As you wind through the scenic countryside to reach us, you’ll find yourself immersed in breathtaking vistas that gently ease you into vacation mode. Here, life slows down, and simple pleasures take center stage. Because of our remote setting, we recommend gathering your favorite supplies before arrival. You’ll find small local markets just 5–10 minutes away, with larger grocery stores in Paintsville, about a 30-minute drive. A picturesque, gated driveway—nearly a mile long—escorts you through rolling hills to an elevation of 800 feet. Along this awe-inspiring approach, every curve reveals more of the stunning landscape, culminating in the grand reveal of our custom-built mansion. In snowy months, we do recommend a four-wheel-drive vehicle to reach the summit safely. When you arrive, step out and soak in the panoramic views that stretch to the horizon. It’s like camping on a mountaintop—with the added luxury of a 6,000-square-foot estate all to yourself. Inside, a welcoming foyer leads you to the main floor, where you’ll find a cozy bedroom, a full bathroom, and a handy laundry room. Gather in the spacious living room or whip up a feast in the well-equipped kitchen and dining area. You’ll also enjoy direct access to our indoor heated pool—an oasis for year-round relaxation. Head upstairs to discover three beautifully appointed bedrooms, including a lavish master suite with its own en-suite bathroom, plus another full bath. Note that the third-floor bedroom is accessible via one of the second-floor rooms—adding a touch of uniqueness to the layout. Downstairs in the basement, two more bedrooms, another full bath, and a generous game room/living space await, perfect for group fun or quiet downtime. In total, our home features seven inviting bedrooms and five full bathrooms, each thoughtfully designed for your comfort. After a day exploring the estate’s 200 acres of trails, unwind in the hot tub or dip into the pool to soothe your muscles and mind. While some trails are a work in progress, the sweeping ridges and rugged terrain reward explorers with stunning views—please keep children close by and exercise caution on more challenging paths. Nature’s splendor here comes with its own risks, but we hope you’ll find the rewards well worth it. Whether you’re chasing adventure, tranquility, or a bit of both, this retreat invites you to savor each moment from dawn’s light to twilight’s glow. Additional Details: • ATV/UTV Policy: Guests bringing ATVs or UTVs must sign a waiver. By booking, you agree to this policy and accept responsibility for making sure every rider in your party signs the waiver. Please stay on designated trails. • Winter Travel: Roads and the driveway won’t be serviced in snowy conditions, so a four-wheel-drive vehicle is necessary if snow is forecasted. We LOVED that it was in the middle of nowhere. The house was clean and stocked with basic essentials. The host was very quick to respond to all of my questions and concerns. We did not go anywhere. We planned and cooked all our meals at the house and just played games and relaxed. We had 8 adults and 4 children under 5\. The layout was perfect for our family. Everyone had their own room and bathroom. There were storms in the area the first night we stayed and the power was out for 8 hours. The cell service is poor but we were able to get a message to our host and she was very responsive and kept us in the loop. We drove about 9 miles away to Ralph’s market and met the nicest people. We were able to get ice for our cooler to keep our food cold and they even had FREE coffee. (They called our VRBO the mansion on the hill)😂😂. If you are looking for a luxurious escape with peace and quiet then BOOK this house. You will not be disappointed. ##### Jennifer B. The house is located at top of a hill so the views were great. However, the steepness was a concern with small kids and lots of lost balls over the edges… Plenty of trails to walk and they are wide enough for an ATV. The house was big enough for our family and we loved the outdoor area. However, stairs outside did not have handrails, which was also a safety concern for children and elderly family members. Rooms were very large and great mix of kid and adult space. Most rooms had no storage for clothes, which would make stays longer than 2-3 nights a bit of a hassle with not being able to unpack a suitcase. Be aware that the pool is kept at a “brisk” 82F…we lasted about 15 min before getting too cold. We spent most of the time in the hot tub! There was one door to the pool that did not lock securely (just a handle lock that our children easily could unlock). This was a major concern for us, so we used fashioned a rope tied to the door handle to “lock it” from the pool side since we had 4 kids under 6 years old. It really needed to lock from the pool side or with a lock that the kids couldn’t reach. Host is very responsive. Overall we had a wonderful time and it was a fabulous way to gather the family. ##### Osniel G. We held a small staff (11) retreat at this location. If you're coming through Morehead, KY to reach the property, I recommend continuing onto Grayson, KY. The roads are much easier to navigate, and less car-sick inducing. TLDR: Loved the property! The property is about 35 minutes to civilization so make sure you are fully stocked on everything you'd need durning your stay. There are plenty of trails and areas to explore as it sits on 200 acres. The indoor pool and hot tub were a very nice touch and refreshing after hitting the trails all day. The communication with the host, Audrey, before and during our stay was excellent! The home is so great, and the property was incredible! A couple of helpful tips for future renters: - the home is older and has some visible wear, but it was nothing that was an issue and the home was super clean (we were able to walk around with no shoes and no one had dirty feet after!) - there is nothing around in terms of food, so we all packed coolers and cooked the entire trip. The kitchen has everything you need for doing so, and there is a second refrigerator in the garage (not shown in the listing). - we brought dirt bikes, mountain bikes, and a side by side UTV on the property and we thoroughly enjoyed all of them or even just hiking on the trails! (aka - the trails are excellent for multiple activities!!) Overall - this house was great! It is huge and has plenty of space for everyone (we had 20 in our group). The kids and adults loved the game room downstairs in the evenings (pop a shot was a hit!!). The kids LOVED the pool and there’s so much space for adults to lounge around if swimming is not your thing. The outdoor fire pit and patio were a huge hit too! And even the front driveway was a blast for dancing around, kids riding bikes, and just hanging out. The views are amazing at this property from pretty much any angle, so if you’re outside, you’re sure to enjoy yourself! We will DEFINITELY be booking this property again. Everyone (kids & adults) said this was their favorite vacation ever. Never felt on top of each other. Paths are great, we used them for hiking. Pool is large and entertained the kids for hours. Nice game room. Beautiful location. This is a place to come and enjoy family and friends or just check out of daily life. Not a lot locally if you are looking for other things to do. We will be back. ##### Greg S.
