Do not book if you have mobility issues
The hotel is in a fantastic location close to all main attractions. Frederica is the only shining star at this hotel - she is a super hero and was of great help to me and my husband who has mobility issues she has a fantastic sense of service and has a great personality the hotel is not recommended - no elevators - calls to reception even when it is open go unanswered our room on the 4th floor was exhausting to get to breakfast was adequate - exact same thing every morning , but the service from Frederica was outstanding ing

Weekend in Venice
A perfect location near St Marc's square and a 5min walk from the water taxi stop from the airport. Set in a little square with a few restaurants, shops and bars, it made for a lovely atmosphere during our stay. There is some chatter from these at night, but it never lasted too late, and it didn't effect our sleep. James on reception was very helpful and informative, the room was very clean and spacious (room 23) with views over the square. The continental breakfast was fresh and delicious with good choices and frothy cappuccinos made to order by the always smiling waitress.

Amazing in Everything
Perfect in everything(location, service, room, and atmosphere) To get to the hotel must use the water taxi from outside the station. Check with the hotel which station to get off. Only minor flaw the shower is a bit small for big people.

Short mid week break
The hotel was welcoming and in a great location ,easy to locate when leaving the water bus,small room but clean and comfortable ,Ideal location for all the places you would like to visit. Missed tea/coffee Facalities in the room. Breakfast was basic but suited us -pity the drinks were not hot ,not sure what happened with the coffee .

Exceptional staff and Super Clean Hotel!
The staff are beyond amazing. This was the cleanest hotel I have ever stayed in and I travel a lot. The staff were very attentive, answered all her questions took us through everything we needed to know to make our stay as comfortable as possible. I would highly recommend this, and would stay here again in my next trip to Venice. Very easy walk from the hotel to Piazzo San Marco. Everything was exceptional

Fantastic accommodation
Not sure where to start: staff, especially Marco, super friendly and helpful, our room was perfect, bed very comfy, breakfast room tight but cosy ( only gripe here was the rather runny hard boiled egg!!) Hop, skip and jump from St Mark's Square and many decent trattoria. If we get the chance to return to Venice we will stay here again. Hopefully. 😊

Excellent location and amazing room at the annex building, it was beautifully decorated and looked recently renovated and very clean. We will stay there again. The hotel is just a few steps from the vaporeto water buses and the street right besides the Doge’s museum and the St Mark’s square and St Peter’s basilica, the best location ever! Walk everywhere!

In the heart of restaurants and bars.
Staff very very nice. Location is wonderful, off of San Marco square; noisy with bar by the room, but hey I asked for it and didn’t mind. Some stairs to get to the room. Clean room. For money, it was fair and good choice.

I was really disappointed. We wanted something vintage Italian but this was too vintage! Two steep staircases to carry heavy bags up with no one available to help. The room was too warm to sleep and air conditioning not available. We had to open windows that let in mosquitoes. The room was noisy from outside and from other guests in a sitting room. The room we got was not shown on the website. The location was perfect, though, easy to get to all the sites and lots of eating and shopping.

We are very disappointed that the Signori did not raise any of these points when they were here. The building is over 500 years old, And is protected by the Venice Superintendent of Beaux Arts as a historical building, so the installation of an elevator has been contemplated and proposed in the past few decades, but been denied by the local building authorities. As a side-effect of the fact that the building is actual three separate structures built, developed, remixed and rebuilt over more than the last seven centuries, each room is unique, and of the total 15 rooms we have in 4 separate categories, it is impossible to show each room or to guarantee that a specific unique room in the category reserved can be assigned to a guest. We would also note that by Regional law, periods for heating and air conditioning are strictly regulated, with heating ending April 15 this year (April 7, extended by one week by the Venice city council), and air conditioning cannot be activated in any public buildings before the beginning of May. We also do not understand the noise, as the room opens onto a quiet, internal courtyard, not accessible to the public, and the only "sitting room"s on that side are a terrace two floors above, open in a different direction from their room's windows, and the breakfast room which is only open from 8-10am with windows opening onto the same courtyard. Also, at check-in help was offered with the luggage but dismissed.

Extremely loud area. Until 1 am or later. They didn’t charge me correctly for the room ( have to dispute) and then tried to charge me for bottled water that I didn’t drink. I wouldn’t stay again.

This is a very charming hotel with a lot of character and Venetian decor. We had a view of St. Mark's Campanile from our room! It was very clean and comfortable and looked well taken care of. The staff was friendly and helpful, and you can't beat the location. It is a 5min walk to the water bus and 5-10 minute walk to St. Marks square. There are tons of shops and restaurants around, but the room was very quiet at night. Would highly recommend.

Great Location Great Locanda

The hotel was so wonderful. It was in the perfect location. So perfect in fact, I was able to wake up early and run over to San Marcos square and take pictures of the Basilica without any people in it. The room was spacious, clean, and well prepared.

Value for money
The hotel was perfectly situated near all the tourist attraction areas, social amenities like (churches, hospitals, bars and restaurants) and it was also close to the water bus stations. The hotel was very clean with room service on a daily basis. Breakfast was served well and the lady was very welcoming. The owner was friendly and the receptionists were available 24/7. All in all I will come back to the same hotel and I’d also recommend it very highly to potential visitors. Our Venice experience was really really amazing.

Great location and good rooms
This is the second time we have stayed here, this time in the annexe a few doors away from the main Locanda. Great position only a short way from St Mark's square and the San Zaccaria Vaparetto / Aligaluna stop.Good buffet breakfast and for Venice, large rooms and bathrooms with a safe, air conditioning and flat screen TV. Very comfortable and very friendly owners and staff. Our only negative point was the lack of drawer space - although there is a wardrobe, the only drawers are two very small drawers in the bedside cabinets so there is some living out of suitcases. Overall, for price, location and ambience, I can highly recommend this Locanda.
