The view was beautiful from our room, location was super convenient. But the cleanliness of our room was subpar. The walls were filthy and we had rolly polly bugs all over our carpet in our room.

Parking is on a first come first served basis. Not enough spaces for everyone. This was not clear when booking. Room "tired" but comfortable. Staff excellent especially the lady at breakfast and the "new" receptionist.

Whilst we are fortunate to be one of the few hotels able to offer carparking in the area, we are limited on the number of spaces and can only offer them to guests subject to availability. This is a very old hotel which looks like it was last updated in the 60’s. The staff was pleasant and helpful but the manager seemed as though he’d chosen the wrong profession for his career. You’d expect the hospitality service to offer hospitality. Apparently not. We’d thought checkout time was a half hour later than it was and he knocked on our door to let us know we were overstaying our welcome. The dining room help was overworked and understaffed and the food was underwhelming. Sorry to give such a sad review, but people should be informed before making the choice to stay here. I’d made the reservation using Expedia. Somehow, when I’d made the reservation I’d inadvertently selected to pay for the room ahead of time. When I’d looked at other reviews I changed my mind, but I was locked in. I’ll never do that again. On the positive side, it’s a great location, Oban is lovely, the staff was friendly and helpful (excluding the manager, and the internet was good. BTW, the TV didn’t work and the staff couldn’t fix it.

Wonderful historical hotel. Property does need some upgrades but that would also remove some of the charm. Meals were excellent. Staff was friendly and helpful.

It’s Oban but…. This place needs a maintenance person to fix up little things. Tired it is. Staff are not friendly. Not unfriendly but not engaging. We saw them actually fight with a guest. You guys need some lessons in how to treat guests so they leave happy. Day shift seemed worse than afternoon guy. Room was tired. Paint peeling, no face clothes, no shampoo, carpets dirty, come on, get it together guys, do some basic Reno’s. We won’t be back and I don’t recommend this place. You guys need to do better…

The place was a bit run down but you can’t beat the location! Right on the water, central to town. Breakfast was good. Rooms were clean. The place has obviously seen better days (clearly an older hotel) but totally fine place to stay. Plus great view of the water from the bar.

Overall the hotel is rather tired. It definitely needs a revamp, I encountered an issue with water leaking in my hotel room ! I changed rooms but it wasn’t ideal, TV wasn’t working. It was the only room available to me as an alternative. I had dinner on my 1st night but felt the menu was very limited, I didn’t enjoy the food. I doubt that I will be staying there again.

The hotel was a bit dated but wasn’t an issue overall. All areas were clean and tidy. Reception staff very friendly alas dining room staff were too busy to have time to speak. Overall a pleasant experience.

It was on good location room overlooking sea which was nice , but drafty at window which should be replaced , deco very tired stains on ceiling and walls , but the room was clean , so no complaint on that .

Room had new carpet but wallpaper peeling. Breakfast was disappointing with tinned tomatoes no choice of egg which was scrambled and i don't like and luke warm. The lady on dinningroom reception was rude and not very welcoming as we were 1 minute early for breakfast. Hope it improves for the Summer when we have an influx of visitors from around the world.

The bed was very comfortable and the room was very spacious. There was lovely views in the bar looking out onto the waterfront. Overall the bedroom needed updated there was paper peeling off the ceiling, there were stains on the carpet. Overall the hotel was just a bit tired.

Tired doesn’t begin to describe it. Peeling paint, broken window pane, electric sockets which don’t work, wires dangling from bathroom wall, tv pixelated beyond measure, and dirt, and dirt, and dirt. This place should not be listed as an hotel.

I booked a standard twin room. All online pictures show shower room. My room had a shower tab in the bath. I asked if I was in a basic room and was advised there were no basic rooms. On line they advertise basic rooms.

The property is in a very poor condition, I base this on the condition of our room 207. The window frames are so bad the glass is held in place with silicone and even then you could quite easily have pushed the glass out Refurbishment is needed as it has the potential and location to be really good. The only feather in their cap was Rhurie and the reception staff.

The property was a bit dated, but clean and comfortable. The staff were a huge bonus! Every one I was in contact with was unfailingly warm, friendly, polite and eager to help.
