"Sweet Place with friendly, helpful staff"
This is a very sweet little place, tastefully decorated. From the front, it looks disappointing, but entering through the reception area, the back where the rooms are is very pretty. The rooms itself is lovely, but it was slightly uncomfortable, due to a strong smell either recent staining of the wood trim or massive amounts of bug spray. In any case, we had to keep our windows closed, because there are no screens, so the smell made it less than perfect. We would have preferred to have windows open. Other than that, it was very nice. The breakfast was fine, but I had the sense that we ate more than they expected. It was supposed to be served at 8. I asked if it was possible to eat earlier, and the got the whole thing together for us before 7, which was incredibly sweet.

"Perfect vacation rentals in town near ruins/coast"
Soles Mayas rents small vacation apartments near downtown Tulum. The rentals are BEAUTIFUL with a/c, kitchen, and huge balconies. It's a short walk or bike ride to Tulum Avenue and the ADO station, and there's a convenience store around the corner. The owner has bikes with locks and lights you can borrow at no extra charge! We used these to bike about 3 miles to the beaches and Mayan ruins via a quiet street and paved bike/walk path. No highway riding necessary. There also appeared to be diving equipment available. The manager is extremely accommodating and treats her guests like family. It's a little tricky to find the rentals because the street names are not clearly posted in town. I recommend calling, emailing, or fb messaging for directions and description so you'll recognize the building when you get there.

"Great little hotel for an awesome price"
We loved the Palma Real. It was a little out of the way (about 13 miles from Tulum), but the price was very worth it. We had a rental car so it wasn't a big deal. It was hard to find in the dark initially because there are no street lights around, but once you get close, the hotel has a giant green sign that's easy to spot. The room was pretty good sized with tile floors and a comfy California King bed. It was cleaned and the sheets and towels were changed daily. The shower was ok - the water pressure wasn't great, but it was a clean hot shower after each day of doing tourist stuff. This is not a deluxe 5 star hotel - so don't stay here if that's what you want. Tulum has some of the best beaches in the world and the area tends to be more eco-friendly. Hostels are popular here. It is a place to go for the best beach experiences, food, drinks, swimming, snorkeling and awesome people. There are spas around if you want to be pampered. Just don't expect that at the Palma Real. It was exactly what we wanted, however, and we would stay there again. The pool looked nice, but we didn't use it. We stayed here in April and it was quiet and clean. There were some geckos around and it appeared that they were doing some remodeling to the building. All in all, I couldn't be happier with this hotel. This is Mexico - there are police checkpoints, bugs and mold. It's just a part of life. The negative reviews I have read all complain about these things so educate yourself before you go.

"Clean, comfortable hotel for nice getaway"
Although the beach hotels are beautiful and have their charm, staying at Xscape in town was the most comfortable choice. The rooms are very new, clean, spacious and neatly kept. The rooms have a kitchen/dining/living room area which is cooled by a variable speed fan and the bedroom is cooled by an AC unit which helps you sleep comfortably in the humid heat of Tulum. The kitchen includes a refrigerator, stove/oven, sink, cabinets with some pots and pans, dining ware and glass ware. The cleaning staff washes and cleans up the kitchen and dishes if you decide to cook any meals. I happened to visit a nice beach hotel room and it was immediately clear to me that the most comfortable night's rest that I would find was being at Xscape. And more importantly, the rooms at Xscape were free of mosquitoes which love our blood. The rental of a car is the best combination with the hotel since the beach area is not within a short walking distance and many Mayan Riviera sightseeing locations and activities are within driving distance. The rental of a bicycle is a good option if you only plan to stay in the Tulum town and beach areas. Shops, great restaurants and nightclubs are within walking distance. Overall we were very happy with our choice!

"A nice apartment complex near the edge of Tulum"
A 60-90 minute drive from CUN airport (depending on traffic), the place hard to find (neither the cab driver nor any locals knew the location by name, and the location is new enough that there are not street addresses). In the management's defense, they had sent us a nice diagram of where exactly the complex was located, but we underestimated how difficult it would be to find. We spent one night in our original room, but after discovering that the AC was not working, we were moved into another unit that had a working AC. Luckily, that unit was also a bit nicer, and we were very pleased with the relocation. We rented a very nice pair of bikes from the management for a very reasonable price, and due to them not being available on day 1, we were given the first few days free as well. Tulum's main drag was about 5 minutes away on bike, and the beach was approximately a 30 minute bike ride from our apartment (all on either quiet streets or the bike path). We would definitely recommend bikes, as the apartments are a little far for walking. All in all, it was a very pleasant experience, although honestly the apartment was a bit big for our needs. There was another group of 2-3 couples that was also staying there at the same time, and that seemed like the ideal use of the space: plenty of room in the apartments, and lots of room and facilities for group activities.

"Quiet, family friendly hotel on edge of town"
Our family of four had a wonderful six night stay at Villas H2O in April 2015. We drove down in a rental car from Cancun. It's on the edge of town a couple of blocks into a dirt road off of the main drag so we'd recommend a car or willingness to take a taxi a lot. Free parking is right in front. Very quiet at night and the pool is right there in front of the rooms. The pool is good for all ages, open at all hours (really!). Breakfast in the morning: delicious fresh fruit plate with toast and fresh squeezed orange juice with optional, very reasonably priced eggs available. The eating area was under a partially open thatched roof structure right by the pool which was also available for use for take-out lunch or dinner (try pizza from "Manglar" a few minutes walk / drive away). Purified water (do not drink from the tap in Tulum) was available in the eating area at all hours. The staff, available from about 8am-10pm, were as friendly and helpful as could be, giving good advice on hyper-local matters like "arrive at Chichen Itza as early as possible to avoid crowds" and "don't park right on the road by the beach because your car will be towed" as well as excellent restaurant suggestions for our vegetarian family. Our room was huge by American or European standards. It had a decent sized refrigerator which was very handy with kids (e.g. for milk).

"Great staff!"
We had an amazing stay at this hotel! The staff were amazing anf so helpful as we spoke practically no soanish. Although the hotel was located far away from restaurants etc the staff were so helpful about where to eat and what to do etc, and they have free bikes to use! Overall great stay!

"Nice, on the beach with pools. "
Iguanas on grounds are fun to feed. Staff are very friendly. Wine is good. Food is good. Water right in front is no good but if you walk 50yards in either direction, it's fine. Everything else is just like Mexico. Hard beds, random sewage smells, electricity arching in various places. If you've been here, you know the deal and will also laugh about it.

"A beautiful sanctuary in Tulum!"
My son and I were amazed when we pulled up to the gated entrance all in tile and entered a plaza with hanging planters and flowers, and architecture fitting a Mexican palace...we felt like royalty and were astounded that the nightly price is so reasonable. The staff is so friendly and accommodating and all the little extras like coffee 24 hours a day and towel animals to greet us on our return to our cleaned rooms...such luxury!!! Thank you to all the staff for making our stay in Tulum so wonderful!!!
