Staff on hand to help. Room was exceptionally hot due to heating left on butt manager came straight away to turn it off. Bed little uncomfortable, springs sticking out middle of bed. Shower was not good. Took very long time to warm up and it basically dribbled out of shower head. Need to adjust pressure I think. Other then that it was OK.

"Absolutely first class; really unbelievably good!"
If you need to stay in or near Newmarket (this place is within 5 minutes drive from the town centre), you could not do better than this for the money. Even 150% of the money; it's brilliant. Fantastic room, with fresh coffee and real milk (kept in a fridge) great shower in the ensuite, B&B rooms have separate access (so you didn't feel awkward coming and going), utterly amazing breakfast in a beautiful room with wood burning stove, cloth napkins and freshly prepared fruit (as well as a full English!). Honestly; it was better than most hotels I've stayed in. And almost certainly the best value for money of ANYWHERE I've ever stayed. Obviously it doesn't having swimming pools and hot tubs, but as a B&B it is outstanding. In summary, the ONLY reasons not to use this as a place to stay near Newmarket are as follows: 1) You do not have a car and need to be in the town centre (although it would be easy to get a taxi to and from town) 2) You are a party animal and are not a big fan of beautiful, quiet surroundings, or country pubs 3) It's fully booked (they only have 3 rooms) 4) You're a numpty

Let's be positive to start with. The staff were welcoming in all areas of contact. The food and the delivery of food was good with smiling faces. The setting looks good, but this was November and the delights of the golf course could only be imagined on what was a dank misty two days. The negatives are fairly obvious. The hotel is of an age and the entire place has grown old and a bit shabby. The carpets could be replaced, the lift was grubby around the base of the doors. The seats in the bar area have been well used and the arms were not something to rest on without a sense of grubbiness. The doors along the corridors have been bashed by luggage over the years. While this is expected, it is also obvious that a coat of paint/varnish is long overdue. The plumbing where it has leaked shows with calcium stains. The roof along the corridors leaked (witness the strategically placed buckets). It really is time to get rid of the baths and install showers.

Wonderful rooms with every comfort in the converted wing of one of Britain's great stately homes. Great food and the friendliest and most helpful staff imaginable. They have taken child-friendliness to a new level: from the toy box in the hall, the line of boots of all sizes ready to borrow at the front door, and the kids' restaurant, club-room and cinema in the basement. Stay away if you actively dislike having children around, otherwise check your bank balance (this is not a cheap hotel) and make a booking.

"Plenty of character, although a little tired"
All the staff were very friendly and polite. My room was a single and a fair track from reception. Not that this was a problem at all. My room had every thing that I could want. However, the wall paper was coming unstuck in places. The handle on the bedside unit was inside the top draw. The tv and its remote control appeared at times to be on a different wave length! I only had breakfast at the hotel and that was great, plenty for everyone, from the traditional cooked offering to cereals and yogurts. It was here again that I noticed that things look a little 'tired'. Some of the light bulbs didn't work. The flowers on the tables were the wrong side of 'well'. I would have no issues about staying again, although I do feel that with a little more attention to detail my overall impression would be better.
