Tons of natural light in this family-friendly neighborhood home with plenty of space to relax and enjoy. Hollywood beach and boardwalk with many restaurants and festive nightlife is just a 5-minute drive away. Has 5 Bedrooms and 3 full baths. Outdoor space with its own Tiki hut and lounge area. Tropical vibe. The fenced-in backyard is surrounded by mature trees that make for your private retreat.

Guests have access to home and backyard except any locked doors or any doors marked "Designedvr Staff"

We are available through message forums 24 hours a day for questions and have property management personnel locally to help with any concerns.

We love to meet and greet our guests as much as possible. However, in the event we cannot meet at the time of check in - we offer self check-in with the use of a smart lock or a door code.

Please note***We require all guests to be greeted by ourselves or our property manager. We do ask that all last minute booking (with 2 days of check-in) present an ID to the greeter at time of check in along with the credit card used for booking. We reserve the right to refuse entry of any person wishing to enter the property that are not represented in the booking, have a different name than what appears on the booking, or refuses to present proof of identification. Guests of the booking person cannot enter home before the booking guest without authorization from us. We will check ID of every guest wishing to enter home, especially if the person that did the reservation has not yet arrived at property.**

We offer additional services such as pool heating (if applicable) that can be purchased from our store, early check-ins, public parking passes, and much more through our online tourist portal.

**MINIMUM $150 FEE IF 11AM CHECK-OUT WAS NOT FOLLOWED**
*All TVs are Smart TVs (Roku) for streaming channels. No cable.
*No daily cleaning service
*Late checkout fee is $100/hr each hour past 11am and is subject to management approval. Late checkout requests must be submitted at least 24 hours in advance.

*Please note that we have weekly pool maintenance, landscaping, and general maintenance workers who may need access to home/pool area. We reserve the right to enter to make such repairs. We will notify you beforehand of scheduled services.

** To make your stay more convenient, we provide two sets of towels per guest. Should you need more towels, we recommend using the washer/dryer machine as a rapid solution. Additional towels can also be delivered for a nominal fee.**

**House Rules**

We have created this house rules sheet to ensure that you can fully enjoy your stay in our Airbnb rental while also respecting the home and neighborhood. Following these rules will greatly help us as Vacation Rental hosts by making sure the home is taken care of during your stay. Do not hesitate to contact us if you have any questions regarding the items mentioned in this document.

We ask that you treat the property as if it was your own property. Please be aware of the condition of items in the house, and if you notice anything broken when you arrive, contact us to let us know. We also ask that you watch noise levels at night, as we have a close relationship with our neighbors and do not want to cause any problems. Please no loud music or disturbances. Noise ordinances for quiet time in the city/neighborhood are at 10pm, so please respect these rules. We want to mention that first so you are aware.

Children are welcome here! however - please keep your children safe. Home is not childproofed.

1. Check-in /Check-Out: Check-in time is 4:00 pm. Check-out time is 11 am. Unless otherwise authorized by the management company. We MUST have 24-hour notice for extensions of stay or you will be expected to vacate at the 11:00 am checkout time.
All areas of the property are for guest use unless locked and designated as Designedvr employees only. Not all garages are accessible or available for your use.

2. Guest Interaction: We love to meet and greet all guests. However, in the event that this is not possible we also offer self-check-in with a door code. We have the right to ask for ID, the credit card used for booking, or other forms of proof of identity and payment. We may also ask guests to present ID. Person traveling with guest will not be permitted on property before booking guest has arrived and is confirmed with ID.

3. Guest Access - All areas of the property are for guest use unless locked and designated as Designedvr employees only. Not all garages are accessible or available for your use.

4. Maximum Occupancy: The maximum number of guests is limited to the number indicated in the listing. It is very important that the maximum occupancy rule is not violated as this will be considered a breach of the reservation rules and will result in immediate cancellation of the booking.

5. Unauthorized Guests - Although we do not mind if you invite a friend or 2 over to visit, please do not have extra unauthorized guests stay the night or for extended periods of time. We do not allow unauthorized guests to sleep here. Please do not allow extra guests to sleep at the house unless previously agreed upon when you booked the rental. All overnight guests must be listed with the booking and any guests over 10 people limit incur a 50$ per night charge.

6. Parties or Events: We do not allow parties, loud gatherings or events of any sort to be held in the property. Only authorized guests are to be in the house and around the pool area. Music must be kept to a non-disturbing level. NO BIG EVENTS OR PARTIES! Please be sure that extra guests leave by 12am. We greatly appreciate your compliance on this as we do not want any issues with our neighbors or the city. Please understand that any reports or evidence of a party or organized event taking place will be an automatic forfeiture of your entire deposit and immediate vacation of the property.

7. Pets: ABSOLUTELY NO PETS! We do not allow pets of any sort. Any evidence of pets will be an automatic forfeiture of your damage deposit ($250 fine).

8. Smoking: There is to be NO SMOKING inside the property. Smoking is allowed outside on the patio (please utilize ashtrays - do not toss butts in the patio or grass) or outside of the home. Any evidence of smoking inside the home (ie smells of smoke, ashes, burns, etc) will be an automatic forfeiture of the entire damage deposit and an additional smoke remediation fee of $750 will be charged.

9. Trash: All trash are to be bagged and put in waste bins provided. You will find trash bags under the kitchen sink. When the trash can is full, please remove the trash bag and take it to the trash bins. Please make sure all small trash cans have a bag liner before putting trash inside.

10. Inspections: Property Management has the right to inspect the premises without prior notice at any time to enforce the terms of this agreement. Should the guests violate any of the terms of this agreement, the rental period will be terminated immediately and no refunds will be given. The guests waive all rights to process if they fail to vacate the premises upon termination of the rental period. The tenants shall vacate the premises at the expiration time and date of this agreement.

11. Security Deposit: A security deposit is required to reserve the house. You will be required to submit payment using the payment link provided within 48 hrs before check-in. The deposit is in addition to the nightly rate and will be refunded in the same manner paid provided the following provisions are met:
*No damage is done to the unit or its contents
*All debris, rubbish, and trash are placed in trash cans and soiled dishes are placed in the dishwasher and cleaned. If the house is left excessively dirty and there is excessive trash left in the house, there will be an additional cleaning fee deducted from the deposit for the extra cleaning time. The guests will be notified immediately.
*No linens are missing, damaged, or excessively stained
*The Occupancy limit of the house is not exceeded at any time unless approved in writing in advance
*There are no police enforcement actions by the City or Homeowners /and items 4,5,6,7,8 and 9 are adhered to and there are no violations of house rules as posted in the house.

12. Check-out: Check-out time is at 11:00am unless a late check-out is purchased via the Tourist Portal (upon availability). Checking out by this time ensures that we have enough time to clean the place and get it ready for our next guest. Please text us when you leave so we can get the crew in asap. Also, be advised that failure to vacate on time may result in charging your deposit funds.

*When you check out, please make sure all doors are locked and secured, and that the house looks reasonably neat- like the way it was found. We do not expect you to scrub it clean it but it must be reasonably “picked up” and furniture placed as it was at check-in.
*Make sure to collect all personal belongings. Check all closets, drawers, washer/ dryer. We are not responsible for any items left behind.
Please see the checkout checklist and ensure it is complete before leaving.

13. Failure to Vacate: If you fail to vacate the property on or before the termination of this agreement, you shall pay for the period of your holdover a sum equal to 2 times the daily rate of your property or the maximum sum by state law. This will be charged via your deposit.

Surprising disappointment, very difficult customer service

I booked this house for a vacation for myself, my fiancé, and a couple friends, looking for a low key, relaxing trip, and we were incredibly disappointed. We did our research, noted that this was a professionally run rental, and we're looking forward to our stay. The problems started as soon as we had sent in our full payment. We paid in full upfront, and didn't expect any issues. Before booking, the hosts had made two specific promises, and confirmed multiple times, in written messages; one, that we would not have to put down any additional type of security deposit, and two, that the pool heating would be included at no extra charge. As the trip approached they went back on their word. First, we were messaged numerous times asking if we wanted to pay additionally to have the pool heated. Each time we had to continue to remind them that pool heating was supposed to be included as previously discussed. Also, again despite the prior promises, they insisted on a substantial hold on our credit card as a security deposit. After many messages back and forth, they acknowledged the error was made on their end, but refused any sort of accommodation or compromise. They simply said that if we don't provide the additional security deposit hold, they will not give us the lock codes. At this point they had our full payment already, so there was nothing we could do. Upon arrival, more issues arose. Prior to check in, we confirmed multiple times that the pool would be heated upon arrival. We arrived and were sent messages saying that someone would need to come turn the pool heater on the following day. Furthermore, entering the house, we found that the air conditioner was broken, with a constant loud fan noise right in the center of the house, as well as a temperature we couldn't control, making the whole house absolutely freezing. We had to sleep in the freezing house the first night, and waste time the next day making arrangements and waiting for repairs to be done. There were various other nuisances beyond that as well - debris, leaves/branches around the pool area that we had to clean, unusable tiki hut area due to water issues, wet towels/sheets left in the washer, which, honestly, we would normally completely overlook if it weren't for the larger issues. It's a nice house, and is in a good location. But with all the issues, broken promises, uncontrollable AC, and time spent going back and forth, the vacation felt ruined.

Not Exactly as Expected

We were searching for a house large enough to accommodate a family of 9 for my Mother’s BIG 85th Birthday celebration as well as Thanksgiving. We had people traveling from all over the country for this celebration and holiday. This management company was not the easiest to communicate with from the beginning of our search. While they responded to emails fairly quickly, they did not always answer the questions asked which in turn led to frustration on my part. Because we were all traveling from various parts of the country, I asked if there was a possibility to get into the house an hour or two early to get items dropped off and to help alleviate some of the ‘chores’ for my mom. They told us NO but that we could check in early by paying an early check in fee of $350. I only wanted to store a few items in the house until the 4pm check in time but that was declined. I also asked the management company if they could tell me exactly what cooking utensils were included at the house. When they couldn’t answer that question, I asked if they could go to the house and facetime me going through the cabinets and drawers. This would allow me to determine what I would need to buy or bring to cook Thanksgiving dinner. They would not do that either. While there were enough plates for the 9 of us – the house maximum was 10 – there was not enough flatware for all of us and my sister ate Thanksgiving dinner with 2 knives instead of a fork and knife. Upon checking in, we notified the management company of a problem with the refrigerator. The ice maker wasn’t working and neither was the water. We sent them a video so they could troubleshoot the problem. We never heard from them again on this issue. We had read in other online reviews that there had been a previous problem with one of the burners and the pilot light. I don’t believe this problem was fixed as that burner was not functional during our stay. We also had other appliance problems. The dishwasher did not clean the dishes well after the cycle was completed. The disposal while functional didn’t ever clear the food so there was always food & water in the sink. We notified the management company of these issues. Lastly, the smoke detector went off repeatedly while using the oven indicating some baked-on food in the oven was burning. They provided us one roll of paper towels for our 5 day stay. The bath towels were very thin and rough – almost unusable. Nice, quiet and walkable neighborhood

Perfect getaway spot

Four of us stayed at this beautiful hideaway for 5 days and we had such a wonderful time. The home was fabulous and spacious with the beautiful pool set in an outdoor oasis of sheer comfort. We were minutes from the beach and all dining and just a short drive from the airport. It pained us to leave this wonderful place where we made so many memories! We'd come back again in a heartbeat, thank you! ~ Leigh
