\- Private pool (heating available for an additional fee) for year-round enjoyment (10 x 20).

\- Cozy sitting area perfect for reading or relaxing between beach adventures.  
\- Beach-view King Suite with deck access and ensuite bath.  
\- Second King Suite with private bathroom and serene coastal decor.  
\- Third King Suite with private bath and direct deck access leading to the pool.  
\- Bunk Bedroom with two twin-over-twin bunks and a private bathroom—ideal for kids or extra guests.  
  
Second Floor (Main Living Level):  
\- Stunning open-concept living, dining, and kitchen area framed by oversized sliding glass doors that open to the Gulf-facing deck.  
\- Chef's kitchen with high-end appliances, four refrigerator drawers in island, 6-burner gas range, beverage fridge, wine cooler, and adjacent to a large scullery for added storage and prep space.  
\- Adjacent laundry room with full-size washer/dryer and commercial-grade ice maker to keep your coolers full.  
\- Spacious dining table plus island seating—perfect for family-style meals or vacation brunches.  
\- Gulf-front Master King Suite with private balcony, luxurious master bath with wet room, walk-in shower, double vanities, a soaking tub, a large closet, and panoramic views of the water.

NEIGHBORHOOD  
\- Sand Susie is located in the lively and developing Sugar Sand neighborhood of Mexico Beach.  
\- Guests will appreciate the nearby quiet and uncrowded beaches of Bay County.  
\- Please note that Sugar Sand Community does not permit street-side parking; however, communal overflow parking with 50+ spots, is available for guests.  
\- Sugar Sands is a golf cart-friendly community; however, only electric golf carts are permitted. Please ensure any golf cart used at the property complies with this guideline.  
  
OTHER THINGS TO NOTE  
\- The guest accommodations can comfortably sleep up to 14 people.  
\- Your reservation includes $300 worth of beach and adventure gear rental! You will be able to shop for bikes, paddle boards, kayaks, beach chairs, umbrellas, or even beach carts. No need to find the rental company, your gear will be delivered to your beach house and will be waiting for your arrival.  
\- Renters must be at least 25 years old.  
\- Events that exceed the maximum number of guests or require supervision are not allowed.  
\- This is a non-smoking property.  
\- Indulge in a heated pool! Contact us to upgrade to a heated pool for a fee. Please note, pool heat will only raise the water temperature 10 degrees above the outside temperature.  
\- Bringing a pet? Please check with us on size and number limits for pets.  
  
\*The elevator is residential grade and may occasionally experience disruptions. Our staff will do all we can to repair any issues and get the elevator functional again. However, if an elevator repair tech/Company is needed repair times can extend several days due to our remote location. If you have someone in your party with mobility issues please plan accordingly as this amenity cannot be guaranteed.
