Quiet area The property lies in a beautiful area of the Tuscany, surrounded by olive grove hills and green thick woods of pine trees; near to the most important art city of Italy (Florence, Voters, San Gimignano, Pisa, Lucca) and to the Versilia coast. The position and the altitude of about 300m on the sea level, guarantee a mild and agreeable climate in every season. It lies in a panoramic location around 1,5 kms from the village of Buti. It is a quiet location that provides a lot of privacy to the guests. From the large terrace (equipped with table and chairs to eat outside) and the pool area you can enjoy the nice views on the surrounding hills. The pool (for your private use) is 14 meters long and 5,5 large, the depth is 1,5 meters. The house has been restored with a special attention for the original materials (terracotta, wood, stone…) and furnished with furniture of the Tuscany tradition. On the ground floor there are a kitchen, living / dining room, a double bedroom and a toilet. On the first floor there are 3 bedrooms and 2 bathrooms. It has in total 9 bed places, it is also possible to have a cot. Wi-fi internet connection available on request. In the town of Buti there are all the necessary shops and different restaurants/pizzeria/bars. Adviced restaurants/pizzeria's: Al vecchio molino, Le mangiatoie da Tormento, Trattoria Pacci, La Grotta, I maggi. Please note that the road from Buti (in total 1,5 km) has 500 meters of steep road with 3 hairpin turns and 900 meters of gravel road. So we don't suggest to come with sport cars or caravans. It is an ideal departing point to visit the most beautifull cities of Tuscany, for a day at the beach (30 Kms from the villa) or in the mountains (the mountain of Abetone 1400-1900 meters high is 80 Kms far away, in the winter it is also possible to ski there). Nearest golf clubs: Cosmopolitan golf (18 holes situated near Pisa), Tirrenia Golf Club (9 holes situated near Pisa), Fontevivo golf club (9 holes situated near Pisa), Golf Club Castelfalfi (18 hole, situated near Florence), Poggio de' Medici golf (18 hole, situated near Florence), Le Pavoniere golf (18 hole, situated near Prato). Access road: Please note that the road from Buti to the house (in total 1,5 km) has 500 meters of steep road with 3 hairpin turns and 900 meters of gravel road. So we don't suggest to come with sport cars or caravans. Except Ferrari and other similar sports cars, no problem to ride up with other cars. The road is one lane for 700 meters and narrower for the last 200 meters. If you cross another car, one of those must return to the first available space. The road is used by the owners / guests of 5 houses, so it is a road with little traffic. The driver must have a minimum of familiarity with the car maneuvers. Dogs: Dogs are welcome, the tenant has to check that the furniture is not damaged, remove the droppings and prevent them from digging holes or enter in the pool. The garden is fully fenced (fence suitable for midsize and bigger dogs). Additional charge: 25 euro for each dogs. If you want to bring more the 2 dogs enquiry before booking in every case. HOUSE (whole for your private use): Ground floor: kitchen, dining/living room, 1 bedroom with 2 single beds and a toilet. First floor: 3 bedrooms, 2 bathrooms. OUTDOOR FACILITIES (all for your private use): Fenced garden & Parking places Garden chairs, sun loungers and sun umbrellas Barbecue Swimming pool (14x5,5, depth: 1,5m). The pool is open from half May to end October. Aug 27, 2023 Liked: Check-in, communication, location, listing accuracy #### Stunning view, beautiful house, but massive problems with pool A wonderful house, up in the hills, very calm and quiet, in the mids of nature. The furniture, especially the beds, are quiet old and are squeaking at each little movement. But the style is very nice. Wonderful terrace among green vegetated roof, love to sit there and eat! Unfortunately we had massive problems with the pool: the water wasn't set up at the correct chlorine and ph value, so that everyone of us, espacially the kids got all skin issues (flushes, pustules, pain!, burning, open wounds!....). The owner put some stuff to elevate the ph value, which helped a little, but not in total: and the worries and anxiety of the kids to go in there swimming stayed the whole week, and damaged the holiday feeling a lot, as the pool is the most important thing to have, when it's almost 39 degrees hot.... Aug 30, 2016 #### Good Villa - but in need of a few improvements I'd like this to act a constructive review for the homeowners to hopefully take into account, as this villa is good, but it could be so much better. We visited as a group of 7 - including 3 young children - let's start off with what we really enjoyed (review reflects the general consensus of all visitors) 1) The view is stunning - a beautiful vantage point overlooking the small local town of Buti - surrounded by lush olive groves and greenery. The view and surroundings are right up there with the best we've ever experienced. 2) The swimming pool is great - large and relatively child friendly, again, boosted by the views. 3) The kitchen is well equipped. A few things did however, let this property down (we are regular holiday home/villa renters, so have seen all ends of the spectrum!) The first niggle - not enough sun loungers. The pool is located away from the main property, which houses up to 9 people - yet there are only 4 loungers. This is really odd - and meant regular alternating - which is quite frustrating. Also of the 4 loungers, only 2 are of a decent quality. This is also evident with the outdoor dining set - all plastic (table and chairs). The metal bed frames are really squeaky! Light sleepers will struggle; mattresses are also springy and again, not the best quality. The pillows are those thin, cheap polyester types. I would not return to this property for this reason alone, so perhaps something to consider improving. The living room will seat 5 people - again, in a property that houses 9 people, maybe a little more thought around the seating to create alternative communal areas that everyone could enjoy other than the patio. Other notes: Overall interior is less rustic and more dated/worn. No welcome pack? This is usually pretty common - detailing key contacts, locations i.e. banks, pharmacies, emergency numbers etc. Finally the drive to the property. This could not be more understated on the owners website, Homeaway page and other web listings of this property. Whilst the incredibly steep, winding, narrow and precarious route to this property may not trouble a local - city drivers beware - this is a very intimidating climb/decent. At night this is amplified. This MUST be better articulated in the description for the property (current description just states 'The property lies in a panoramic location around 1,5 kms (of which 900 meter gravel road) from the town of Buti'.
