This beautiful 3- bedroom home on the famous New River is surely to be your vacation destination for years to come! There are approximately 10 steps to enter into the main level living room. Here you will find a perfect place for the family to gather in front of the gas fireplace and flat-screen TV. There are lots of indoor games and puzzles for guests to enjoy in case of rainy weather along with a game table in the main living room, perfect for trivia battles. The nearby kitchen is fully-stocked and offers plenty of space for the family chefs to prepare a delicious meal. The coffee bar boasts a drip coffee maker, and filters/sweeteners are provided. At the island, there are 3 barstools. Directly behind that there is a round wooden high-top table with 5 seats. Perfect place for a quick bite before heading outside for family fun! The master bedroom is on the main level and has a queen size bed. There is a full bathroom that can be entered by the master bedroom or from the hallway. Upstairs, there are two additional bedrooms, each with a queen size bed. In the loft area separating these two bedrooms, there are 2 twin beds. There are 2 rollaway twin beds for additional sleeping options. All bedrooms and the loft have smart televisions for streaming your favorite shows. The family room television offers YouTube TV, so you can access local channels and sports. The loft is a perfect place for the kids to watch and relax away from the adults. The patio is accessed using the glass doors in the kitchen. You can enjoy your coffee on the porch, listening to the gentle sounds of the river below. There is also a high- top dining table and chairs on the porch for an outdoor meal. Down the stairs from the main living area, is the basement with access to the yard and river. In the basement of the home is the epic game room, which includes a pool table, foosball table, Pop-a-Shot basketball game, and a poker table. There are also several outdoor game options like cornhole, bocce ball, spike ball, and yard pong. The kids will not be bored! Opening up the doors on a warm day is the perfect addition to a relaxing vacation. There is a new gas grill just outside of the basement and a few chairs. ​​​​​​​ There are 2 adult kayaks and 1 youth kayak available for use. The fire pit in the yard is the perfect way to end a busy day on the river - enjoy roasting marshmallow, telling your favorite campfire stories, and gazing up at the stars. For larger groups, Riverbend Retreat is right next door! Additional Important Notes: \-Firewood may be added by reaching out to us more than a week in advance. You get two wrapped bundles and a firestarter for $25/night. \-There is enough parking at this home for 3-4 vehicles. \- All BRMR homes offer well stocked kitchens with all utensils needed to cook meals. There is also a "starter set" of paper products at the house: a roll of toilet paper per bath, several garbage bags, a small vial of dishwashing liquid, a few tablets of dishwasher detergent, some laundry pods, a roll of paper towels, hand soap, shampoo, conditioner, body wash, and some makeup remover cloths. There are enough of these items for one night, or maybe two. We do not provide hair dryers. Towels and linens will be provided. \- Check in is after 4pm and Checkout is by 10am \- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates. \- No smoking inside the home. No trace of smoking left outside the home. \- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook. \- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable. \- 4WD/AWD and/or chains recommended during winter (Nov-March) for all homes. Travelers visiting during the winter months where inclement weather may be possible should come prepared with an AWD or 4WD vehicle, and chains may also be required if it snows. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement. \- NCREC Broker Name: Blue Ridge Mountain Rentals. Everyone in our party from ages 12 to 76 years old enjoyed themselves. The river runs right behind the house so every morning was enjoyed drinking coffee on the porch while listening to the water. Game room was a great set up. Had everything we needed. The area is isolated, so don't expect a lot of food delivery options. There are neighbors on either side, but the property is far enough away that you don't feel that your privacy is being invaded. Kitchen had everything you could need and the washer and dryer were a lifesaver. Property was clean and well kept. Only critique as far as comfort goes is the beds are VERY firm. We actually bought a mattress topper for our stay that helped a lot. Communication with the property manager was perfect and details of check in and check out we're precise. Boone is about a 20 minute drive, but we found ourselves wanting to stay at the house rather than go out. We live near the beach and wanted a different experience. So off to the Mountains! The river behind the house was the most perfect sound in the mornings and evenings. The stars were brighter than we have ever seen before as we sat around the fire out back. The 4 teens pretty much stayed in the basement playing games when we were not out snow tubing, mountain coastering or shopping all of the local shops. W.Jefferson was only a short 20 min drive, Boone was a 20 Min drive and all of the surrounding areas like Beech Mtn, Valle Crusis, Banner Elk were all easily accessible. There were no negatives to speak of. The house was well equipped, VERY clean and felt like home. Check is was EXTREMELY easy. And so was check out. The extra shelving in the upstairs bath was a life saver with 3 teen girls to all have a shelf for their things instead of piling it all on the counter. Once we arrived we were very disappointed. The home was not clean and some linens had not been changed. We were traveling with infants and had to vacuum before we could even consider putting them down. We found food on the couch, in beds, under the furniture and there were not enough towels as described. The toilets required plugging and we had to have maintenance out to drain the bathroom sinks. The front and back porch are gated so that made it super nice with the pets you could let them on the porch and didn't have to worry about them running off. The River Roost house was perfect. Plenty of room for all. Beautiful Setting with the river behind the property. My kids and grandkids had plenty of things to keep them busy while at the house. They enjoyed the Kayaking, they had bonfires each night with smores, they played cornhole and enjoyed the game room each night, even though some of the games needed attention to fix minor issues with them. The back porch was great having a toddler with the gates for security. My husband and I also loved sitting on the porch watching the kids enjoying their vacation. Great House!! ##### Pam C. We had rain for most of our stay but there was plenty to do inside. My favorite was sitting in the glider rockers on the covered porch watching the water and wildlife. It was spotless clean and very comfortable. The beds and furniture were very comfortable. The porch furniture was very nice and we loved sitting out there listening to the river. My children were perfectly content staying at the house and playing in the game room. The house isn’t far outside of Boone and didn’t take long to get places. The roads and driveway leading up to the house were very manageable and didn’t make me nervous. My family is begging to go back this summer. Thanks for letting us borrow your home! ##### whitney A. We visited this place with two families (4 kids ages 6-9) over a long winter weekend, and it was awesome! Highly recommend!! It was nice, clean, and the awesome downstairs game room produced hours of fun. Throw in the cool location (on a beautiful river, just a few minutes from Boone, skiing, etc.), and it's hard to beat! They fished, took over the basement, and enjoying the back yard! We were lucky enough to get snow, so they built forts and had snowball fights. The rental felt like a home away from home. It was packed with everything. My boys and hubby loved the downstairs pool table and basketball game. The cabin exceeded our expectations and there were plenty of activities for us to entertain while enjoying the tranquility and the sound of the water by the porch. Almost everything was very clean with the exception that one of the bed had some dog hair but nothing major that was solved immediately.
