Really enjoyed the area and proximity to amenities. The property amenities were well maintained but could use a rental access for equipment. The building staff were friendly and professional. The security was excellent. The condo 17A itself needed upkeep. The wifi was inconsistent and smart TV didn’t work. There was a sewer smell coming from the master suite bathroom. The cleaning staff and property representative was attentive and responded quickly however the above mentioned issues couldn’t be resolved.

Parking is very confusing. This property has 7 towers and no clear signs. We finally found our tower, but had to wait for a while for our host to arrive.

Great location! Perfect view! Big rooms with comfortable beds, clean linens, comfy pillows. The pool was amazing! Great easy access to the mall. Downside...the entire apartment smells like sewer...not a little - alot!! We had to buy roll on essential oil to put under our noses. Awful! They obviously are aware because there were like 10 air fresheners - but not really able to cover the smell. Communication was ok. They took about 30 minutes to arrive upon check in so we had to wait in the lobby. Also we needed a blanket exchanged for a clean one and they tried to charge us 800 pesos. Basically - amazing place that has a problem with the water system.

We rented this condo because there were 6 of us and the hotel advertised: minimum of 4 maximum of 6. But when checking in, they told us that only 4 could stay, so we had to get another room and be charged extra. We had the contract stating "max of 6," but apparently this hotel does not honor the contract and tried to get money from unsuspecting visitors like us. They were not honest; they scammed us.

The property itself is very nice and spacious. It’s very close to the Grand canal mall; there are many restaurant choices. The king bed is comfortable. The twin bed however is very hard and uncomfortable. The internet is very slow. We could not watch tv or you tube because of poor connection. It was very hard to locate the tower that were supposed to occupy because the towers did not have any signs. We had to go to different lobbies. The overall impression was very good. When we found the place the staff were friendly and nice. I recommend the place.

The rooms were very clean, comfortable and complete with basic things that travelers need. Place is accessible and location is practical since it’s right next to the Grand Canal mall and other shops. Kuya Jobert was outstanding! From when we checked in, during our stay, and at check out. He’s dependable, respectful, and efficient. Will surely stay in Luxe Residences again in our future travels.

They didn't offer water 2 bottles only 4 cream and 4 sugar a day .and no shuttle drop off only pickup.had leaky bathroom rear end washer and shower head hose. But very nice stay .

Great place we liked the location. Rooms kept really nice, a few things missed . Dish soap to clean dishes, if supplying dishes etc then ahould provide the means to clean . Room cam with bedside table and lamp one of the only places to have such a luxury lol, only thig is their was now light bulb. Didnt like the fact that i had to leave a peice of id at the desk , they should photo copy and give id back . Thata what is done in 5star hotels around the world. Also make sure you have 2000 php cashh to give for a damage deposit it is returned after they inspect room when you check out . Overall a good experience.

Pros: Great location at Venetian mall. Security is very good, what you expect for a luxury apartment building. Contact did all things requested and in a polite and timely manner. There is a microwave in the kitchen area. Cons: Contact is hard to reach. When he responds he lets you know he is busy. The kitchen area has only silverware and plates for 4 people. This discourages cooking. But hallway reeked of chicken curry.
