Our Colbert Hills apartment, close to Ft. Riley, K-State, NBAF, MHK Airport, and on the road to Colbert Hills will provide you with a safe, clean, and sanitary stay that offers an external entrance with a smart lock that allows for no contact check in and check out. Near the intersection of Kimball/Scenic and Anderson the location offers easy access to the surrounding areas, with Colbert Hills just down the street that will take you straight to Bill Snyder Family Stadium, Bramlage Colosseum, and NBAF. Anderson will take you straight to Westloop, Kansas State university, and then Aggieville and Scenic provides direct access to the MHK airport and Ft. Riley. With out being directly on top of anything, it provides great access to all the local draws.

We also believe that small details can make a big difference in your experience, which is why we provide Charmin Ultra Soft toilet paper, Dove body was, and quality shampoo and conditioner for our guests to use during their stay. We want you to feel pampered and at home during their stay.

Our smart locks allow for 24-hour contact-free-check-in and check-out, giving you the flexibility to arrive and depart on your own schedule. We provide each guest with a unique code that is only valid during their stay, ensuring their safety and convenience.

We know that travel plans can change unexpectedly, and we want to ensure that our guests have piece of mind when booking their stay with us. As such, there is travel insurance offered on some of the booking sites. If it is available, you will see the option(s) at the time of checkout, as well as information on the policy. Any questions about the policies need to be directed to the provider, as it is a third party service that we cannot answer for. We want you to feel confident when booking your stay with us, knowing that you have protection.

We understand that traveling can be stressful, but our goal is to make your stay as comfortable and stress free as possible. We believe that you deserve a high-quality experience during your stay, and we are committed to delivering that to you.

**House Rules**

We want all welcome you to our short-term rental! To ensure a pleasant and safe experience for all guests, we have established the following rules:
Smoking is strictly prohibited inside the property. This includes cigarettes, cigars, vaping and any other smoking related products. Guests who violate this rule will be charged a cleaning fee and will be asked to leave without refund. Where smoking is allowed outside of a property, dispose of all butts into something safe and place in the exterior trash cans. Do not bring the butts back into the unit to throw away.

Parties are not allowed on the property at any time. Our rental is located in a residential area and we expect our guests to be respectful of our neighbors. Guests who violate this rule will be asked to leave immediately without a refund.

We have a strict maximum occupancy limit, which is clearly stated in our listings. Guests who exceed this limit will be asked to leave immediately without a refund. Please ask any questions related to gatherings prior to booking, as we follow our stated cancellation policies.

To ensure the safety and security of our guests, we have installed noise and occupancy monitors as well as exterior cameras. These devices are intended to detect excessive noise levels, occupancy over the maximum allowed limit, and any unusual activity outside the rental. Tampering with these devices is strictly prohibited, and guests who do so will be asked to leave without a refund. Quiet hours are between 9 P.M. and 7 A.M. unless otherwise stated.

Pets are not allowed on the property without prior approval. Guests who bring pets without approval may be asked to leave without a refund. If the unit is listed as no pets, then no pets are allowed. If pets are allowed, what kind of pets and how many are allowed will depend on the property and pet waste needs to be picked up and placed in a sealed container/bag before disposing of it in an exterior trash can. Do not bring pet waste back into a unit. Any additional costs for cleaning or picking up after pets will be charged back to guests.

Please note that you will be required to sign a rental agreement prior to check-in. This agreement outlines all of our policies and procedures and will be sent to you electronically upon booking. Failure to sign the rental agreement may cause your reservation to be forfeited and your booking my be cancelled without a refund. By booking our rental, you agree to review and sign the rental agreement in a timely manner. A copy of the rental agreement can be found on the Complete BnB property management website if you want to look at it first.

Won’t stay here again.
At arrival I wasn’t provided a code to get in the building and the unit code wouldn’t work. You can’t communicate with anyone on the phone, email only. After finally getting into the unit, I found the main bath had dirt in the shower. There was one bath towel, the vents were dirty, and the dishwasher was full.

Not as expected - Disappointed
I have rented several units in this complex over the years. This one was the worst experience for a few reasons. 1. Communication - I sent several emails to the host with no response. We didn’t get a check in email with codes to enter the building or the unit. This host asks that you use an app to access everything but it doesn’t work and the codes listed in the app didn’t work. It was very frustrating. 2. We had to buy paper towels and trash bags as none were provided. The kitchen was sparse and only had a few mismatched cups. 3. Not sure if the cleaning crew were even there before we showed up as there was food particles on the kitchen floor, standing dirt in the showers, dirty windows, and someone’s yoga pants under the bed. 4. We had 5 guests in this unit. There were 4 bath towels in the entire place. I messaged to get more and crickets. Also there was no detergent for the washing machine so we couldn’t even start the laundry as the rules indicate we are supposed to do. 5. This is picky, but the beds were like concrete. For as much as we paid to rent the unit I expected more.

Great property and location!
The location and the property were fabulous. Check in and check out were easy. Plenty of parking and close to the University. I only have one comment, not a complaint, just a note for future guests. I have stayed in many properties, all who have provided basic need like toilet paper. This property had some items like shampoo in one bathroom but only a few towels and no paper products. Again, not a complaint, just make sure you take your own.

Great place to stay for K-State Fans!
This is a great area to stay. The host was easy to communicate with. We had a busy weekend and don’t get to take advantage of all the amenities in the area. There is a nice pool, workout room and fire pits. Would definitely stay here again!

We had a wonderful visit. The condo is very clean and convenient to shopping, restaurants and activities. Beds and furniture were very comfortable. The kitchen was well equipped and I enjoyed cooking for my son, stationed at Fort Riley. His commute from Fort Riley was very convenient for him. I will stay here again. Hopefully soon.
