Ask about our reduced monthly rates October 1 - March 1. ● Location: San Leon, Texas ● Private Pool: This home features an in-ground private pool that is 5.5ft deep and located between the main house and barn game room. ● WIFI/Cable: We provide free high-speed WIFI and Roku with access to Sling TV for live television channels. Guests are welcome to log into their own streaming service apps. ● Pet Policy: 3 pets are allowed with a $25 fee per pet. Please keep pets off furniture, clean up after them outside, and crate them if left alone indoors. ● Large Groups: We love hosting church groups and large family gatherings, however groups over the size of 16 guests must be approved prior to booking. ● Parking: There is room for up to 8 cars utilizing the driveway and underneath the house. Upon entering, you\`ll find a welcoming living room that opens up to a well-equipped kitchen with ample counter space for whipping up delicious meals. Two bedrooms with comfy sleeping arrangements are conveniently located in the main house. One features a king-size bed and a twin bunk bed, perfect for a family. The other offers a queen-size bed and a full-over-full bunk bed, providing additional sleeping options. Head over to the incredible barn game room, where the fun truly begins! This expansive space features classic arcade games, a foosball table, a ping pong table, and a big-screen TV, providing endless entertainment options. Three additional bedrooms are cleverly tucked away within the barn in tiny-home style buildings, offering unique and cozy sleeping quarters. One room boasts double the bunk beds with two full-over-queen configurations, ideal for larger groups. The other two barn bedrooms each have comfortable king-size beds. Stepping outside, you\`ll be greeted by the sparkling in-ground pool, perfect for cooling off on hot summer days. Ample seating and patio space surround the pool, creating an ideal spot for poolside lounging and al fresco dining. And for those who prefer a touch of shade, there\`s even a dedicated entertaining area under the main house, complete with comfy furniture and inviting lights. Cannonball Cove truly has it all, making it the ideal place for your next unforgettable Texas escape! ● Cancellation Policy: All cancellations are subject to a 3% credit card processing fee. ● Party Policy: No parties are allowed at our home. Broken window blinds, green growing in the pool and the 2 bathrooms in the barn have no air or ventilation so entire family used the upstairs main house bathroom. This is not acceptable for a rental home of this caliber.Cleaning Concerns: We have documented the following cleanliness issues, which were not addressed prior to our arrival:The refrigerator was very dirty, which we cleaned.The towels appeared as if they had not been properly washed, so rewashing was a must.The coffee machine had a dirty filter left inside by the previous users.The floors had dirt as if the place had not been swept or mopped also cleaned up.General Maintenance: The overall upkeep of the home is not in line with what was advertised. Given the premium rate for this property, it is disappointing to see the level of neglect.While we appreciate the space, we felt the need to bring these issues to viewers attention. While normal wear and tear is expected, negligence in basic maintenance—especially when charging premium rates for a gorgeous beachfront property—is completely unacceptable and false advertisement. We dealt with over 48 hours of the pool being inoperable, with limited and delayed communication. We put 4 kids 10 and under in one room off the game room. We put 4 kids over 13 together in the house. The adults took the other rooms. The dog had some space too. We ate at the pool. The beds were very comfortable, and the space was exactly what we needed for a great spring break. The game room setup in the barn was a huge hit—we used it a ton! The pool was also a great addition, giving us plenty of ways to relax and have fun. The location was perfect—tucked away in a quieter area that didn’t feel overly touristy, yet still just a short drive to bigger towns and plenty of activities for the whole family. Wash machine did not work well at all. TV remote was a hit and miss issue. Contacted management several times about wash machine and no one ever showed up to follow through. Its a shame there isn't 2 bathrooms in main unit. We never used pool or shed unit due to terrible weather, but was really nice addition to facility. ##### Eric F. My biggest was that my son left his AirPods by mistake. When I reached out to property manager, he immediately replied that they had them - great! Well, turns out not so great. They sent me a form to fill out, which I did. They then replied and said they couldn’t find the AirPods. Something not right about all that. We won’t return to a Beach Box property. ##### Chad N. The house was spacious and had everything we needed for a comfortable getaway. The game room was a huge hit with my kids—it kept them entertained for hours—and they absolutely loved the bunk beds. I also appreciated having a washer and dryer on-site; it made keeping up with laundry so convenient. With three bathrooms, there was plenty of space for everyone to get ready without feeling cramped. The house was clean, beautifully decorated, and had everything we could possibly need. The pool was a highlight—perfect for cooling off during the day and creating memories with the family. The game room was a hit with both kids and adults, offering hours of entertainment. In the evenings, we gathered around the fire pit, enjoying s'mores. The location was ideal—peaceful and private, but close enough to enjoy the local seafood spots and nearby attractions like Kemah and Galveston.
