Beautiful country house situated on the hills of the famous Chianti Classico region, about 20 km from Siena.  
This property offers a panoramic view over Chianti area and guarantees privacy and comfort as well as a swimming pool and a large garden with a barbecue area. The interiors are tastefully furnished using materials from Tuscany.  
This property is situated in very strategic location that allows you to visit the beauties of the area and discover the most important vineyards of Chianti Classico.  
  
 At guests' disposal: private outdoor area, equipped for outdoor dining, swimming pool area shared with the guests of other five adjacent units (fully fenced, so safe for children), large area of gravel equipped with sun loungers and umbrellas, internet connection WI-FI (free of charge), tv satellite tipping, air conditioning in the bedrooms.  
  
Distances: Villa a Sesta (small village of houses with 4 restaurants) approximately 600 meters, Castelnuovo Berardenga with all kinds of shops 7 km, 15 km Gaiole, Radda is 20 km, 30 km Castellina, Rapolano (renowned establishments spa) 20 km, Siena 23 km, San Gimignano 57 km away, Cortona 65 km, Florence and Arezzo 70km, Volterra 81 km, Florence 80 km, Pisa 172 km, Lucca 150 km, Rome 230 km

Entry to the villa is via the basement level directly into an open plan lounge, kitchen and diner. The lounge area is furnished with a sofa that faces a flat screen television. Close by is a wooden dining table with four chairs. To the left is a small bathroom with shower.The spacious kitchen is equipped with an oven, gas hobs, microwave, dishwasher and a fridge with separate freezer compartment. There is plenty of cupboard and workspace available. The kitchen is divided from the rest of the room by a breakfast bar with three stools. At the opposite side of the room is a staircase leading up to the ground floor.  
  
Ground floor (accessible via a nice outdoor area and equipped): dining area with fireplace, satellite TV and kitchenette (oven, freezer, dishwasher, toaster), room with washing machine, bathroom with shower.   
  
First floor: living room with sofa beds, satellite TV, and access to an outdoor area with veranda. From here on access to large garden. Bathroom with shower.   
At the top of the stairs on the 1st floor is a bright and airy lounge.   
This room offers plenty of space and is furnished with two sofas centred around a television. Other furnishings include three wooden cabinets and a dining table with four chairs. French doors open out onto the loggia and garden. A second set of French doors open out onto a small Juliet balcony which overlooks the front terrace. There is also access to a bathroom with shower from the lounge.  
  
Second floor: at the top of the stairs on the second floor and directly ahead is the double bedroom. This bright airy room is furnished with a wrought iron double bed, two matching double wardrobes and a chest of drawers. French doors open onto a large balcony which looks across the hamlet towards the vineyards and hills beyond. To the right of the stairs is a bathroom with shower. Next to this is the twin bedroom. It comprises of two single iron beds, a double wardrobe and a chest of drawers. French doors open out onto the large balcony which is shared with the double bedroom.  
In both bedrooms there is an air conditioning very quiet.  
  
The following might be to be paid extra: Bed Linen and Towels (additional set), Final Cleaning, Heating, Refundable Security Deposit in cash.

#### Beautiful Casa in the heart of the Toscana 

The property is conveniently located in the heart of the Toscana. The owner welcomed us very friendly and was always helpful throughout the stay.The casa has three stories and was overall very clean. The view onto the landscape and olive trees are great.Nice restaurants are only 10 minutes by foot away.

#### A Tuscan Dream!

Highly recommend! We can’t say enough good things about this VRBO. This was our first time in Tuscany, and the last stop on our trip. The accommodation, and also the surrounding area, exceeded our expectations and we can’t wait to return again. Maria and Fabio are incredibly welcome hosts and are very thorough with the check in information. The home is very well equipped, is beautiful and feels very new but fashioned in a traditional style. Two bedrooms with three beds, three bathrooms all with a shower, as well as fold out couches available for extra sleeping. The kitchen is perfect, and the kitchen garden is beautiful and private, includes an outdoor seating area and grill. The second floor garden has an olive tree, a seating area, and an incredible view of the neighbouring vineyard and olive trees. The pool area is very nice, and we did spend an afternoon swimming (for us Canadians it was tolerable temperatures for outdoor swimming in May). The location is a short walk to Villa a Sesta which has a few very impressive restaurants. With a family of 4, including two small children, we really enjoyed Ristorante Enoteca Villa di Sotto and returned twice. We also made a few day trips from this area, the location was very convenient and there are many neighbouring towns and also not that far from Florence or Pisa to go for the day. Our only regret is not staying longer!

#### Ein rundum gelungener Urlaub

Ein wunderschönes Haus mit einem wunderschönen Garten, wo man es sich auf einer der zwei Terrassen gemütlich machen kann. Umgeben von Wein und Olivenhainen schön ruhig gelegen. Der Pool ist nur für die Mieter der Häuser vorgesehen und mit Schlüssel gesichert, dass keine Fremden reinkommen können. In der Umgebung kann man viel unternehmen, aber ist schon auf das Auto angewiesen bezüglich einkaufen, Restaurants, Sehenswürdigkeiten. Im Ort selbst sind aber auch vier Restaurants (davon 2 mit einem Michelinstern dieses Jahr), die fußläufig zu erreichen sind. Der Vermieter war sehr großzügig mit diversen Geschenken zur Begrüßung (Wein aus der Region, Salami, Brot, kleiner Korb mit Pasta, Tomatensoße, Olivenöl, Knoblauch und anderen Dingen) sowie ein wenig im Kühlschrank fürs erste Frühstück. Er war auch stets hilfsbereit und hatte auf jede Frage eine Antwort, erkundigte sich nach dem Rechten, als ein Unwetter niederging. Das Haus ist voll ausgestattet und es durfte auch alles benutzt werden. Wir haben uns rundum wohl gefühlt und kommen gerne wieder. Danke Fabio!!!

#### Schönes Ferienhaus im toskanischen Stil perfekt zum Erholen!

Rundrum sehr gut eingerichtet, insbesondere in der Küche alles vorhanden was das Herz begehrt. Ruhig gelegen, der Pool ist ein weiteres Highlight. Sehr gut gelegen für Ausflüge nach Siena, San Gimignano etc. Fussläufig ist das sehr leckere Restaurant Villa di Sotto erreichbar.
