It features two queen size beds, a pull out couch, and one full bath. This unit also has a full kitchen complete with full sized appliances. There is also a large living room where you can enjoy captivating oceanfront views! This unit is located on the sixteenth floor and is direct oceanfront. It is also an end unit, not only do you only have neighbors on one side, but you get the added benefit of additional windows to let in the beautiful Myrtle Beach sunshine!
This unit was remodeled in 2019 and features a full sized kitchen complete with a beautiful tile backsplash. There is no carpet in the unit, the floors have been completely redone with luxury flooring. Once you sit in the recliner rocker in the living room you may never want to leave!!

This unit is centrally located in a stunning resort. As a guest you will have full access to their amenities which include; Indoor and outdoor pools, fitness center, hot tub, and free garage parking.
Conveniently located in the heart of Myrtle Beach, you’ll find yourself close to everything! The Convention Center, Broadway at The Beach, The Boardwalk, amusements, shopping, world class golf, attractions and restaurants are right outside your door. You must be at least 25 years old to rent No Smoking No Pets No Parties
CLEANING & LINEN SERVICE POLICY: The unit is provided with pillows, linens, blankets, towels, kitchen towels, comforters, hand towels & wash cloths including extras located in closets. A cleaning service to clean the house and linens on your departure is included on your invoice. It is your responsibility for all debris, rubbish and discards are placed in plastic bags and transferred to the trash area by the elevators, and soiled dishes and cooking utensils are washed and cleaned. Linens, blankets, pillows, bedspreads, comforters and towels are provided. It is standard for beds to be made for Guests arrival (except pull out couches not fully made) as part of the linen and cleaning service. The unit is provided with a starter set of toilet paper & paper towels. Managers do not guarantee that these extra items will always be available and guests may need to replenish their own paper goods, toiletries, & dish detergent, etc.
CONDITION OF PROPERTY: Managers have, to the best of their ability, given an accurate description of the property and it’s condition. Guest understands that it is considered as reserved "sight unseen". Our cleaning staff will have cleaned it before your occupancy. All electrical, plumbing and appliances should be in working order. The failures of operation of certain extra amenities, such as TVs, cable, or the Internet and WiFi service are not a basis for any refund. Manager will make every effort to have these items repaired but does not guarantee that they will be repaired during Guests occupancy. When you arrive, if you find that the house has not been cleaned to normal standards please notify the Manager immediately. We will do our best to have tradesmen attend to any issues. The Guest agrees to hold the Manager harmless from any liability for the condition of the house. Due to the nature of beach properties, the sand, stairs, decks and concrete are not always stable. Use at your own risk.
CLEANING & REPAIRS: All units have cleaning included in the total rent. Please note that cleaning does not include dishes & cooking utensils. If additional cleaning is required after you leave, it will be charged to your credit card. Guest agrees to keep house, furniture and furnishings in good order. Removing, adding or changing furniture without Manager’s written approval shall be deemed a material breach of this Rental Agreement, and is strictly prohibited. Guest is responsible for cost of replacement of any damage to furniture or premises and replacement of missing items. Under no circumstances can any furnishing or linen be taken outside onto the beach.
ENTRY OF PREMISES: With Guest’s permission, which is hereby given, Manager or Manager’s representative may enter the premises during reasonable daylight hours without securing prior permission from Guest, but shall give Guest notice of such entry immediately prior if possible and immediately thereafter. For inventory and maintenance purposes a property management employee of the Manager may need to enter the premises. The same permission procedure applies as above. In any emergency, Manager or Manager’s servicing agents may enter the premises at any time without permission of Guest for the purposes of making repairs to alleviate such emergency.
ASSUMPTION OF RISK: No lifeguard may be on duty. Accordingly, persons using the beach or pool do so at their own risk and the Manager assumes no responsibility for accident or injury. No one should swim alone. Renters will hold the Managers harmless from any and all bodily injury and/or property damage incurred on the property arising out of Renters` negligent acts or omissions.
CHILD PROOFING: Guest understands that no special efforts have been made to “childproof” this house, and accept the risk or harm to any children we allow on the property. These risks are not limited to, but include access to the balcony, ocean, pool, adjacent street, and cleaning supplies in the house.
FURNITURE: All furniture must be returned to its original location on Guest`s departure or an additional charge will be made.
MISSING ITEMS - Renters will be charged for any missing items reasonably attributable to Renters and not returned after notification. The cleaning service performs an inventory/survey of the property after Guests depart and notifies the Manager of any missing items. Manager will notify guests in the event that items were inadvertently taken, and provide guests the opportunity to return the missing items.
USE OF SECURITY CAMERAS - Renters understand and accept that the property is protected with outside security cameras. These cameras are used to protect the property from potential break-ins and theft. There are NO cameras inside the house.
PERSONAL PROPERTY: Guest understands that any personal property of and used by Guest is not insured by Manager and Manager shall not be responsible for any lost, stolen or missing property of the Guest or property of Guest left after check out NO
PARTIES - This is not a party house. The Renter must be 25 years of age to book this Vacation Rental. Any special occasions such as weddings, receptions, family reunions or increase of occupants (guests not registered on registration form) must be disclosed at the time the reservation is made and is subject to Manager`s advanced approval. Prom parties, fraternity or sorority parties and graduation parties are not allowed at any time. Adults cannot rent property on behalf of underage guests, no exception.
NON-SMOKING - This is a NON SMOKING vacation rental. Evidence of smoking, such as the smell of cigarette or cigar smoke inside the unit by the cleaning crew is sufficient basis to charge the renter for smoke cleanup and removal from carpeting, AC ducts & filters and furniture. This type of clean up is expensive and Renter is Liable for the deep cleaning Costs incurred. Minimum charge $450. NO EXCEPTIONS
PETS NOT ALLOWED. If you bring a pet(s), this rental agreement will be forfeited, terminated and deposits will be retained and a deep cleaning fee will apply.
CHECK-IN & CHECKOUT - Check-in is at 4:00 PM and checkout is 10:00 AM. A late checkout is subject to extra rental charges at the rate of $100/hour after a grace period of 30 minutes. Guests may arrange for extra nights in advance to avoid any late checkout fees. Extra nights are charged at the daily rate and may be granted if available. If Guests are not present when cleaning crews arrive and have left their possessions in the house, cleaning crews will collect their possessions and remove them from the premises in order to prepare the unit for incoming guests and Guest will be charged $150 for this service. PLEASE checkout promptly, the cleaning crews have a very short time window to prepare the unit for new guests.
CHECK-OUT PROCEDURES - Renters are responsible for cleaning any dirty dishes, collecting their belongings, and taking trash to the trash deposit area near the elevator upon check-out. Please ensure that the door is locked when you leave.
HOLDING OVER: Because of the nature of Manager`s business (short term recreational rentals) Guest understands, and is hereby put on notice that any unauthorized "holding over" of the property past the stated rental period could severely jeopardize Managers business and cause loss of rental income from other previously booked guests, temporary and/or permanent loss of business, goodwill and reputation and, among other things, could force Manager to breach an agreement with similar short term summer and winter recreational Guest(s) who may have reservations during Guest`s unauthorized "holding over" period. In the event, Manager may be legally liable in damages to said other guests. Guests should be aware that unauthorized "holding over" has been construed as a factor in establishing "malicious continuing occupation" of rental property, which may entitle Manager to treble damages in any unlawful detained action. Guest also recognizes the unauthorized "holding over" could be grounds in court as a cause of action for intentionally interfering with Manager’s prospective business advantage. In addition, we will charge $100.

The place was not clean, with old furniture
The sofa was so dirty that we did not used it for the 10 days. Coffee machine and toaster need to be replaced as well as pans and pot. Definitely not going to go back. The hotel was smelling bad every day and we had to clean our bed before using it.

The unit was as advertised in the pics - very clean and nicely decorated. The view from the 16th floor was amazing and the unit’s location was easily accessible to many places in and around Myrtle Beach. Our Host, Bradley, communicated with us perfectly and answered questions quickly. I definitely recommend this unit at The Palms!

This condo has an amazing view. The rental agency was super easy to work with. The only negative comment was the construction noise where they are building the new pier, which is no fault on the condo owners. We had a great stay!

Beach view was beautiful. Unobstructed. Room clean. Had a couple if questions and host answered in a timely manner. Would stay at that condo again. Only problem was that sliding door on balcony side did not have handle and that made it difficult to open /close sliding door. Enjoyed our stay.

The good:The host was very responsive and the location was perfect. The beach view was amazin and there was lots to do within a short walk or drive. The bad:The wifi wasn’t password protected so I didn’t use it. Streaming services buffered a lot on the TVs. The room wasn’t a true to the pictures but it was still decent. The ugly:There was a roach in the bathroom on my second to last night. When I notified the host he said that was normal for the south they do regular treatment. He said make sure to keep the doors closed. I’ve been coming to Myrtle Beach for years and stayed in different vacation rentals. I’ve never seen a roach before in any other rental so I guess what’s normal for him is not normal for me. I left a day early.

It’s ok
The condo isn’t newly renovated that was 2019. The internet did not work and had to use hot spot to be able to watch movies. Limited dishes available, no dishwasher. Furniture and bed was older and uncomfortable. Hairdryer did NOT work. Just remember this is an older condo complex and you can hear the neighbors in the penthouse/floor above. We enjoyed our stay but not a place I’ll stay again.

Enjoyed my stay at the condo. The view is breathtaking. The place needs to be updated but was nice. Pool facility was not very clean and outdated. The only thing I did not like the loud motorcycles at night during bike week and one of the neighbors smoking cigarettes when the building is a non-smoking building . My suggestion is not to go during that time. I would definitely stay there again.

The condo was great. You could sit and watch the sun come up and the waves roll in with a cup of coffee. This was not our 1st time staying at the property so we knew what to expect and how to get around. The only down side to our stay was the lack of WiFi when the weekend hit. And of course the construction so loud we had to shut the balcony door during the day. over all we would go back the weather is to good to pass up.

We really enjoyed our stay in this unit. It was clean, the kitchen was well supplied with everything we needed, and the bedding and towels were of good quality. Brad gave excellent communication for apartment information and access and also quickly responded to all additional questions I had. The livingroom overlooked the beach and windows in the bedroom and dining area gave additional light.Very quiet building.

This was a very, very nice place to stay. Just had a little trouble with some water. That was only under the bed. Couldn't figure out where it came from. Because there was no water anywhere else. No big deal, but it was beautiful comfortable and I would stay there again. And plan to if I go back to myrtle beach

Huge Letdown
What was supposed to be a nice and clean condo turned out to be anything but. Very minimal cookware available. We were left a single roll of toilet paper so obviously had to go buy our own. Odd when the condo is supposed to sleep 6. There were roaches everywhere. When you turned the light on you could see them scatter. We kept all food in the refrigerator so that bugs couldn’t get into them. They came to spray for bugs at 830am. We were just getting out of bed and I asked the person to wait a moment so we could get dressed. Instead we heard the keypad being pressed and the man entered the condo while my husband was standing there naked. The man didn’t even apologize. How embarrassing. We ended up having to leave the condo a day early bc of the roaches. It just was so gross. I reached out to the host and was told “we are working on this”. Nothing was done. No compensation for having to leave early due to the bugs. Our issues were basically ignored by the host. If I could give zero stars I would. All in all I suggest finding a different place to stay as I assume this building is infested and the host is not accommodating.

I booked this for my dad and step-mom. It has roaches she called and talked to Brad the owner, he said that was expected in the south. He has them in his house and acted like it was no big deal. He did have them come and spray the room. Not sure that will do any good, sense he seems to think its no big deal that he has them in his home..My dad and step-mom did cut their trip short by 2 days, with no refund.
