Don't rent a condo with someone above, below or to your side, this 2-bedroom, 1 bath new build modular home 1 mile from, restaurants and store, 6 miles from Springs Resort and old town will make your stay in Pagosa comfortable and stylish. Residential neighborhood, you will see people walking dogs and kids riding bikes. Home is beautifully decorated and well appointed. Window AC in
Livingroom, Wi-Fi and streaming channels. One full bed, 1 daybed, living room sofa turns into queen-size bed. Accommodates 4 people, no children under 5 home not child proof. No individuals other than registered guest total of four are allowed in the home, this means any family members that may live in the area as well as friends you might meet during your stay. Off street parking for 1 car. No street parking. Bring your bikes, great area for riding and taking walks.

  • We took a 5 day rafting trip down the San Juan. Our second camp site at Hanaker had an amazing hike up the canyon wall to a look out over the river and canyon. Very hot hike, but the views were amazing. If I did this one again, I would probably go in the morning. The raft trip itself is pretty easy, only one Class III rapid. Red flag

I hesitated to write a review because of the the owner’s responses to other reviews. Those should have been red flags for me but maybe my review (or her response to it), will be the red flag for someone else. The propert description does not reveal that the “driveway” is just dirt. (Or that the property is actually the back of the house pictured.) After a wet snow, my car was stuck in the muddy driveway, leaving my son standing on Wolf Creek Pass in low visibility, trying to hitchhike back to town. The owner’s response to my call was, “Everyone here has all-wheel drive.” The owner called that night to tell us we had to leave the property so a snowplow could work on the road and driveway. I had to be towed out again the next morning. When we returned and saw the conditions, we parked in the middle of the road and started ferrying our things out to the car, in case the road got so bad we couldn’t get back. The owner called to say she’d been watching us on her cameras. She claimed we’d voided a refund, which I hadn’t asked for at that point, by not pulling into the driveway. She threatened to keep my deposit to repair the freezer that I had reported to her didn’t work. I had to block her on my phone to stop the threats and accusations, which I’m sure she’ll continue in her response here.

The floors were very dirty, so I decided to vacuum. Each time I stopped the vacuum there would be a pile of dirt/stones on the floor. I washed the filter in the vac and put it away, it was filthy. One of the throws on the bed stank of dog or cat. The rest of the accommodations were ok but not super.

Another great stay

This is the second time in two months that we stayed here. Such a cozy place, especially the enclosed porch area! The host is easy to work with and responds quickly to questions. I highly recommend staying here if you’re coming to Pagosa for a few days!!

Peaceful and clean, close to many activities and restaurants

We enjoyed our stay at this property. Spent time walking around the community. Close to laundromat- spent $15 to do two loads. It is a beautifully decorated home and the owner is readily available. We felt very safe with the exterior video cameras on. Some drawbacks- The home has a narrow deck entry, hallway, and areas around furniture. Could not find ant traps for the ants, bandaids and a few other things we were hoping for. We could not find the outdoor garbage can to put the garbage in. The ice maker didn’t work (one ice tray) but owner said she would have that fixed soon. No filtered water (or at least not marked), plug in bathtub was not working. Thank you for sharing your peaceful place.

cozy and comfortable

This home was so cute and comfortable! We especially enjoyed pulling the ottoman up to the sofa and having a full size bed style sofa to sit back on and watch tv and enjoy the fireplace. The bedding was upscale to most hotels. The kitchen was efficient for most any meal you needed to cook. We had views of pine trees from most every window. It was very close to restauratns and shopping. I highly recommend Osmo's Hideaway, it is a bargin for what you get! We will be back again.
