Lux Master+Loft, Hot Tub, Fireplace, Arcade Located in a secluded neighborhood with rustic charm, The Chapparal Lodge is just five miles south of Hochatown off Highway 259 and Sweet Home Road. In this 1,600 square foot modern cabin, you’ll find the perfect setup for a family or a group of friends and are close enough to enjoy the state park, wineries and other Broken Bow restaurants and nightlife, while also being far enough in the Kiamichi wilderness to experience nature at its best.Close to area Casinos! On the first floor, a private master bedroom with a king-sized bed welcomes you. The en suite master bath features dual vanities, a spacious, walk-in shower, jetted tub and a washer/dryer. Upstairs, you\`ll find an open loft layout with a queen bed, a private full bathroom and a hideout for the little ones. A pull-out sofa bed is also available for two extra guests on the first floor. Outside, you\`ll find a firepit with chairs and a covered, wrap around patio with an outdoor dining table, a charcoal grill and a hot tub. This cabin is non-smoking and no pets are allowed. Smart TVs are located throughout for easy streaming. Outdoor surveillance is on this property. Directions with access code will be sent day of arrival. WiFi code will be included at that time. Enjoy Your Stay! The Staff at Luxury Broken Bow Cabins looks forward to welcoming you! Located in the Sweet Home Luxury Lodge edition, you are right between Broken Bow and Hochatown in the woods, but close enough to everything fun. Outdoor surveillance is on this property. HOT TUB 1) Hot Tubs are drained and cleaned prior to each arrival and chemicals are added. 2) These cups of chlorine are provided for each night of your stay after the first night. Just empty into the tub and turn on the jets for a couple of minutes to circulate before you get in. 3) Please check the hot tub upon arrival and report any problems you may see. 4) The ONLY buttons you need to push are the Jets and possibly the lights button. 5) DO NOT put any bubbles, oils, etc. in the hot tub. 6) Enjoy! Enjoy! Enjoy! Rental Agreement Check in time is from 3-7pm . After 7pm phones are not on to help assist guest . Indoor propane fireplaces are only operational through Oct - Jan every calendar year . Pilots lights on inside will be on during that time. There is no guarantee outside fireplace propane light will be on due to winds in the area . On inside some fireplaces have a push button or a timer located near fireplaces . On those to turn on you would push the 30/60/90 button to turn on. Timer you turn . If property has neither then on the bottom where fireplace is sitting you will see a black push knob . To turn on you would gently push knob in and turn to ON . To turn off you would turn it back to PILOT ( DO NOT TURN KNOW TO OFF OR YOU WILL TURN PILOT OFF ) ! LBBC is not liable for fireplaces not operating or will not give refunds due not operating ! We will try but cannot guarantee to be able to get someone out to assist . All properties do have a out door firepit But LBBC does not provide wood . Cabins are in the natural forest any deadwood that guest can find that will fit in the out side firepit can burn. Area does sell firewood .No firewood is allowed to burn in the inside and outside fireplaces ! If guest do guest will have to pay to replace and ramify any damage to the property . There are no fireplaces on the propane fireplace cabins and would have smoke damage . Keeping your cabin tidy during your stay will be your responsibility. You will also be responsible for leaving the cabin in good condition when you leave. Remember, these are privately owned cabins. Please treat them as you would want guests to treat your home. Age Requirement: All LBBC cabins are limited to families, couples, or adults 21 years of age or older. You must be at least 21 years of age to reserve a cabin with BBLC. We will not rent to students or singles under 21 years of age, or unchaperoned groups. Upon check-in, we reserve the right to refuse service with monies forfeited if any discrepancies in our policies are suspected. Exceptions are made for couples, i.e., honeymoon, anniversary, etc. Please call our office to reserve couple cabins if you are under our age requirement. Minimum Stays: A two-night minimum stay is required on all reservations. A three-night minimum stay is required during holidays that are established by LBBC Rates/Occupancy: The rates listed on the website are based on the number of people that the cabin sleeps comfortably. A $15 per person, per night charge MAY be added for up to two additional people with permission. This includes children. All guests must be registered. ACTS OF GOD Property management company or owners of the company are not responsible for any power or internet outages that are related to weather or due to area outages. Also if anything goes down on the property on maintenance we will do everything we can to get it fixed based on available technicians. Property managers and owners are not held responsible and no refunds will be given . Sale of Unit: Managed property(s) may be listed for sale. The transfer and sale of a managed property does not guarantee that the new owner/owners will be obligated to honor your scheduled vacation dates. Guests understand that if the selected vacation property sales prior to scheduled arrival date, LBBC will make effort to reschedule your vacation stay. If LBBC is not able to reschedule the stay, guest will be entitled to a full refund of any payments collected. Check out is 11:00 A.M. An additional charge may be processed on your credit card for every hour past the stated 11:00 A.M. check out time. EARLY CHECK INS ARE NEVER GUARANTEED. Check In Procedures: Prior to your arrival, an message through your booking will be sent which will provide detailed driving directions and a key code that you can use to unlock the cabin door. Please consult the cabin manual prior to calling. Wifi, satellite, and hot tub instructions are all provided in the cabin manual. Please notify us immediately upon discovery of missing/damaged items. Check out Procedures: Please do not leave trash in your cabin, and remove all food from the refrigerator. Shut and lock all windows and doors. An additional fee up to $500 will be processed on your credit card after your departure if the accommodations are left damaged or excessively untidy (trash, pet urine, stains, or excessive hair on the furniture or carpet, cigarette butts found on property, stained linens or furniture, furniture rearranged, etc.). An automatic, additional $100 fee will be charged for vomit. Items broken or missing from the cabin as well as checking out late 100.00 per hour will be charged to your credit card accordingly. Pet Policy:Pet fees are charged separate from after booking -its a separate fee added the booking .75.00 per dog per stay - some propertys has a maximum of two dogs . Some of our cabins are considered pet-friendly. A non-refundable $75 pet fee/per pet and stay will apply on all reservations which allow pets. The maximum number of pets allowed per cabin is two. Please bathe, brush, and treat for fleas before your stay. Pets are not allowed to be on the beds or furniture, and you must crate them when you are away from your cabin. Remember, this will be a new place for your pets and they may not behave the way they usually do at home. Excessive pet hair, urine or stains will result in an additional $100 cleaning charge to be processed on your credit card upon your departure. Scratch marks or any other pet damage will be repaired and the cost will be processed on your credit card. Failure to comply with a cabin’s “No Pets” policy will result in a charge of an additional $200 per rental night and eviction without refund. Smoking Policy: All cabins are non-smoking cabins. If the cabin smells of smoke, or there is any evidence of smoking inside the cabin, an additional cleaning fee of $200 per rental night will be processed on your credit card. An additional fee up to $100 will be charged for littering the grounds with cigarette butts. Please dispose of them properly. Hot Tubs: Please supervise children at all times around the hot tub. No diapers, glass, soaps, creams, oils, bubbles, lotions, or food is allowed in the hot tub. Please shower before and after using the hot tub. Please leave the hot tub cover in place when not in use. The replacement cost for hot tub covers is $400\. Please do not allow anyone to sit or stand on the hot tub covers. Trash: Place all trash inside the outside receptacle and make sure to secure the lid tightly. Remember, you will be staying in a forest full of animals that would love to play in the trash and make quite a mess with it! County Trash Service will be provided M, W, F. Larger items may be taken to the local trash center located on Highway 259A. Fireworks & Discharging Firearms: Fireworks and discharging firearms on or near cabin properties is strictly prohibited for the safety and consideration of all owners and guests. Since most all land is privately or government owned, there is not a place for fireworks that we are aware of. In dry seasons, fireworks compromise the safety of our entire area. Please be considerate and respect the area and rules, owners and other guests. Target practice and hunting may be allowed on National Forest property, but you must be licensed to do so. We searched for cabins that had a hot tub and grill. The cabin was very clean, spacious and in a good area of town. The directions were inaccurate and it took a while to find the cabin. The hot tub was lukewarm when we arrived and we messaged the owner to see how to get it hotter. His response was not timely and he just said to increase the temperature. Well, we had already done that as there were only 3 controls to choose from. We were very disappointed that we didn't get to use the hot tub as that was the main reason we chose this particular cabin. Also, the grill in the pictures was a gas grill but the one that was on the property was a charcoal grill and we intentionally left our charcoal at home only to have to a buy another bag of charcoal in Broken Bow. There was an arcade game in the loft upstairs that we were pretty excited to play as it rained one of the days we were there and we decided to stay in the cabin. The game didn't power on and we asked the owner about it and he didn't respond. Upon checking out, we noticed instructions tucked away behind a sign on the counter giving instructions to the hot tub. Apparently it was on "sleep" mode and pressing a combinations of a few buttons would have put it in active mode. The owner did not tell us this nor even confirmed if we saw the hot tub instructions. For the price we paid, we to have had a better experience. We would not recommend this cabin. ##### James F.
