Stunning location in the centre of Exmoor"

  • Grooms Cottage was originally part of the wonderful stone built stable block at 400 year old Yealscombe Farm, and is situated at the end of a quiet country lane, surrounded by woodland and fields. 'Grooms' has been recently renovated to create a well equipped, quality 'home form home'.
    The Cottage consists of galley Kitchen, Lovely light and bright living/dining room with vaulted ceiling., 1 bathroom with shower over, 1 double bedrooms, and 1 room with either 2 singles or a 6ft zip and link double.
    There is a drying/ Laundry room for coats, boots and dogs. Secure area to store bikes. Enclosed outside area with wonderful views across the valley and a picnic bench and barbeque.
    Situated on the outskirts of Exford, a pretty and unspoilt village with 2 good pubs, a tea room and a shop.
    Centrally located in the National Park, Grooms Cottage provides a great base from which to explore Exmoor, from the rugged coastline to the inspiring moorland and everything in between.
    Whilst no longer a working farm we do have Ponies, Sheep, Goats, Chickens and Ducks which Children are more then welcome to help feed/care for.

Beautiful setting and gorgeous cottage with all that we needed for our stay

Great experience booking the property and we arrived to see exactly as the booking had indicated. The booking in process was not as wanted by the owner, so felt this could have been clearer so we did not disturb them….. Beautiful cottage, setting and all needed was required, great walks has with the dog and children……loved our days out and evenings in the warmth and stunning setting…..even the lightning storm was phenomenal!

Perfectly located for a remote and peaceful break on Exmoor with our spaniels. Cosy, picturesque cottage, part of cobbled stable yard. Excellent local pubs. Friendly, helpful owners

Great location for the deer rut

We spent 5 nights at Grooms Cottage in October with the aim of photographing the red deer rut on Exmoor. Although possibly slightly early for the rut, the location of the cottage was excellent, situated within short drives of many of the top spots for viewing. The cottage is well equipped and was a very comfortable place to relax when we weren't out. We enjoyed the lovely views from the cottage and walking around the woodland on site. Tracey is an attentive host and went out of her way to accommodate a request that hadn't shown up on the booking. Thank you so much! For anyone interested in the stars, it is worth mentioning the Exmoor Dark Skies astronomy group who meet in Exford on a Tuesday night. We found out about this too late to attend the week we stayed.

Very clean, well equipped Cottage in the heart of Exmoor. Horses, ducks, sheep & goats all add to the experience. Really friendly hosts. Also dog friendly. We had a very relaxing holiday.

Clean and tidy, presentation immaculate. Penny & Simon very welcoming, helpful with maps/walks. Accommodating about car and food on leaving day. Good system for recycling and food disposal. Murmur of next-door voices from enclosed pipework in upper bedroom we chose.

Quiet, peaceful & comfortable

A lovely cottage, that is well equipped in stunning surroundings close to the lovely village of Exford. We had a very warm welcome and immediately felt at home. The location is well placed for visiting both Exmoor and the coast.

A quiet hideaway for peace lovers

Clean, comfortable property with good facilities. The best aspect for chilly nights was having the central heating come on automatically morning and evening!

All was perfect except that I did not receive owners phone numbers or door code before arrival. Had to wait outside for an hour until owner (who was unaware ) arrived at their house next door.

Beautiful location and cottage

Grooms cottage is lovely, well equipped and perfectly located. Nothing was too much trouble for Simon and Tracey who are incredibly friendly and ever so patient when our “holiday brains” kicked in. Would not hesitate to recommend.

Absolutely stunning, perfect cottage

The cottage was beautiful. A superb location and a perfect getaway. The cottage was clean and tidy and the host had even left us a cake on arrival. We had our own private BBQ area which had stunning views over Exmoor. The cottage was accommodating to us and our 3 dogs and was the perfect location to access different parts of Somerset. We would certainly be back if we visit Somerset again.

Beautiful, secluded getaway.

Wonderfully situated near the small village of Exmoor, Grooms Cottage is a great base from which to explore scenic Exmoor & the surrounding environment. The cottage itself is decorated to a high standard with all the amenities you could want & a wonderful view across the valley from the outdoor seating area, on a clear night the stars are amazing too. Tracey & Simon were great hosts, soon becoming firm favourites with the children who loved helping them feed & care for the animals (I must say, I became rather fond of Flossie the chicken myself). We all thoroughly enjoyed our stay & are looking forward to coming back.

What a great week we had....!

A beautiful little cottage with everything you need in a stunning location. Simon and Tracey and silo the dog were very friendly and welcoming! Loved the cake and fresh milk on arrival too. Lots of surrounding villages to visit. Favourite places were watersmeet, Tarr steps, valley of the rocks and lynmouth all great for walks. Huge beach at woolacombe and at far end at puttsborough the beach is dog friendly! We definitely saw the most of this part of Devon and were not disappointed with anything. Thank you so much for a fabulous stay in your cottage!

ein Volltreffer / a total winner!!!!

Das Cottage ist stilvoll und sehr gemütlich eingerichtet - mit viel Liebe zum Detail. Es wirkte wie komplett neu gemacht. Alles war makellos sauber. The Cottage is very stylish and so cosy - with a lot of love for all the small details. It seemed as if it had just been renovated. Everything was spotlessly clean. Die Anfahrt über einen sehr schmalen Feldweg war anfangs etwas erschreckend, aber wir wurden mit einem idyllischen Schatzkästchen belohnt. The approach with the car on a very narrow path was a bit scary in the beginning, but we were rewarded with an idyllic "treasure-box". Apart from being a wonderful place, we had really nice landlords: Simon and Tracey made us feel very welcome. No matter how busy they were, they always looked out for our needs, had time for a chat and provided us with help and good advice. Abgesehen davon, daß dieses Cottage eine wunderbare Unterbringung ist, hatten wir super Vermieter: Simon und Tracey sind tolle Gastgeber. Egal, wieviel sie zu tun hatten, sie hatten immer ein Ohr für unsere Fragen und standen uns mit Rat und Hilfe zur Seite. Wir werden gerne wieder dort wohnen, wenn wir nach Exmoor/Somerset reisen, denn dieses Cottage ist ein Volltreffer! We would love to stay there again during a future-visit to Exmoor/Somerset, because this Cottage is an absolute winner!

Lovely cottage in a beautiful, peaceful location. Warm, friendly welcome.

This was our second stay in this cottage - we enjoyed it so much last year that we came back again! The cottage is tastefully decorated, clean and welcoming. A welcome tray provided with tea, coffee, milk and locally made cake. Just what is needed after along journey! Surrounded by a network of paths and bridleways with lots of opportunity to explore. Beautiful views from the cottage. Our children enjoyed the many different animals! A very warm welcome awaits and we hope to return again another time.
