This beautifully appointed Villa boasts breathtaking country side views, overviewing vast olive groves, small hills and of course the clear blue Cretan sky! Kampos Villa I is a split-level Villa, covering 170 sq. m. and providing comfortable accommodation for up to 10 people. Its design is a modern take on minimalist lines, characterised by spacious areas, that you will just love! Our guests will also have the chance to explore the surrounding area by riding the two bikes provided at the he beautiful countryside! Furthermore, the owners of the Villa own a traditional tavern, where you can enjoy your breakfast, homemade meals, coffee and ice creams at any time, as it’s just 50 meters away from the Villas! Layout Exterior After entering the stone paved path leading to the secure garage and leaving your car, you climb up the staircase and find yourselves in the outdoor area of Kampos Villa, which could only be described as a summer fantasy! To start with, there is a big sunbathing terrace, featuring a 25 sq. m. private heated (with extra fee) swimming pool (1.50m deep) and a lawn covered area, equipped with sun beds, umbrellas and an outdoor shower, where you can relax and enjoy the sun and fresh country side air all day long! It also features an outdoor sitting area and stone built BBQ facilities with a refrigerator & an extra sink, for doing the cleaning up, after enjoying your homemade meal and al fresco dining! To make things even better, the two Villas share a shaded playground area, located right next to the BBQ facilities, with children’s toys and covered with a soft pad, where our younger guests will love to spend their time, as well as an extra relaxation area with a gazebo, sun beds and a hammock. A table football as well as a ping pong table can also be found on the rear part of the garden. Additionally, guests have access to the wonderful vegetable garden, where they can help themselves to fresh vegetables for their meals! Outdoor Pool Heating Policy: \- Pool Temperature | Heating temperature could vary up to 26 °C subject to the outdoor weather conditions. \- Preferred Months | Pool heating is typically used during the months March - Mid June & October, November. \- Advance Notice | 2 days’ notice prior arrival is mandatory for the pool to reach the optimal temperature. \- Additional Fees | 80€ /day for the first two days & 40€ /every additional day. \- Booking Duration | Pool heating is exclusively bookable for the entire stay, at the cumulative cost as outlined above. \- Weather Conditions | When the outside temperature is above 25 °C or in case of rain it shall not operate. Entering the Villa guests may find the lovely living room and a luxurious dining area, featuring a great corner sofa for the whole family and a built-in contemporary fireplace! The large smart TV, the home cinema system and the DVD player are offered for spending some quality time with your family and friends! Double doors open out onto a large veranda with patio furniture and wonderful views of the landscape! Additionally, one bedroom with two single beds (which can be joined to form a King Size Double Bed) and a bathroom with a shower cabin and hydromassage features can also be found on the ground floor. First Floor On this level the three remaining bedrooms are located. This Villa is the most beautiful I have ever visited! Amazing views of sweeping olive groves and mountains. A taverna and cafe 100 ft from the front door. Great food! Less than 10 minute drive to many grocery stores, restaurants and taverns. Also about 10 minutes to the beach! I would stay here again in a heart beat!:) ##### jebediah c. Aug 10, 2018 #### A beautiful villa with stunning views and wonderful owners We have just spent two wonderful weeks in Kampos Villa 1\. The villa is absolutely beautiful and even nicer than the photos (if that is possible). The views are unbelievable with amazing sunsets. Xenia and Leuteris were perfect hosts and could not do enough for us - thank you. The pool and bbq area are great. We had so much fun in the good sized pool, with plenty of sun beds too. The villa was absolutely spotless on arrival with some groceries and a bottle of wine provided which was useful as we didn’t arrive till after midnight. The owners also own a taverna 50m away and kindly provided us with a complementary meal on our first night which was lovely. The area was lovely. We spent time at the beach in Bali staying on the sun beds of Mambo Beach. Panormos is a very pretty village with lovely tavernas, a butchers and bakery. Our favourite taverna was Kastro’s where we ate a few times during our stay. I would absolutely recommend Kampos Villa - 5 🌟 ##### Danielle R. Sep 27, 2015 #### Relaxing holiday in a beautiful villa We stayed in the Kampos villa end of july. As we arrived very late , it was a little difficult to find the village. But when I phoned the owners, they came immediately to pick us up at the main road. When we arrived at the villa, the owners welcomed us with a lot of fresh food (thank you Xenia & Lefteris!) They showed us around in the brand new villa. The bedrooms are spacious, a wardrobe for clothes and luggage, air-conditioning in every room and a very good mattress. Two bathrooms, one with bath-jaccuzi-shower! The kitchen was very well equipped (coffee, fresh juicemaker, toaster, etc....) The villa was very clean and during the week they came to change the bed sheets, towels. Ouside it it very nice to relax near the pool (amazing view over the olive trees near the village) or have a romantic diner. Although you stay in one of the 2 identic villas, your privacy is guaranteed. The village Aclades is very quite, nearby you can find supermarkets, bakery etc in Perama (only 5 minutes by car) and many restaurants ( not expensive and good food) in the lovely Panormos. We already stayed many times in Crete, but this was far our best week in many years, thanks to the lovely and helpfull owners Xenia and Lefteris and their beautiful daughter Maria. Leider war der Pool, trotz extra Beheizung, nicht allzu warm - das lag aber auch u.a. an den Nachttemperaturen um 13 Grad im Oktober 2025\. Im Haus fehlte es an nichts, bei der Ankunft stand für uns ein Obstkorb, eine Flasche Wein sowie Grundnahrungsmittel bereit. Die Vermieter waren sehr gastfreundlich und überraschten uns während unseres Aufenthalts zwei mal mit sehr leckeren Süßspeisen. Sowohl der Innen- als auch der Außenbereich waren sehr sauber und gepflegt. Sehr gut und günstig war auch das Essen in der ca. 50m entfernten Taverne, die von unserem Gastgeber betrieben wurde. Fazit: wir können dieses Haus uneingeschränkt weiterempfehlen und würden unseren nächsten Urlaub auf Kreta gerne wieder dort verbringen. ##### Ingo J. We got a warm welcome from the owner, who was available for all kind of questions. The communication with the agency was also very good, answering all mails within the hour. The villa has a beautiful location with nice views on the olive trees but is quite remote so you definitely need a car. The swimming pool is heated on demand, but you have to pay a supplement per day. We also could try the tavern located at 50 m walk from the villa, from the same owner, with nice local dishes at a very good price. ##### Annelies C. Wunderschöne Vila mit traumhafter Aussicht - unbedingt buchen! Xenia und ihre Familie sind super nett und total zuvorkommend, jeder Wunsch wird erfüllt. Zur Begrüßung erwartete uns ein gefüllter Kühlschrank mit Milch, Eiern, Obst. Die Küche ist sehr gut ausgestattet inkl. Entsafter, Kaffeemaschine, Auflaufformen, Bachzubehör,… Die Schlaf- und Badezimmer sehen in Wirklichkeit auch noch schöner aus als auf den Fotos. Die Taverne unten an der Straße ist super, mit das leckerste griechische Essen, das wir auf Kreta hatten! Und dabei auch noch total preiswert. We really enjoyed staying at the villa, there is air con in each bedroom and lounge, which meant we could remain cool and comfortable. The villa was very modern and had all the amenities we could want. Lovely clean pool with wonderful views over the olive groves. Owners had a tavern 2 mins on foot away from the villa, which was very well priced, 6 to 8 euros for a meal and very friendly. A great location for visiting the North coast and lovely towns like Rethymno and nice spots like Bali, Panermo etc. Lovely mountain views from the villa and coast only 6km away. This property is built and presented to an extremely high standard. It is spacious, with 4 generous sized double bedrooms and plenty of living space. The views over the olive groves and surrounding mountains are spectacular. The property was meticulously clean when we arrived. The owners, Xenia and Leuteris, live in a nearby property just down the hill and are always on hand to sort out any problems or queries. They are very helpful, welcoming and prompt in responding. There is a lovely taverna just 50 metres away down the hill and they will deliver freshly cooked local food to the poolside. The coast is only a short drive away. The pool was fabulous, great for older kids as there is no shallow end. The taverna just below the villa serves good food and is very reasonable. There is plenty to do around the area and everywhere we went the locals were very friendly and hospitable. Jul 5, 2017 #### Quiet and secluded and home away from home If you're browsing villas in Crete and have a few shortlisted options to choose from - stop and look no further. You've just found your perfect holiday home. The villa is exactly as it is in the pictures - spacious, bright, picturesque and secluded, with an amazing view over an olive grove. There's no sea in sight but it's just a short drive away, it only takes you 5-10 minutes to reach the sandy beach of Panormo (about 5 km to the North). The kitchen has all the necessary amenities so cooking was hassle-free and pleasant, and the outdoor BBQ and dining area by the pool was a very pleasant addition. The approach is quite steep so make sure you have a good car. But the tavern down the hill is nothing short of amazing. It's very reasonably priced - I'd even say cheap - and the food is just amazing. We tried everything on the menu and liked it all. They even bring food to the villa for no extra fee if you feel like having lunch or dinner at home. I have already recommended the villa to a couple of friends and will definitely stay there again if I return to Crete. ##### Nikolay V. The villa is well laid out and very comfortable, the pool is terrific and the views great. Waking up every morning to hear the birds and look out over the olive groves was a fantastic experience. The family and staff that own the villa and the local taverna were welcoming and very friendly. We spent most evening there, the food is good and it was lovely to chat with staff and locals, we got some great recommendations for beaches and places to visit. The village is quiet but sweet, there are supermarkets and beaches a short drive away. A car is needed, there is a lot to see if you like touring around, and equally we had some blissful days just resting by the pool. Our family all loved it, a super holiday and we were all very sad to leave. We have rented a lot of holiday properties over the years, and this was one of the best. ##### Stephen P. We have stayed in many villas over the years but this one is by far the best. Everything you could wish for. The villa is very new and the condition is impeccable. The views are absolutely amazing, overlooking olive groves as far as the eye can see. The photos really don't do it justice, it has to be seen to be believed! It is extremely well equipped, we wanted for nothing. It even provides beach towels which is an absolute winner, not having to take these left more room/weight in our cases to bring back some of the local products which were amazing!!! What really made our holiday was how welcoming and friendly the villa owners (Xenia and Lefteris) and their family were, by the end of the holiday we felt like part of the family. They were excellent company without being at all intrusive and couldn't do enough for us. The local taverna serves excellent food and drink, very inexpensive and right on the doorstep, we spent many a glorious evening there. We honestly can't think of anything negative to say, and we are very picky!!!!!! We have never reviewed a villa before however felt it would be remiss of us not to on this occasion. We will without a doubt definitely be returning. If you are looking for a luxurious holiday, in rural surroundings (albeit 5 minutes drive from the nearest town) this is a must! Sep 6, 2016 #### Just perfect This idyllic villa is the perfect venue for a quiet getaway. Situated in a sleepy cretian village but a 5 minute drive from a well stocked supermarket. The owners are incredibly welcoming. We arrived late and the brought samples of food from the café as we had not eaten. Very thoughtful. They offered to drive us to the supermarket to stock up on all the necessities. The villa is modern, new and very clean. Swimming in the infinity pool with the view of the olive groves is just sublime. If I were to pick fault and this is not worth removing a star, it would be nice to have a fridge down at the pool area and there are no full length mirrors. Hartelijke ontvangst door Xenia en we zien een heerlijk modern vakantiehuis met alle comfort en zeer schoon! Zeer complete keuken met een volle fruitschaal en een fles wijn! Rustige ligging en onderaan het huis een taverna waar je heerlijk kunt eten. Of het eten wordt bezorgd op je terras aan het zwembad ! Voldoende schaduwplekken, ruim en schoon zwembad. Van de buren merk je weinig tot niets, geen direct zicht op elkaar. Ook werd er tussendoor schoongemaakt en beddengoed + handdoeken vervangen. Zelfs het vuilnis werd verwijderd! Villa Kampos II è una elegante villa in pietra, immersa nel verdi colline cretesi ricche di uliveti. E' dotata di tutti i confort immaginabili, tecnologia wireless, smart TV, cucina ed elettrodomestici di alto livello. Una casa silenziosa e confortevole con una piscina da dove si gode un tramonto meraviglioso. I proprietari Xenia e Leuteris, molto gentili, professionali e sorridenti, sono stati sempre pronti, in caso di bisogno, a soddisfare le nostre richieste e dandoci consigli utili durante il nostro soggiorno. La pulizia e l'ordine sono veramente impeccabili. La casa è dotata anche di numerosi giochi per bambini che hanno permesso di intrattenere i più piccoli che non si sono mai annoiato. Jun 11, 2016 #### Beautiful 5 Star Villa Just returned from a weeks holiday in this beautiful villa. Arrived to the villa on a Saturday afternoon all feeling a little tired after the journey to find a imaculate Villa and Xenia there to greet us. After showing us around and arranging for dinner at the Taverna we unpacked and found a fridge full of cold drinks, a cupboard of snacks and plenty of fresh fruit. We found the villa had everything you could possibly need and all in brand new condition and the pool area was large and fully equipped. The village was close to the sea at Panormos and we had a lovely meal in a local restaurant where the staff were very friendly and the little shops were nice to buy local gifts.
