This is a fantastic location, just a few hundred meters from the Cathedral, the Accademia Gallery, the Medician Chapels, the S. Marco Museum, S. Maria Novella Church. Most of the city's amenities and attractions are within easy walking distance. The famous San Lorenzo Market, with its typical Florentine atmosphere and the “Fortezza da Basso" centre of exposure are very close (5 minutes on foot). You can reach every place of interest on foot. The apartment is located in a beautiful typical quiet street (no traffic noise) at the ground floor of a XVIII° sec. building. It is made up of: a small living-room with a sofa , a well equipped kitchen (kettle is provided), a double bed bedroom, a second bedroom (2 beds), a bathroom with shower/bath, Wc, bidet & wash-basin, a second small bathroom with Wc and wash-basin. In the second bedroom there is a single comfortable bed (80x190 cm), a wardrobe and a small desk. There is also a mezzanine with a single mattress bed above the wooden floor. There is a ladder to climb over so this last solution of the mezzanine is suitable for young people. The two bedrooms, the living-room and the kitchen open to a charming flowered courtyard (40 sqm) for the only use of our guests. The whole apartment faces the inner private courtyard and not the street so during the night there is no traffic noise even if the street is not busy. Please, note that the courtyard is exclusive for our guests. The apartment is tastefully furnished and it has been recently fully restored. FREE INTERNET WI-FI and Smart TV, AC THE NATURAL AIR-CONDITIONING IN OLD TOWN: Only who lived in an historical centre can know: thanks to the old building technique, walls are massive and thick; this makes indoor temperature spontaneously fresh, even in the hottest summer days. For the most demanding customers, however, we have equipped the apartment with A/C in the bedrooms and in the living room only from half June to half September.. Please note that during the night the air conditioning will be turned off from 11:20 pm to 8am each night per condominium regulation to avoid noise in the courtyard. Mobile fans may be turned on during the night. With this system the apartment is perfectly cool even at night. Being the apartment on the ground floor it is easy and comfortable to carry your luggage in. The location of the apartment allows our guests to come back home and having a break during the day, and sightseeing later... without taking any bus or taxi. Arriving by train our guests can reach our apartment from the S.M. Novella railway station easily on foot (15 minutes) without taking any cab or bus, if they wish. From SM Novella railway station our guests can get buses or train to easily reach (and without driving) all the most important towns of art in Tuscany (Siena, Lucca, Pisa, Arezzo). Our apartment is ideally located, close to everything but in a very convenient and safe area away from the crowds! Restaurants, bank, pharmacy, bike rentals, every kind of shops are just close to our apartment. Carrefour Express supermarket few steps from the apartment. Bike, scooter and car rental's 150 meters far from the apartment. KINDLY, NOTE:. We provide bed and bath linen (included in the price) on arrival but extra change is charged 20 € per person. If you are 2 people and require to sleep in different beds kindly let me know it in advance. Check in from 3:30 pm until 8.00 pm. Check out by 10.30 am on departing day Different time can be arranged in advance with the owner. Arrivals after 8:00 p.m. are possible paying an EXTRA COST of 30 Euros to be paid on arrival in cash, in euros. Even though the apartment accommodates 4 the base rate only covers 2 people. Rosy charges 40 per person per night for a 3rd and 4th person. We booked for a week and when our one extra person had to cancel Rosy refused to refund the 280 extra person charge even though we were still within the cancellation period. The apartment itself is very nice and quiet, in a good location with a well stocked grocery store a block away. However, the kitchen is minimally equipped. No pot large enough for cooking pasta, one small skillet, two corkscrews that were bent and barely functional and just one dish towel for the week (no paper towels). One bath towel per person was provided for the entire 7 days which did not dry out day to day. Two towels per person would have been nice. ##### Tina C. Rosy is an outstanding host, very responsive to queries and questions. The listing is accurate. The apartment is on the ground floor so easy access and very safe. Has its own patio area which is private. It is only a 15 minute walk from the train station and a 10 minute casual stroll from the Duomo and major sites. It is in a quiet area which is very nice, away from the crowded tourist areas. Check in was very easy, her associate Marco met us at the apartment so no going somewhere else to pick up the keys! Place is very clean, kitchen is well stocked. The apartment is very spacious especially considering this is in an old European building. We also rented the second bedroom which our daughter used. There is room for up to 3 people to sleep since the second room has a loft. The master bedroom is large and roomy, bed was very comfortable. I would highly recommend the apartment for anyone wanted to visit Florence and not stay in the busy areas of town! ##### Mark H. Rosy gave us a very warm welcome and made sure we had everything we could possibly need. There was plenty of constant hot water and a proper bath tub (not just a shower) and a good supply of bath towels. Everything worked well in the apartment, including the central heating. There is a gorgeous little private courtyard - although we didn’t use this because it was November! - but it was very pleasant to look at from the inside! The apartment is in a perfect position for visiting Florence on foot. We were only a few minutes walk from many of the main sites, such as the Accademia, the Duomo, and San Lorenzo. And there was an abundance of great restaurants in the area. We ate extremely well each evening and all the Italians we met were very friendly and hospitable. The weather was pretty good in November with a daytime maximum of between 17 and 19 degrees and sunny most days. All in all a great experience and we could have easily stayed another week. The location is in the old city, walking distance from all the major sights. It's in a real neighborhood, however, and is peaceful and quiet. We had plenty of room for our family of four and could easily have included another person. The bathroom is quite large and modern and the kitchen very well equipped.
