House Rules:
1) NO smoking in the home, violation of this rule will result in a $1000 fee to de-smoke the home.
2) Unless authorized in advance, check-in is anytime after 3:00 PM, and check-out is at 10:00 AM. If you'd like an early check-in and/or late check-out, please communicate with us 24 hours in advance so we can better accommodate your request.
3) No pets are allowed.
4) The apartment complex may run maintenance or clean pools, gym and other shared amenities as they see fit. Please be aware.
5) No shoes in the home. Please take them off at the front.
6) Any missing or damaged items will be charged retail cost through the portal as part of our process.
7) Any parties or excessive noise causing neighbors to complain will result in us asking you to leave without a refund of your stay
8) Management fee covers a damage protection insurance waiver during your stay.
9) Quiet Hours: 10PM – 8AM
10) Any unauthorized guests will be charged an extra $100/guest/night
11) The cleaning that you pay for is to clean the home prior to your stay. If you do not pick up after yourself sufficiently when you check out, you may be charged an additional cleaning fee - price depends on how long it takes to clean up after you. We don't expect you to scrub the home, but simply pick up your trash and put everything where you found it!
12) Do not wash hair down the drain.
13) We require a $300 security deposit for stays 28 nights or longer and once a month cleaning of $100 extra fee.
14) We charge a $150 security deposit for any same day one night reservation.
15) There is a $150 charge for losing the key fob or parking pass.
16) Do not speak with any staff members of the building. If you have any questions or issues, reach out to us. If we're made aware of any incident involving you and the leasing staff, your reservation will be canceled, you will not be refunded, and will be escorted off the property.

* We make sure to provide basic amenities you need as you book our place (e.g. hand soap, toilet paper) but further supplies especially for long-stay bookings need to be purchased on your own.

* Video surveillance is installed outside of the home only.

* All guests are required to sign a rental agreement and provide ID for guest screening before receiving check-in instructions. Upon booking, you will be sent a link to sign the rental agreement and submit your ID. Once completed, you will receive check-in instructions. Cancellation policies apply.

* Upon booking, you give permission to the property manager to use a third-party platform to screen your identity and check criminal databases to confirm your reservation. Complete terms regarding the guest screening can be provided by the property manager. You may receive an email to complete your screening.
