Check-in/ Check-out: - Our standard check-in time is after 3pm. Check-out is before 11am. If you wish to check in or check out outside these hours please let us know. This is subject to availability and a fee. - Please be on time when checking out on your last morning. Our cleaners are often there at 11am on the dot and have a busy schedule. A £100 charge will be applied for an unauthorised late check-out or early check-in.
Keys: Specific instructions are given a day before checkout to ensure keys are placed in the key safe when departing the property. If instructions are not followed, this will cause a delay in my cleaner's access and impact their schedule for the rest of the day. As a result, there will be a fine of £50.
A £50 fee is charged for a call-out if you lock yourself out of the property, and there will be a charge of £100 for lost keys (for replacement locks.) Please be careful with them.
Smoking: Smoking is strictly forbidden. A fine of £200 will be charged when discovered.
Pets: No pets are allowed at this property and there will be fees charged if a pet is found staying at the property.
Extra Guests: No extra guests are allowed in the property at any time without prior permission and no parties/loud music allowed. We are very conscious of being in a residential area and any violation of either rule will incur a £250 fine.
*Please note that my property is marked as unsuitable for infants under 2 years old. This decision is due to the presence of some stairs without handrails and decorative items made of glass and pottery that could pose potential safety concerns. However, I want to assure you that families with young children are still welcome to book the property. If you choose to do so, please consider these points and ensure that your children are well-supervised throughout your stay.
There is no kettle in the flat. The Quooker tap provides instant 100°C boiling water on demand (which is much better than a kettle!)
Linen Policy for Extended Stays For stays over 21 nights, our professional linen service requires a refresh every 21 days. You can choose between: Fresh Linen Supply – A new set of bed linen and towels delivered, with used ones collected. Linen Rehire – Keep the current set, which will be collected for cleaning after departure. Both options are available at the same cost.

The online verification requires a government-issued photo ID and a credit or debit card. During this process, you may choose between a refundable GBP 500 deposit (plus GBP 10 transaction fee currency equivalent) or purchase a non-refundable damage waiver of GBP 40 (currency equivalent) to cover potential damages during your stay.
