[HOUSE RULES] ☞By booking this property, guests acknowledge and agree to comply with all house rules, additional rules, and disclosures listed.
1. NO SMOKING • Ocean Sands is a non-smoking community. Smoking is permitted only on the beach or by the fence along Fort Macon Road, away from all common areas, including the gazebos. • Smoking, vaping, and drug use are strictly prohibited inside the unit and in all common areas within the community. •A minimum $200 smoke remediation fee will be assessed if evidence of smoking is found. Additional charges for deep cleaning, damage, or disruption to future reservations may apply.
2. PET POLICY •Dogs only — no cats or exotic animals. • One (1) well-behaved, non-aggressive dog under 50 lbs may be approved with a $100 pet fee. • Prior approval is required. Please provide your dog’s size and breed. Vaccinations and flea prevention must be current. • Unapproved animals are not permitted and may result in cancellation without refund and/or a $200 additional fee. • For stays longer than 30 days, a $100 monthly fee applies.
☞All animals must be housebroken and not left unattended unless properly crated. Guests will be charged for any damage, soiling, or excessive cleaning resulting from their pet.
3. PARKING PASS & KEYS • One (1) parking pass is provided. A second pass may be arranged prior to your stay for $25. • Parking passes must be clearly displayed at all times. Vehicles without a pass are subject to towing. • Parking passes are HOA-controlled items. A $200 fee applies for any lost or unreturned passes. • Guests are responsible for all keys. •$100 lockout fee | $50 lost key replacement fee • Lockouts occurring between 9:00 PM and 8:00 AM will require the guest to arrange and pay for a locksmith.
4. STORM DOOR • The storm door must be closed immediately when entering or exiting the unit. • Due to strong coastal winds, guests are responsible for any damage caused by failure to properly secure the door.
5. OCCUPANCY POLICY • Occupancy is limited to the number of guests listed on the reservation. No unregistered guests are permitted. •The base rate includes up to 2 guests. There is a $15/night fee for each additional guest. •All guests (including children) must be included in the reservation prior to check-in.
6. SUBLEASING is not permitted. Reservations may not be reassigned without prior written host approval. A valid photo ID matching the reservation name may be required.
7. Guests agree to accept full responsibility for themselves and all occupants during the stay, including any damages, violations, or fees incurred.
8. Guests agree to indemnify and hold harmless the host, agent, property management, Ocean Sands HOA, and Board of Directors from claims or damages arising from their stay.
9. The host, owner, or authorized representatives may enter the unit during reasonable hours for inspections, maintenance, or emergencies. Emergency and health/safety checks may occur without prior notice, similar to hotel practices.

Perfect Beach Getaway
This was a last minute vacation and hadn’t booked through VRBO before, so we weren’t sure what to expect. We couldn’t have asked for a better place. Room was clean, any questions we had were answered promptly, and we loved it. The beach was beautiful and just steps away. With all the units in the complex we were pleasantly surprised at how quiet it was. Had a wonderful time!

This was a clean room, location was wonderful! My only issue was that the picture of the room I thought I booked didn't have a futon....I don't think. My husband has a bad hip and had issues and we thought we would have a couch instead. Not a big issue, and I should have included that was necessary in my note when I booked. Communication with the owner was great, easy process checking in and out. Would definitely stay again! Thanks for a great experience for our first time at Atlantic Beach, NC😊

We loved that the property is (really and truly) within walking distance to the beach. What is an extra plus is the beach was not crowded...down by the multi-story hotels the beaches are super crowded...this area is mostly crowd free. There is also a beautiful swimming pool on the property.The room is like a tiny apartment...actually, I could live there forever.
All the linens were very nice, crisp, and clean. The kitchen area is well stocked for those wishing to cook and dine in. Coffee pot. Microwave. Soap. Shampoo. Hair dryer. Ceiling fans. Great air/con. There is a laundry room on the property...we did not use it. Happily the tiny closet has two beach chairs. We love, love, love the property and definitely will return.

Perfect for couple or small family
At one of our favorite beaches, this property was motel room size, but that didn’t hinder our family of 3 at all. Storage was the only thing that was a little tricky, we did unpack, and used the cabinets built in to what looks like used to be a closet. Our only recommendation would be modify that area and add drawers and clothing storage. There is cabinet storage in the small kitchen.
Parking right in front of door, easy walk with a loaded beach cart for a relaxing day on a quiet clean beach. (We had to lift it over a couple of small stairs to get over dunes)
The pool looked nice and clean but we are such beach lovers that we didn’t even get in. The bathroom near the pool was a short trip from the beach that kept us from having to go back the room.
We’ll definitely be back!

Perfect Getaway
This space is perfect for a quiet getaway. The building is located right on the beach, yet there’s minimal traffic. The area was quaint and quiet, the unit was spotless upon arrival. We spent Thanksgiving there and had everything we needed to cook our meals. Communication with Nick was seamless and he was always prompt. If you’re looking for a laid back place to get away ans recharge, this place is surely it.

Great location
The decor was great, and you can’t beat the location! Beach access and quality was perfect for anyone, esp kids. It was well stocked, and the pool in good condition. However there was a strong musty smell, and while was nothing visible but I wasn’t confident it was mold-free. We did run the dehumidifier the whole time, which didn’t seem to help. I wanted to give this property a 5, but that smell needs to be addressed for the price.
