm trees. In season, trees on the property produce avocados, grapefruit, orange, lime, mango, cherry,Guava,coconut, star fruit and bananas. The private road accommodates only three villas, ensuring privacy and tranquility. At almost all times of the year, the constant and cooling trade winds contribute to the island's idyllic climate.  
  
On the upper level, there is a 32' by 15' swimming pool surrounded by a large deck from which to take in gorgeous sunsets while sipping a cool drink. Adjacent to the pool is an outdoor gallery which spans the length of the house and offers outdoor dining as well as reading books at each end. On this level are the living room, dining room, kitchen, two en-suite bedrooms with Air con and a powder room.   
  
The property has high speed Fibre broadband and WiFi all around including the garden and pool deck. Average speed up to a 100 meg up and 30 meg down. Perfect for any working professional.  
  
The property is also equipped with Sonos speakers. Sonos1 SL in each of the rooms on the upper level. Two sonos lamp speakers in the lower main bedroom. One in the living room on the lower level and also one on the pool deck. This allow guest to play music in separate rooms, but also allow guest the ability to merge all the speakers together as one stereo system.  
  
The property has Alexa automation. This allow guest the ability to play music or request information using voice commands by saying ( Alexa and then the required request).  
  
The kitchen is modern and well equipped, for those who love to cook and there are Montserrat cookbooks for those who wish to try recipes authentic to the local cuisine.  
  
When guests numbers are more than four, the lower level is available and offers three more bedrooms. One ensuite with one queen size bed and AC .Another bedroom with two queen size beds with AC and the other with a queen size bed and adjacent bathroom.There is also a family TV room, sitting area with piano and breakfast bar.  
  
Off the lower level patio, there is a laundry area with washer and dryer for guests use. There is a suv jeep available for rent for guest.  
  
Amenities include maid service, pool service, security safe, external Cctv, fibre broadband, Wi-Fi, Sonos speakers, Alexa studio and echo smart speakers, Hammock, swing, barbecue grill (one smart TV in the living room and one in family room on the lower level), and all linens.  
  
USEFUL INFORMATION:  
\*Arrive in Montserrat from Antigua by small aircraft, which offer regular service.  
\*Pick-up at the airport may be arranged through owner for transport to the villa.  
\*Rental cars may also be arranged through owner's Property Manager.  
\*Electrical service is 110 volts.  
\*Household water comes from pure, underground springs and is as refreshing as it is safe.  
\*A digital manual is available.  
  
Island activities include nearby black sand beaches, hiking, boating, fishing, tennis,Golf,snorkeling, and deep sea diving. Of unique interest is the Soufriere Hills volcano which began its current stage of geologic activity with an eruption in June 1995\. Scientists now consider the volcano dormant and there are opportunities to tour affected areas. A visit to the Montserrat Volcano Observatory offers close-up views of the volcano, guided tours, videos, and scientific and historic information.

#### Amazing Seaview Property in Montserrat

We had the most amazing stay at Silk Cotton Villa! The Villa was high spec, clean, spacious (needed for our party of 9), it was cosy, well-located, and well equipped with all the amenities needed. The hosts have really given their property a lot of thought to ensure that you have everything to make your stay pleasurable. The check-in process was smooth, and the host was friendly, attentive, they were very responsive to questions and on hand for any support needed. I wanted softer pillows and I had them within 24hrs. They provided great local recommendations and assisted with places to visit as well as arranged tours and hikes. The amenities, such as WiFi, kitchen, parking, and speakers in every room, this allowed us to have some great entertaining evenings, and as the property is set back from all the others, you have complete privacy. You even have the option to play to isolate the music in your own room or an area. ie the pool deck. They even arranged for someone to get us fresh coconuts and mangoes from their trees in the Garden!!!. I highly recommend this place to anyone visiting Montserrat. As well as the tastefully decorated Villa, the scenery is equally breath-taking. waking up to daily sunrise and watching the sunset blows your mind. We would most definitely stay here again!"

#### Very nice property, a few improvements and it can be 5\*

We enjoyed our stay-overall the property is nice. The living rm & deck are comfortable, kitchen is well supplied. There are some issues to be resolved to make this 5\*. There were 2 of us, we had access to the upstairs 2 bedrms. 1 of the bedroom ACs didn’t work. Property mgr got it running but it continued to drip water on bed. This was never resolved so we slept in the other room. The room with the bad AC had a comfortable bed, better air flow and was quieter. The other room had noise from local residents & lack of airflow was a problem the night power was lost-only 1 window and the door can be opened to allow air in so it got very warm. Light is controlled by Alexa, and does different colors. The 1st night the room was well lit. After that the only light was blue. This made it dark to read. This was not fixed, owner said it was a power issue. This property has multiple cameras in the deck area not listed in VRBO. Concerning is to go from bedroom to kitchen you walk in full view of those cameras. Important if you sleep in the buff & go to kitchen for water or do a late night skinny dip. We rented an SUV thru the owner. Bring CASH for the rental, we were not told cash was necessary. Non-island bank customers can’t use the ATM so an expensive cash advance at the bank or use Western Union, a special for 1st timers saved us a 50US fee. You must pay up front for a full tank of gas yet were told we would not use it all. We used ½ tank, they don’t provide a refund for unused gas.

Silk Cotton Villa was lovely with plenty space, close to the beach and awesome views. The home was comfortable and provided exactly what our large group needed. The property manager was readily available by phone and made check-in easy. We were very happy with our choice and we’d book again.

This property had all that we required and more. It had amazing views from sunrise to sunset. An incredible garden from which we enjoyed fresh mangoes and coconuts. The property manager was very responsive and keen to make our stay perfect.
