Great spot
It's a great place to stay. Amazing view from the room. The room was great. No complaints there. The resort could use a renovation. The roof leaked bad in the hallways when it rained. Lot of broken tiles around the pool.

This property was just as described however, the view from the room is unimaginable! Best ocean view room ive ever booked for a vacation. The description just doesnt give the view enough justice. Would definitely book with this owner and this specific property! Thank you- amazing trip we had and thank you for the use of chairs, noodles and cooler!

Great location!
My wife and I really enjoyed our stay. The room was fairly basic but the resort was quite lovely and we enjoyed the mile of walkable beach. The location was perfect, just outside of Kappa’a which we loved and not too far from either coasts!

Overall the stay was nice- beautiful view, great location on the resort. We ran short on toilet paper and kleenex fairly quickly but Steve had some delivered by the end of the day. We wished the fridge was a little bigger but we made due. There were a few maintenance issues that we made Steve aware of. Hopefully he gets the lamps and door knob fixed before the next renter comes in. We would stay again.

Stellar location in Lihue
I really like being in the "middle" of the island with easy access to both sides. This resort and specific room are super. Views are exceptional. Staff is friendly. The resort is very well maintained. The day after Thanksgiving the housekeeping group had the Christmas trees up. Food is yummy. Owner is great to work with.

Fun Getaway!
We booked this trip pretty last minute and are so glad that we found it! The views are absolutely amazing from the room! Worth every penny! Please keep in mind that most of the amenities from the resort are not included, but they make up for all that within the room. We had beach towels, chairs, boogie boards etc! Steve the owner is very receptive and easy to get in touch with! Enjoy!

When we arrived (after traveling for 20+ hours) the room had not been cleaned from the last guests. I used the only number provided on the listing AND texted within the VRBO app to get assistance. After multiple calls resulting in a beeping sound (indicating calls were not going through) I asked the front desk to check for another number. They did not have an alternate number, so I asked them to try the number provided. Same result. We booked a room at the resort for the night and began first thing in the morning trying to contact the host again. VRBO customer service finally reached the owner of the unit and the owner then called the agent. The agent called me (around 8am) questioned my check-in date, realized he had the date wrong and then told me he would have the room ready in TWO hours. I was skeptical as the room was a disaster, and the toilet was broken. I told the agent that I needed to hear back by 11 o’clock so that I could tell the front desk if I was going to check out or if I was going to extend my stay in the regular room I had booked the night before out of necessity. Two hours passed and I heard nothing. About five minutes before we needed to let the front desk know what we were doing, I messaged the owner and the agent asking if the room was ready and was told that it would be another 45 minutes. At that point I was very frustrated at the poor communication and empty promises of having the room ready within a certain time so I canceled and requested a refund.

I was as disappointed as you were. I thought refunding your total amount and us losing the income for the week was appropriate. Once again I apologize for your inconvenience. I am happy to report that we have made changes and no longer work with that cleaning service. When you come back I hope you give us and our new cleaning service another chance!

Wonderful Stay on Kauai
We were so lucky to have found this place on VRBO. We have stayed at the Kauai Beach Resort numerous times so imagine how happy we were to find a private room! The facilities and amenities are wonderful and the property owner was so easy to work with. Definitely will be coming back again!

Relax in Kauai
My wife and I had a wonderful week at the Kauai Beach Resort without paying resort prices. The room was wonderful and the view spectacular. There is small refrigerator and Keurig coffee maker, but no cooking facilities. There is a restaurant in the facility and good restaurants in the area. There are several beautiful pools and you can walk miles along the beach. The location is good and helps avoid the horrible Kapaa traffic if you stay south. It is only about 10 minutes from the airport. Book this VRBO and you won’t be disappointed.

Great location! Actual unit needs some maintenance. Closet doors don’t slide, patio doors very difficult to slide. Toilet not attached to floor well, bathroom light fixture missing, no bathroom fan, no bathroom rug makes getting out of shower dangerous!

Beautiful resort with several amenities
We really enjoyed our stay, the resort has great restaurants, beautiful pool & beach area, nightly entertainment as well as close to all locations. The only issue is this condo was only provided with 2 bath towels for a 5-night stay and when we requested additional towels we were told there would be an extra charge. My suggestion would be that more than 2 towels should be provided for that length of stay.

Great home-base for exploring all of Kauai
We've stayed at the Kauai Beach Resort 3 times, but this was the first time in this unit. These units are former hotel rooms, so there are not typically kitchens - this could be a downside if you want do cooking of your own meals (which we typically do not). The unit was comfortable and perfectly adequate. And it included all the amenities you would expect, including nice beach chairs. The view was nice, although the sliding door onto the lanai was hard to open and close. The resort is in a great location - very near the airport (but doesn't feel like an airport hotel), close to Lihue and south-shore locations, and not too far to the north side. And it's a bit south of Kapaa, which seems to have bad traffic at some times. We think the location is perfect for exploring all parts of the island.

The location was great relative to the Lihue Airport, we had a long 6-hour flight and to have an early approved check-in was a plus. The owner of this unit was communicative, everything was advertised, and some additional features like a boogie board and beach chairs were another pluses. I enjoyed this place, the front desk folks were very nice.

This room was very comfortable, and clean. The balcony view wasn't the best, but we didn't have time to spend there anyway. It was just as advertised, and we slept wonderfully! We would have liked a few basic items, like utensils, paper towels, coffee, filters and beach chairs and umbrella. Owner a always quick to answer.

It is mediocre room in an average resort. But if convenience or privacy is around top of your list, it is better to steer clear of this place for a couple of reasons. 1- The unit is privately owned which it basically means you are renting out a standard room in a hotel from an individual and the staff won’t have anything to do with you. So there is no room, trash, or towel services (out of TP? someone will bring it in a couple of hours), no room change or upgrade, and the cleaning standards are subpar (for example, there was something like a black mold all over shower curtain). 2- There is a crowded pool right in front of the unit with the ocean in the background. So if you plan to enjoy unfettered ocean views in quiet from your room, forget about it. And the worst part is these were not clear to me from the listing, and we were unpleasantly surprised upon arrival. and had to change places midstay to salvage our trip. I also blame Expedia for mixing up the listings without making it clear in descriptions. And I would be very careful about what I am getting into if I use Expeida again.

Beautiful room, beautiful property. My only complaint was there were two of us staying for 5 nights and there was only 3 towels and 4 washcloths. When we texted the owner he told us to contact the facility but we might have to pay extra. When we tried to contact the property they didn’t return our call. We made it work but I would have preferred more towels.

The resort is very nice, and if the listing were more clear ths wold deserve 5-star review. I gave feedback to VRBO owner that they might update listing, to ensure folks know what they are getting. If you are a couple and want a nice hotel room with a great view, at a nice resort, this is perfect. If you are a family of 3 and expect a 1 bedroom condo (as it is categorized), and then find out there is no bed for 3rd person and a rollaway is an extra $50/night, you might be frustrated. On top of that, via msg a week out, was promised a rollaway would be in room, but after arrival told they would "try" to get one in room the next day, but they put an air mattress in the closet. After manually blowing up the air mattress, threw it on floor. The next day, they texted and said they still didn't have rollaway. 5 days of sleeping on floor, at a resort, not what we expected. Again, change listing so you know you are getting a hotel room, not a 1 bedroom condo, and people will likely rate it 5-stars. BTW, no microwave, and small dorm stylee fridge. Again, not end of world, just know that is what you are getting.
