The house which has been newly refurbished with new furniture and kitchenware, is luxuriously comfortable with space and activities suitable for all ages. Secluded, with a large pool table tennis, badminton etc, yet within easy access to restaurants, sea, mountains, activities, art and outlets. Perfect for large and smaller groups to be together but not on top of each other.  
  
Casa Falcone combines original features—some over 200 years old—with every modern comfort. The fully equipped kitchen includes a large fridge-freezer, double oven, gas hob, dishwasher, and everything you need to cook for a group. Enjoy meals at the long farmhouse kitchen table which seats up to 16 people or outdoors on the breezy terrace with uninterrupted panoramic views. A barbeque and wood-fired pizza oven are just steps away for perfect alfresco dining.  
  
The house offers several comfortable living areas, including a cosy sitting room with a games area and table nearby and a separate TV/games room with table football and indoor games for occasional rainy days. The rooms are spacious with   
excellent cross-ventilation to keep the space cool in summer, and underfloor heating with pellet, solar, and gas support for winter warmth.  
  
Each bedroom has its own ensuite bathroom, plush cotton sheets, bath and pool towels, and independent air conditioning.

The 12x6m pool is fully fenced and surrounded by flowering oleanders—designed for both safety and style—offering peace of mind for families. Relax on sun loungers or under the shade of the poolside terrace while taking in breath taking views of medieval Montegiorgio.  
  
The Location  
  
The nearby hilltop village of Montegiorgio (5 km) offers all the essentials: a bakery, a weekly Friday market, three excellent restaurants, and a wine bar serving Italian cicchetti. Just a 10-minute drive brings you to additional restaurants, artisanal gelato, and takeaway pizza and pasta. Want to relax even more? We can also arrange a private chef to cook at the villa.

\-Mountains: Sibillini Mountains (30 min) for hiking and nature. well signposted hikes in nearby villages of Sarnarno and Montefalcone.   
  
\-Culture: Macerata Opera Festival (30 min), Rossini Festival in Pesaro (1 hr), theatre in the Roman theatres at falarone and Urbs Salvia, many music festivals as part of local sagre (feasts). Jazz at San Elpidio al Mare and Montegiorgio, classical concerts Montegiorgio, Fermo.  
  
\-Art & History: Visit Massa Fermana for Crivelli paintings, Monte San Giusto for the Lorenzo Lotto alter piece. Explore Roman ruins in Falerone, and tour the Roman cisterns in Fermo—the second largest in Europe after Istanbul. Visit the well preserved Roman city of Urbs Salvia and the beautifully kept Abbadia di FIastra where there are many well kept trails for walking and cycling.

We love the variety of things to do around Montegiorgio, the proximity to beach and mountains, the mix of cultural and sporting activities. We particularly love that our house is large enough that no one feels on top of one another. Also the opportunity to bake our own pizza and bread in our own pizza oven.
