Our rooms were very badly furnished. Shower rooms mouldy and dirty tiles. Whole property run down and dirty. Very disappointing as we had stayed a couple of years ago and had a lovely time. The situation of the building and views are superb. Food was average.

The house itself is a gem and the owners must be congratulated on keeping all the woodwork and features just as they were. The fireplaces too with proper log fires - brilliant. Being charged £15 per night for having the dog with us and not even a water bowl provided was rather odd. That said everyone was brilliant with our pet.

Olds Worldy Hotel in Centre of Kelso
Oldy worldy 3 star hotel in centre of the market town Kelso. Staff were very helpful and breakfast was good. Some areas of the hotel were cold as I believe they had a heating problem but sat next to the coal fire and our room was warm. For the price good value for money.

Well worth a visit. The staff very helpful. The breakfast great and rooms clean. Heating in some areas not working, fan heaters supplied. Great atmospheric hotel situated near town center.

Another Lovely Stay at Ednam House
We first stayed at Ednam House Jan 23, to celebrate my partners Birthday. With us both being 'fans' of the Georgian architectural style, the Ednam made quite an impression. It is simply stunning! Beautiful Room overlooking the Tweed, professional and attentive staff, excellent food and wonderful Drawing and Dining Rooms. Not to mention the setting - Kelso is a lovely, unspoilt market town. This year we had no hesitation in returning for B'Day celebrations. However, outside temps were a good bit colder and there a couple of things we felt were lacking. Previously the Dining Room had been lit entirely by candlelight and a good fire was blazing in the grate. It was so evocative of 18th Century dining! So warm and intimate.This year, despite being colder outside, no fire, no candles. Just harsh, bright electric wall lights and a single radiator that failed to heat the room. It didnt help that both large windows - single glazed - radiated the cold. Whilst provided with original shutters and heavy curtains, these were not closed / drawn. Similarly in the Drawing Room, the large, real flame gas fireplace failed to heat the whole room, whilst the large windows were left with shutters open and curtains tied back. To help with Eco targets it surely must make sense to reduce heat loss / cold transfer by closing shutters and drawing curtains at night. This, and use of candles over electric lights, would also help increase the overall ambiance that a place like Ednam naturally exudes.

First impressions were not great. After a 5 hour drive we arrived at 2.35pm and went to Reception to check in. At first we were ignored by the two ladies on reception but when they looked up I explained that I had a booking . In unison they announced “it’s not 3’o clock yet” and carried on about their business. We returned at 3pm and checked in. The room we had booked was a river view family double and was huge with a lovely panoramic view across the river Tweed. There was a free standing bathtub in the bedroom which we subsequently discovered was not correctly plumbed in and we ended up with the contents of the bathtub all over the bedroom floor! It turned out that this had been reported previously but not fixed. We thought we’d grab a coffee and watch some TV. Unfortunately the dolce gusto coffee machine in the room did not work (part was missing) and there was no TV remote in the room. We reported both things to reception who said that the TV works - you just have to push the buttons on the side! 1st world problems I know but it’s not 1975!! Breakfast was very good

Absolutely lovely hotel. Not modern or 'sleek' by any means but steeped in history. Decor is very traditional for an old building and it just works. Plenty of quiet areas to just sit and relax. Word of warning, if you have accessibility issues, there are stairs everywhere that you can't avoid. We were in the orangerie building out the back and it was beautiful and peaceful, with great views right beside the river. Food was lovely, with great breakfast options. The hotel sits in its own grounds right at the start of the main shopping area, so plenty of parking and straight out the gate to the shops and restaurants. Lots of alternative eating places in easy walking distance. We found all staff to be friendly and helpful, but you need to treat them with great respect first.

The grounds are fantastic and take you back to an earlier period. The scenery is wonderful with a look out over the River Tweed. The hotel itself is a bit sad in places and could do with sone restoration and using the history of Ednam House as a selling point, with grand bedrooms and restored bathrooms perhaps!

Fantastic hotel in the centre of Kelso. We had a river view room overlooking the gardens and the river Tweed. Everyone was very friendly and very welcoming. Breakfast was amazing. I would definitely recommend staying here.

The ednam house hotel was in a good location in Kelso with shops, pubs and eateries on your door step. We booked a two night stay the hotel at first sight it looks very nice from the outside but when you go inside although the hotel has a bit of character it is in need of some refurbishment as it looks a bit tired inside. Our room was at the back of the hotel and had lovely views over the gardens and the river tweed, the room itself looked clean enough but definitely needs painted as paint work looked dirty the bathroom although did look as if it had been upgraded the radiators in the bedroom and bathroom did not work which we reported but did not work in our two night stay. We booked dinner for the first night after having a look at the menu when checking in but when we went down to dinner they didn't have all the food listed on the menu that we looked at which I pointed out to the waiter after looking up the menu on the hotels website which was slightly different again from what I was first shown. Breakfast in the morning was a continental option as well as a cooked breakfast my husband ordered the full Scottish breakfast which on the menu said lorne sausage but was informed that they didn't do them anymore. Overall we had a nice stay but did not get a good night's sleep as mattress and pillows were far to soft.

Had never been to Kelso before and knew little about it but was very pleased to find that it is a lovely place, surrounded by lovely countryside, the rived at the bottom of the hotel gardens and welcome from the staff made the whole experience lovely. Thank you!

On the hole it was very good. Just odd little things. No where in the bathroom to put anything. Eg toilet bag. Only one easy chair in the bedroom. A double should have two. The room was clean and comfortable. My only comment would be that the stairs and hallways could have done with a hoovering. This is really nit picking..

Following a 7 hour drive arriving early it would have been nice to be told we would be welcome to use the bar facilities while we wait , rather than “check in is at 3” reception wasn’t the warmest . No bath, just a shower, not mentioned in the booking , and there as a thick ring of dust dripping from the extractor fan in the bathroom . The menu for evening meals and breakfast somewhat disappointing and limited, or not available (pancakes) Loverly location and staff in general ok Hotel just needs a bit of warmth and atmosphere.

Hotel on the banks of the River Tweed
We stopped over on our way between the Highlands and the English Midlands. A lovely old hotel on the banks of the River Tweed in the pretty borders market town of Kelso. The service was great and the food was excellent.
