Nice hotel near Duomo. Good location. Duomo sqaure is just outside the hotel within 2 minute walk. Florence is so compact and walkable, you would probably be close to some attraction with any hotel in the area. This one is close to the most famous attaction. Room and bathroom were nice and clean. The hotel is inside what looks like a nice historical building. Check-in needs to be arranged on the phone since there's no staff on site. A good place to stay for a visit to beautiful Florence which is probably the most beautiful town we visited in Italy. Everything including all attractions are walkable if you are OK with walking a few km a day. The hotel doesn't have breakfast although it is a B&B. It would be nice if it is included.

Amazing location! Everything we wanted to see was in walking distance...shopping and restaurants everywhere, two minutes from Piazza della Repubblica, two minutes from the Duomo. Location could not be any better! We were travelling with our adult children so had three rooms, all rooms were comfortable and had all the amenites we needed. Check in and check out was super easy.

Excellent Location.
Excellent Location, that's around the block from the cathedral. Many cafes, restaurants, and shopping all around. Short walk to major museums and train station. Room had high ceiling, comfortable bed, and view of Via Roma.

Location is the best, between railway station and Cathedral. There is no front desk in hotel but do not worry about it. Samuel & Paolo, hosts of the hotel, are helpful & reachable. They provided us with their WhatsApp phones & met us for check in. Thank you.

Perfect location right next to the Duomo. I wish the people would've explained the check in process better, we didn't understand that the guy would be meeting up in the front of the building since you need a code to get in. But they did let us check in a couple hours early which was really nice especially since it was so hot. It was nice to have to lug our bag around in the heat. I wish the guy would've explained that the reason they had taken some hardwood floor pieces off was because the shower was leaking. Which was kind of annoying, but overall not that big of a deal. I just wished they would've provided additional towels so it we didn't have to keep stepping on a soaking wet towel. He did explain they were going to fix it soon once they had time. I guess I would rather deal with a leak then have my reservation be cancelled. Overall, pleased with our stay and would recommend to friends. Very very ideal location.

Recommend for the location for a short stay
Location was great, but the lack of hotel desk was more of a hassle and would not recommend for multi night stay. The external bathroom was private, but still not convenient with all the keys and passcodes required to use.

In fact this is NOT a hotel. Of course you didn’t read any of the messages we sent you, you din’t even respect the check in time. We will, for sure, install vocal commands to open doors for your convenience! As for the bathroom, you have chosen the room with an external bathroom probably because it’s cheaper than the one with internal bathroom and of course you complain about that.

This place was very clean and located basically next to the Duomo, a bit noisy at night but thats expected if you want to stay in the city center. They do need to specify more clearly some rooms have the bathroom outside even though it only for your use still outside the room. But overall good experience!

We had a great stay in this room. The location is incredible and could not have been better. Overall the condition of the room was a little run down and the water pressure was pretty bad until you figured out how to use the shower, sink and toilet to produce your desired water pressure.

Hotel that ruined our trip
Staying at this hotel ruined our trip to Florence. We booked 2 rooms for 4 people and planned to arrive at 9pm. We waited outside the hotel for almost an hour before we finally got hold of someone who told us one of the rooms had a toilet problem after a previous guest and we'd have to split up between hotels which was very inconvenient to drive between and that the parking was actually a 20 min drive away and an extra cost and already closed for the night. As two of us have leg injuries, this was not great and wed booked on the basis of location and parking. Our night out was completely ruined due to this fuss. The room wasn't as shown in pictures, there was a coffee maker but no coffee or cups. Some of the floor boards were missing and the rest coming up. The hotel was very noisy and we didn't sleep due to this. Our trip would have been completely different had we stayed elsewhere. We stayed in 6 hotels in Italy and travel regularly and this is the first time a hotel has soured our trip.

We had a mixed experience with our stay. The two best things about this accommodation was the Bed and the Location. The bed is probably one of the best I have ever slept in, amazing. The location is fantastic since you are right at the town center with the Duomo just round the corner. And this were all the fun stops.... For starters we never received an email with instructions. Instead I called the day before only to get the reply that "we will send you the instructions on whatsapp". So we waited until check-in day and we were checking in late. No email or whatsapp. The most worrying part was that we were driving into the city with no instructions how and where to park our car. After a few calls we got the message with the instructions, only to find out that the parking is just some third-party garage about 5-10min walk away. The guy there gave us a "special" rate of €30 per night since he had low availability. The advertised rate of €25 per night here in the listing or in the in-room booklet is completely deceiving. They have no control over the parking and also not even breakfast since they also just recommend you something nearby. It was hot those days so we turned on the a/c which was really noisy, even though is a modern unit. The shower was a bit clogged too. Anyway, as I said, our feelings were quite mixed from our stay. If we didn't have a car our experience would have been so much better.

Great Value
Steps away from the Duomo. Loved being in the heart of the city with quick access to restaurants and culture. It was noisy but ear plugs would have probably solved this. Only complaint was the flat as pancakes pillows. The elevator was a little scary looking at first but provides relief from the sixty plus stair. The room was very cute and had a good working air conditioner. I am glad we finished our stay here in the center of the action.

The property was clean, well appointed and lovely. The location was also great. I did not like the fact that there was no real human being to interact with upon check in and check out. There was also terrible street noise that lasted until 3 AM. I got no sleep until almost 4 and had to get up at 5:30.

Beyond all expectations!! DO NOT HESITATE TO BOOK THIS PROPERTY!!! Great location to almost all tourist sites but nice quiet area. Reasonable restaurants and convenient little market steps away. ALEX IS AWESOME!!!! Great advice on attractions and restaurants. (Go to MILK!!!) Best burgers around!!! Cannot say enough great things about this place. Spacious and modern and super clean. This location is fantastic!! Literally in the middle of everything. This facility is air conditioned, the beds were comfortable, the detached private bathroom was cleaned daily and the initial check in process was very easy. Something to note is that the setup is not like a normal American hotel where the desk is staffed regularly. The management is only there during a few hours of the day, but this didn't negatively affect us. The management setup is more like what Americans would find at an airbnb, but the management were accessible and eager to offer assistance and guidance if needed. We loved our stay here and would absolutely recommend this to our friends and family!

Obviously, the location is great! 15 minutes walk from the train station, Cathedral of Santa Maria del Fiore is literally around the corner, you are just in the middle of everything. Just have to warn people that if you are booking through Expedia, make sure you check your email (spam too) before arrival. Make sure you get the email with the check in instructions. I missed the email, so when we get there we had a hard time finding the place (it's not a hotel, so there is no marking outside the building), everything was locked, and we didn't know how to get in. Finally I called the owner, and she gave us the codes to get it. Later I found the emails with all the information. Everything turned out okay, but it was stressful. So, make sure you get the email. The rest of the stay was great. The room was clean, good size bad, nice bathroom. A\C didn't work the first night, then they fixed it, but it was still a bit hot in the room. There is no breakfast included. If it's a B&B (bed and breakfast), it should include breakfast. I guess you can purchase a voucher from them or something, but we just chose to find a place to eat on our own. Nevertheless, the room was great and the location is amazing, so would definitely stay again!

Excellent location, nice clean room. Good in room nicities: coffee maker, mini fridge, ac. The watch outs are: staff is only on call until noon (no one there after that), the lights in the bathroom is automatic/really bright white light - can be annoying when you visit the toilet during the night...

In the middle of all the action of activity and shopping, a room sits on the 2nd floor, you can observe the festivities. Having the Duomo just a block away, you are also treated to the early chimes of loud church bells that tolls at 6am!!! Just be warned.(foot traffic doesn't cease till 1am) I really felt like a local using the vintage elevator, walking through the enormous heavy arched door, high ceiling with giant antiquated windows panels. It's not manicured like the The St.Regis, but simply charming! It was a rare experience which I cherished.

The room was clean and the location was great: right next to Piazza del Duomo. The street can get loud at times so if you want absolute silence this is not what you're signing up for, but to be honest, after an entire day of walking and sightseeing, you're tired enough to pass out despite the hustle and bustle outside. The only downside is that I got an external bathroom, but it was always clean and I never had to wait even when it was shared. Overall a great place to stay.

Excellent location!!! Clean rooms and bathroom. Seemed like a great value for Florence. We stayed in the Medici room. Would recommend to a friend and would not hesitate staying again. Note: Bathroom was a few feet from our hotel room. Did not bother me and my son but good to know.

Cheap and clean rooms in the centre of the sights
I stayed for a week in one of the smaller rooms, and overall found it to be great value for money. The room and separate bathroom were comfortable and clean, a minor problem I had with a too small sheet was rectified, and the manager was friendly and helpful. For the price I don't have many complaints, especially considering its location, with the Duomo and Piazza della Republica half a block a way. The only cautions would be the noise (again, the piazza is very close, and there is a lot of street noise especially on the weekend) which earplugs solved, and the location of the tiny bathroom, which opened into the lobby. This didn't feel very private (as was advertised) since I had to walk through the common spaces in my pyjamas. The other guests were also quite noisy, especially late at night and first thing in the morning, but the management can't really help that, except ensuring the doors receive oiling/ adjusting of the latches for quieter movement.

Very well located . Great price, great B&B.
The hotel is very well located which allows you to reach the main tourist points in few minutes walking without wasting time. The communication with the hotel was great, before our arrival Francesca made sure we have received the codes to access the hotel and all information we need. She gave us a warm welcome once there and was very friendly, polite and professional. I was very surprised to receive a free welcome gift (water, juice and coffee) in our room and I think and was a really nice gesture from Prestigia Rooms, showing they care about their guests. The room is clean, spacious and have everything you need. The only downside is that at night you can hear all the noise from the street so if you a lighter sleeper you might consider this, but I would not take a star because of that. You can notice the effort of the staff to make sure you have a great stay which we had. Definitely recommend and would stay again if we go back to Firenze.

No elevator service. Dark insecure stairway. Have to carry luggage up three floors. Manager absent will not come to help with problems only provide email response to be patient. Too expensive for lack of services. Hotels.com will not help even though they make reservation and collect funds. Sad they forget customer after getting money

Nice room in a fabulous location. Each room has its own theme & decor. Very clever. Steps away from the Duomo. Comfortable beds with en suite bathroom and shower (no bidet, however). We arrived after check-in ended but Francesca made sure we had the codes to enter the building and rooms. She was very responsive to all the emails we sent! Great service.
