I was worried because the residence doesn’t have a reception, but communication was excellent, and the staff are nearby to respond quickly. The staff are very friendly, and the room is extremely clean and tidy. There are many places to visit nearby, so the location is great. It was the best accommodation.

Great value for the money in a really nice room.

You get what you pay for

Very friendly staff and very clean room. No escaping the fact that the location is not very nice and views are of industrial sites. No lift, loud AC and room smelled like petrol.

Great Service!

The service here is top notch! Nice area with a local gym you can walk to and get a workout in for only 25 ringgit a day! They made my stay super easy with great communication and provided me with whatever I needed! I highly recommend this place!

Great place to stay

This is a great place to stay alone. People in Kota Kinabalu, Malaysia are so friendly. Especially the hosts are really nice. This is a place I want to stay again next time I go. The location is great so you can walk to most places. I recommend taking Grab. Because the weather is very hot Stayed 4 nights alone It's a really nice accommodation See you again AC Residence

Room renovated to a very high standard.

Our room was spacious and very comfortable. The recent renovation works have been completed to a high standard, using high spec fixtures and fittings. Very good location for local amenities, restuarants, shopping malls, etc. The only downside is being located on the 2nd storey, as we had several suitcases. However, the owner was very helpful in carrying the cases up the stairs.

My boyfriend and I stayed at AC Residence first one night when arriving to Kota Kinabalu and then one more night when returning to Kota Kinabalu after some days in Sandakan. The rooms have great standard and with all amenities you can need. They’ve really thought about what you need when traveling. The staff are super helpful with quick response time over WhatsApp. They stored our luggage during our trip to Sandakan and it stood waiting for us in the room when we checked in again - so appreciated! Highly recommended and VERY affordable living in Kota Kinabalu

Advantages: This was a great experience, the room was comfortable, the TV service and electric curtains were excellent. Another advantage is the excellent location, quiet and convenient. Suggestions: It would be nice to have a shelf in the bathroom. Additionally, during rainy days, there were many ants that crawled into the wall joints of the air conditioner and got stuck in the cracks of the tiles, could there be an ant nest here?

The mattresses were too soft. The rooms are on the 3rd storey and there's no lift. But on the other hand, staff are friendly and responsive, the rooms are clean and there are many eateries nearby and it's walkable to the night market and to a shopping mall.

AC residence isn't what you expect from your normal hotel stay. There is no hotel lobby, there is no reception as it's located on the third floor of shophouses. However don't let it fool you! We arrived after midnight due to flight delays, yet when we messaged the property, we were immediately welcomed at the door. Once inside, we were shown to our room which was pleasantly quite spacious! It was simple but yet so cosy. The room was also really clean and tidy. Getting around was quite easy as well. Located in between Suria Sabah and Imago Shopping Mall, we didn't need to walk far to both places. The best thing about it was the service we received. Need 2 bottles of water, BAM, we received 4 in the next minute. Communication via whatsapp was prompt and friendly. We really enjoyed our stay here.

Pros Central location Responsive staff regardless the time Very clean room Cons I was staying at top floor. There's no lift. Window cannot be opened We could not open the blind because people on street can see straight through -this can be sorted with frosted film
