OVERVIEW  
A 415m2 luxurious villa on the top of a slightly sloping hill at Neos Voutzas (Marathon-Nea Makri) 24 km from Athens-Acropolis, overlooking the beautiful Evia Bay in the Aegean Sea, and the neighboring island of Evia, while surrounded by open fields (more useful distances below). The sea view from all indoor and outdoor spaces is unobstructed and breathtaking. No noises from the rarely used road or the neighboring villas disturb the magical experience.  
  
The villa is strategically located for those who wish to be close to the sea, the Zoumperi - Nea Makri - Marathon beaches, day cafes, restaurants, taverns and the night life, but to also be far enough from the crowd and the disturbance, enjoying a magnificent sea view and relaxing holidays.   
  
It is an ideal destination for families or a group of friends wishing to combine mountain and coastal activities such as swimming, water sports, sailing, fishing, horse riding, cycling, hiking and more.   
  
It offers the opportunity to organize visits to several archaeological sites and museums and explore the famous areas and antiquities of Athens and Marathon. It also offers the opportunity, through the port of Rafina, to organize even daily excursions to the Cyclades islands. Hiring a car is recommended.

VILLA DESCRIPTION  
The villa, designed by a well-known Greek architect, equally balances luxury and functionality, and is subtly integrated with the natural setting by extensive use of natural materials. It has an air of openness and lightness, where one can relax far away from the stresses of urban life, while being close enough to all holiday and tourist attractions. The northeast and northwest winds, common in Greece during summer, have a cooling effect, even on days with high temperatures.  
  
The entrance level is an open space and consists of a living room with a fireplace, a family room, a dining room, an open plan eat-in kitchen and a WC. The kitchen is fully equipped and opens to an outdoor sitting and dining area. The living and the family rooms open to a separate shaded outdoor sitting and dining area. Both outdoor areas are enclosed by stone walls and provide stunning views of the sea.  
  
On the lower level there are two bedrooms, one with a double bed and one with a twin bed, an open space office that could also be used as a playroom, and a bathroom with shower.  
  
On the 1st floor there is a master bedroom with a king size bed, a separate dressing room and a bathroom with bathtub, a bedroom with two twin beds and walking closet, an office room, and a bathroom complete with shower. Both bedrooms open up to a balcony providing a stunning view of the sea.  
  
On the 2nd floor there is a 45m2 open space bedroom and a bathroom complete with shower. The bedroom has a double bed and a sofa. It opens up to a balcony providing equally stunning sea view.   
  
A 28m2 swimming pool, surrounded by a garden and an outdoor seating area, is located in front of the living and the family rooms.  
  
An elevator serves the villa from the lower floor up to the 1st level. The entrance level, 1st and 2nd floors are fully A/C equipped.  
  
SEA, SPORTS, AMUSEMENT  
All the coastline of Marathon offers unique sandy beaches, or more primitive rocky ones.   
Schinias, and Zoumperi are among the top-rated beaches of Athens. You can choose your own tree in front of the sandy beach, or you can choose an organized part of the beach, you can have ouzo and a snack in a beach taverna, or you can go for surfing, take surfing lessons, water ski, wakeboard, sailing, scuba diving, play beach volley etc.…..   
In the birthplace of Marathon run, you can enjoy jogging at the beach, or in the pine forest across the beach!  
In Nea Makri (closest village) and on most of the beaches also, there are a lot of day cafes, restaurants, tavernas, bars and pleasant night life!  
  
ARCHEOLOGY  
The Acropolis and all major ancient sites of Athens are located in the center of the city at a distance of 24 km (14 mi) from the villa.  
  
Marathon, where the ancient battle took place is virtually in the area where the villa is located.  
The battle fields, the camps, the tomb, the start of the Marathon Run, are all gathered at a range of around 14km (8mi) from the villa.  
  
Cape Sounion / Poseidon Temple is a day-excursion from the villa with sunset over the Aegean Sea, as viewed from the ruins, a sought-after spectacle, 60 km (37 mi) from the villa.  
  
Corinth, Argos, Mycenae, Nafplion and Delphi all these ancient Greek sites have tremendous archaeological interest and are in distances of 110 – 200 km (68 - 124 mi) from the villa.

#### Magnifique vue

Jolie villa avec vue magnifique. Bien équipée. 3 belles chambres avec terrasse et 2 chambres au sous sol. Belle piscine. Distance proche Athenes, aéroport et plages mais voiture obligatoire car la villa est haut perchée sur une colinne. Check out trop tôt. Excellent week-end.

#### Maison magnifique

Très belle maison, très propre et grande. Nous étions 7 personnes et on se sentait à l'aise. La piscine est un luxe à Athènes. Communication rapide et simple avec Tilemahos, le propriétaire. Toujours disponible si besoin. Malgré notre arrivée tardive (2h du matin), il y avait quelqu'un pour nous recevoir. Nous avons passé un agréable séjour dans cette maison.

Malheureusement les incendies ont laissé des traces douloureuses sur l'environnement ce qui doit nous faire réfléchir sur nos comportements environnementaux....... Mais Merci pour votre accueil.... Corbeille fruits, fleurs, Prosecco au frais ect..... Good communication throughout, beautiful home with great amenities. We enjoyed the pool in the afternoon after hot days in towns. We did taxi/uber, but I can see that a rental car would have helped if you are there longer (we were only here 3 nights). Beautiful views!!! Kitchen has everything you would need. Nice to have washer and dryer since we were traveling before and after. Nice respite. Highly recommend!

#### Fantastic Home, pool and setting

Wonderful large home with amazing views and wonderful pool. Our grandkids were in the pool all the time and the entire home was first rate!!Kitchen was loaded with coffee pods, and all the stuff you needed. We stayed 5 nights and all 6 of us totally enjoyed it.

#### Superb villa, stunning views

Excellent property over 3 floors, plenty of space in bedrooms, fully equipped kitchen. Everything in the property was well maintained and had a comfortable, homely decor. Area was very quiet, good mix of sun and shade for sitting out throughout the day. Views from the balconies and pool area are exceptional. It was quite easy to order taxi if needed but would recommend hitting a car

#### A fantastic start of the Greece Holidays

A wonderful place to stay, not too far from the coast (5 min drive) and Athens (30min drive). The villa was amazing, 4 floors to accommodate us all, with all the facilities a family would need. A wonderful place to watch the sunrise in the morning too. The host, Tilemahos, greeted us on our arrival and was ever so helpful. Would recommend this exceptional villa to anyone.

This house is amazing! We enjoyed everything about it. Plenty of room for a family of 7\. Lots of nooks for everyone to enjoy doing their own thing and coming together for dinner and games. Beautiful setting and breath-taking views. Quiet neighborhood, nice to go for runs or walks. Tilemahos was a great host and Afroditi was great and made our C/O very smooth. Thank you both. #### Amazing Greece

Had a wonderful time! Visited a winery, went windsurfing, ate at waterfront seafood restaurants that offered amazing prawns, grilled octopus, squid, grilled sardines and baked sea bream, visited all the historic places in Athens, marathon, Delphi and Saint Efraim’s monastery all in one week. Highly recommended if you love the water, Mediterranean food and awesome hospitality. The host was very meticulous meeting our needs. Really enjoyed our stay!!

#### Amazing home!

We are a group of 8 adults who visited Greece from the USA for the first time this July and we had an amazing stay in the villa! This villa is so much nicer in person! There was plenty of room and is beautifully decorated! The views from every room are stunning! The pool is ice cold which at first was tough to enjoy but after the extreme temperatures was thoroughly enjoyed after a day out sightseeing! Getting there from airport was a bit confusing to find at first. GPS sends you on a strange route and the directions from the owner were a bit more confusing due to our inability to read the Greek road signs-LOL! Definitely use caution driving up as there is a lot of switch back driving on narrow roadways with little to no guard rails easy to adapt after a few times up and down the mountain. Communication was always promote and extremely helpful with the owner during the entire process! The surrounding area looks a bit run down but we quickly understood that the community went through tragic fires in 2018 which explained the appearance and their apparent rehabilitation process in the neighboring areas. It was roughly an hour drive to Athens and 2 hours to Poseidons Temple. These are the only 2 historical sites we visited before our cruise. We found several quaint ocean front villages to visit at night for drinks, dinner and ice cream not too far from the villa. We truly loved our stay at this gorgeous villa and would highly recommend!!

#### Great hill top villa

We had a wonderful time. The Villa is of a very high standard (it even has a lift), very homely and worked well for a group of 7 adults. The area is peaceful with a beautiful view and there was always a breeze even on very hot days. Transport is required for beaches shops and restaurants, but lovely bakeries/ restaurants within a short distance.

#### Wonderful villa outside of Athens

We had a great, relaxing stay at Tilemahos' villa for three weeks. We had our family (2 adults, two kids age 7 & 8), and my in-laws (who had not been back to Greece in over 30 years). His villa was home base for us in our travels throughout Greece. First - the property, the amenities, comfortably had more than enough room for all of us. Excellent appliances for cooking / having meals / etc. The pool was great for the kids to jump in and relax when we didn't feel like going to the beach (or weren't busy seeing the sights). Tilemahos was super helpful when we were planning other trips around Greece (we were visiting the monasteries in the north, and some islands, and had not been before). Beyond that, excellent recommendations for local restaurants around the area, butchers, mini markets / fruit and bakery that were close by (drivable unless you really like to walk). When we were staying, Tilemahos was quick to respond to questions via the app / call / txt - and was an all around amazing host. I cannot say enough good things about this stay. It was a wonderful stay! Thanks again!

My husband and I were finally doing a bucket list trip back to Greece. As a Greek American I have traveled there several times but never for an extensive period of time. We wanted a home that would give us access to preferred amenities while still enjoying peace, serenity and amazing views. We found that in this villa. I have to say it exceeded our expectations. We felt at home from the moment we walked in. The home has all of the modern amenities one would need coupled with beautiful aesthetics. The home owner remain accessible throughout our stay (one month) and the service providers (pool, cleaning, landscaping). This villa made our stay perfect. We did several day trips and a few overnight trips and the location was perfect. My husband and I have traveled all over the world and I’ve seen many beautiful things. We will add this to our list and can highly recommend this property to any discerning guest.

#### Beautiful property for relaxing

Our family had just visited Santorini and Mykonos and were in Athens to rest before our long flight back to the US. It was perfect for us and met all of our needs. The bedrooms were comfortable and there was a baby crib for my infant. The outside was perfect for eating and relaxing with a beautiful ocean view. The pool was a great way to escape from the extreme heat. The beach is a 10 minute drive away and it was absolutely lovely/family friendly. Please note, you will want to rent a car if you want to get around to the grocery store, etc. as it is extremely hilly. This was the perfect way to end our vacation and we would definitely stay here again!

#### Gorgeous view

The view is amazing and the owner’s attention to detail is incredible! The villa is more beautiful in person than the pictures show. We rented a car and that was very helpful. We had a wonderful stay visiting several historical landmarks in Athens and surrounding areas, sailing on a sunset catamaran cruise, and visiting several beaches and beach clubs in Marathon, Loutsa, and Nea Makri. This was a great home base for our travels. It was a bit of a drive, and the area is definitely still recovering from fires that took place a few years back, but the beauty and attention to detail that the villa possesses definitely made it worth it. Waking up to that view each morning was a highlight of my trip and we loved the sound system and convenience of the elevator. The beds and showers were great and the kitchen exceeded our hopes as well. The owners even had a nice variety of food and drink supplied for us at arrival! Communication was great as well. We thoroughly enjoyed our stay!
