We are located in the mountains and roads can be slick and poorly maintained. Other Things to Note: ● The rental agreement will be sent to you once the reservation is accepted. Your booking is only confirmed once it is signed. Kindly complete it within 24 hours to secure your reservation. ● This property can accommodate up to 20 guests per local regulations. Infants under 2 are not included in this count, allowing up to 3 additional infants beyond the maximum guest limit. ● The daily rate applies for up to 16 guests. Guests 17-20 will incur an additional daily rate of $25/person. DOG FEE: ● $150 per dog. All dogs must be vetted. We allow a maximum of 3 dogs per booking, and we have the right to decline dogs based on breed or age. The appropriate fees will be requested once final approval has been confirmed. Guests will need to register with Towamensing Trails. The registration includes amenity-use charges, as well as administrative and access fees based on the number of vehicles. Wander Home will facilitate the registration process, and payment will be requested through the booking platform. ● $25 registration fee per group - This is included in the booking total ● $7 fee applies per vehicle and paid no later than 3 days before check-in). ● All vehicle information must be provided. Golf carts and ATVs are NOT ALLOWED. ● Please message us 2 days prior to check-in for any changes in the number of vehicles. Please upload your government-issued ID and payment method in your account settings, as well as send us a photo of your ID. ● Eligible refunds are subject to a 6% processing fee. ● A damage waiver fee ($50) is included for all reservations. Most channels add this upfront. Others do not have this capability, and it will be manually added to the invoice once the reservation is confirmed. ● Given the rural setting of the property, occasional sightings of ants, spiders, flying insects, and mice may occur despite our year-round pest control efforts. We strive to manage these encounters to the best of our ability, but cannot guarantee that the house will be completely pest free. ● We provide enough essential items to cover stays of about 2-3 nights. If you need more supplies during your stay, you can visit one of the following nearby stores: Square One Markets, Family Dollar and CVS. ● We do our best to ensure there is propane available for grills and/or fire pits, but cannot guarantee there will be propane for use throughout your stay. If all available tanks are empty, we ask that you refill a tank and provide a receipt for reimbursement. From the moment we arrived, it was clear that the hosts had put a lot of care into creating a welcoming space. The home itself was stunning—tastefully decorated, with spacious rooms, modern amenities, and plenty of natural light. Every little detail seemed thoughtfully considered, from the cozy throw blankets to the high-end kitchen appliances.What really stood out, though, was how communicative the hosts were. They made sure we had all the information we needed before our arrival, and they were available throughout our stay to answer any questions. They even checked in to make sure everything was going smoothly, which was much appreciated. The 3rd floor has a bedroom/bath and an adjoining living-room-like area. The beds were comfortable and the kitchen was very well stocked and the wifi connection was good. The kids appreciated and enjoyed the game room with the pool table/ping-pong, the arcade game and the xbox console with plenty of game options. Other homes may have a lot of bedrooms and just one common area, but this home has essentially four separate common/hangout areas (game room, main big tv/large sofa room, the smaller sofa area with tv/xbox near the bedrooms on the 2nd floor, and the living room on the 3rd floor with a tv/xbox). A few pointers: 1\. The water system is well water so bring water bottles to drink. It had an unpleasant metallic/acidic odor so we used spring water to drink and wash our faces/brush teeth. We may be unfamiliar with well water but got worries after my mom's eye reacted after getting faucet water in her eye. We let the management know but I think because of our short stay, it wasn't resolved before we left. 2\. The community garbage area is across the Teepee Of Towamensing Trails Community Center (put that in navigation) and you need the provided car badge to access it. 3\. Bring your own ping pong balls. The water situation did cause an inconvenience and worry but we let the management know and I'm sure they will take care of it based on their responsiveness and professionalism. ##### Aram S.
