Villa Amaya is new construction, built by a contemporary designer. Custom high end kitchen with top of the line appliances and an outdoor oasis pool makes this villa perfect for entertaining. A gem in the Design District, enjoy walking to restaurants and shops nearby.

New construction luxury contemporary designer built and decorated house.  
A gem in the Design District, walking to restaurants and shops.   
  
Custom high end kitchen with top of the line appliances, Subzero, Bosch and Wolf. 3 bedrooms plus den with 2 Queen beds, 3 full baths, 11 ft. ceilings, oversize marble floor tiles, built out floor to ceiling wood closets, home office, bar area and laundry room.   
  
Outside pool area with 560 sq. ft. covered terrace perfect for entertaining with Coyote gas grill and gas burner, Subzero ice maker and kitchen area. Floor to ceiling impact windows, A/C Nest , lights, security cameras, alarm and electrical shades. 3-car gated parking.  
  
No street parking allowed at all times. Parking only on the property. Maximum cars 3  
  
Please review the house rules section which provides full disclosure of noise level monitoring devices and external security cameras.  
1\. Smoking is allowed outside only. Ashtrays are provided please use them. Zero tolerance with Smoking inside the house. If anything is found in property, the owner reserves the right to forfeit the entire damage deposit. Smoking inside the house is a $ 1,000.00 Fine penalty !   
  
2\. Any gathering of more than 15 guests will be the loss of entire Security deposit and cancellation of the remainder of the Stay. Parties are expressly forbidden.   
  
3\. Guests should not create excessive noise at a level that disturbs neighbors; Code-enforced neighborhood quiet hours are from 9:00p.m. – 8:00a.m. No DJs and/or band are allowed on property.   
  
4\. The owners are not responsible for any accidents, injuries or illness that occurs while on the premises. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise.   
  
5\. Keep the property and all furnishings in good order   
  
6\. Only use appliances for their intended uses   
  
7\. PETS are permitted only with prior approval and the Pet Addendum must be completed.   
  
8\. Garbage: Any garbage must be stored in the proper garbage, located at the side of the house by the Driveway. Regular garbages ( Green Bins ) are picked up on Monday and Thursday early morning please put the Bins out the night before. Failure in putting out bins, causing excess trash and bulk pick up may incur a $100 fee per bin.   
  
9\. Pool: When using the Pool, remember there is a certain health risk associated with this facility. Use at your own risk. The pool company comes every Mondays and Thursdays mostly before noon. Swim at your own risk. We decline all responsibilities. After 10PM please be mindful of the local noise / Neighbors ordinance when using Pool and Jacuzzi.   
  
10\. Do not set the A/C below 70 degrees as this can result in damage to the unit, which the tenant will be liable for. Please keep doors closed at all times!   
  
11\. Cameras: For insurance purposes, there are cameras outside around the house. In case of any incident, the owner reserve the right to use the images for the claim.   
  
12\. Gate remote: any lost or missing Gate remote will be charged $200\.   
Keys: any lost or missing keys will be charged $650.  
  
13\. Sub-renting is strictly prohibited without written approval from Management.   
  
14\. Photo or video shoots are strictly prohibited without written approval from Management.   
  
15\. No street parking allowed at all times. Parking only on the property. Maximum cars 3   
  
Security Cameras / Noise Monitoring   
Please note that this home has 8 security cameras covering the outside areas of the property only. These are to remain on and running at all times, solely to to be used for security purposes and ensure the safety of the property and traveler. Security cameras can be located on angles of the exterior / Outside of the property. Additionally, we do equip each of our homes with a noise level monitoring device This is to remain active to monitor the decibel / sound levels only, to protect against noise complaints from neighbors. It does not record any conversations, simply noise levels. Lastly, we have a device connected to each home, that will alert to the number of devices at the home, to combat any large gatherings and/or parties. Note, all aforementioned data, is not stored, and/or deleted when no longer needed.
