The Space:
In the mornings, you can enjoy your coffee on the front porch with a lovely view of Sandia Peak. Hot air balloonists love this part of town and it’s common to see them landing near the home.
In the evenings, light the fireplace, warm the grill, and see the trees along the river glow with those famous Albuquerque sunsets.
The spacious interior of the home is perfect for families and groups, offering warm and inviting common areas, generous individual space for each guest, and working areas for the traveling professional. Some standout features of the house are the large patio with a built-in grill in a backyard lined by Cottonwoods, a built-in speaker system throughout the house, two fireplaces, a luxurious and hygienic spa tub, and a water softener and reverse osmosis filter that provide the highest quality water for our guests.
For families, this house comes equipped with a 4moms portable crib (Pack n’ Play), two high chairs, and children’s dining ware.
Outside, you will find a gas grill, an outdoor dining table for six, and two sitting areas overlooking the gorgeous row of Cottonwood trees and beautifully landscaped yard.

Access to the property is via smart lock.
The two-car garage, backyard shed, and two hall closets are not guest accessible.

Getting Around:
A personal vehicle is suggested. Albuquerque does have an extensive public transportations system that may be viewed on the City website. Uber and Lyft also operate throughout the city.
Other Things to Note:
- Terms and Conditions agreement and guest verification must be completed within 24 hours of reservation confirmation or prior to check-in whichever is sooner.
- $3,000 accidental damage protection included in every Stay! Although rare, accidents do happen even while we are on vacation. Historically, this was managed with a big security deposit, which can lead to very awkward and unpleasant conversations when the vacation rental manager needed to withhold deposit lot damages. With Security Deposit Waiver, accidental damage from a guest is covered unless it is specifically excluded such as but not limited to smoking inside the unit, intentional damage, pet damage, and willful violations of house Rules. Guest is responsible for damage not covered by the damage waive and for amounts exceeding $3,000. Final claims subject to approval from underwriter. NOTE: The home's exterior is equipped with a Ring doorbell and Ring cameras on both sides and at the back patio for security purposes. Additionally, there is also a Noise Aware system installed inside and outside of the home. There are Ecobee Motion Detectors placed strategically in the home to help conserve energy on the Climate Control system.
House Rules:
- No local guests allowed to book within 25 miles of property.
- Must be 25 years of age to book.
- Guests must complete Check-In Form and agree to the Irvie Homes terms and conditions, and provide photo ID within 24 hours of booking, or immediately if same day arrival.
- Quiet hours 10 pm to 7 am.
- The Guest agrees to report any issues at home to the Host immediately.
- You may park in the two-car garage or on the driveway. Please do not park on Ornella Lane or in front of our neighbors’ homes.
- No Pets.
- In a nod to Hawaiian and German influences on our personal lives, we remove our shoes at the door. Please make yourselves comfortable.
- If your stay covers a Thursday morning, please place the garbage and recycling bins on Ornella Lane. Bins should be placed so that the trash truck can lift them without hitting the cinder block wall. The neighbors’ bins may be referenced as examples.
- No smoking or vaping of any kind on the property.
- No consuming illegal substances of any kind on the property.
- No parties or events.
- No moving furniture or appliances
- Must obey the house Occupancy Limit set by the city government (12 adults over age
12).
- Secure the home by locking all doors and windows anytime you leave the home.
- Reservations over 30 days may require security deposit, background and credit check
- For stays over 30 days, a monthly cleaning fee will be applied.
Covid and other Communicable Diseases Restrictions
• Please visit the NM Department of Health website to view any restrictions or travel advisories
• Guests acknowledge there is risk of Covid transmission and other communicable diseases with all travel. Guest will contact host if they believe they may be at high risk for having the Covid virus or other contagious disease including known exposure to persons with the virus, fever, shortness of breath, coughing, or other covid-19 symptoms.
• Guests Agree that Irvie homes, and homeowner will not be held responsible for Covid-19 transmission during any travel.
