Mine was large, clean and with an ensuite that had been refreshed at some point. For this price, I'd expect some stuff to be broken (e.g. cracked sink) but it wasn't. Having a sort of kitchen at the end of the corridor was good. The fit out is not particularly good, but the owners have clearly made an effort to provide somewhere comfortable at a reasonable price. However, the claim that there is an indoor pool is wrong (public one over the road) and I inferred 'grounds' which are the park over the road. My room looked out over a noisy servo and the heavy trucks rolled by from no later than 0400\. The 24 hour staff is only true in that they answer the phone and are helpful - I think the reception service is in Canberra, not Cooma. Don't be put off - the place is fine - but it is basic, tired and requires an open mind."
