Please Note: Folly Beach has a strict noise ordinance violation rule of 1 strike. Simply respect your neighbors, keep the noise down and no parties.

Sunny Side Down is a duplex located steps from Center Street, the main hub of Folly Beach, where you can find all the local shops, restaurants and bars, and the beach is just a short three blocks away. The entrance to the shared backyard is located between the store called "Native" and the pay to park lot on W Erie, just down a short pathway and behind the privacy fence (see photo with the sign on the fence that reads "Sunny Side Up and Down"). Though this location is located directly on Center St, you still have 1 designated parking spot that the owner has obtained for you just across the street, down E Erie, behind the Crab Shack.

Sunny Side down features two bedrooms, each one with a queen bed. Each bedroom is equipped with a Smart TV and a fan. Sunny Side Down can comfortably sleep up to 5 people because the sofa conveniently slides out to accommodate an additional person.

Open concept kitchen/dining/living is equipped with a sofa, two club chairs and a high top dining table. The kitchen is fully equipped, less a dishwasher. Outdoors, guests can relax and have a drink on the deck under beautiful grape vines or enjoy the shared courtyard area with a full size grill, outdoor lounge furniture, and an outdoor shower. The private yard is fenced-in and the duplex does allow you to bring your dogs with you, upon approval with our office. Please note: there is one designated parking spot for guests of Sunny Side Down located just across the other side of Center Street.

This is a green property that features solar panels on the roof, all led lights, and use natural gas for the water heater. It is also a ground level property, making it a great choice for guests who have trouble with stairs.

Folly Beach, or as locals refer to it, The Edge of America, is a laid-back, golf-cart-friendly community with many great restaurants, a booming nightlife, plenty of shopping, water activities, and water tours. For more historic exploring, the famous Downtown Charleston is only a 25 - minute car ride, which offers endless fine dining, shopping, historical sites, and more. There is something for everyone here. We promise you will Folly in love with this beautiful island!

Contactless Check-In: This home offers a key-less entry system, and we will provide the code before your arrival date.
We do not provide beach equipment, but anything available at the property is yours to use.

The Folly Beach noise ordinance is from 10 pm to 8 am.
Parking: There is a designated parking spot for guests of Sunny Side Down located just across the other side of Center Street. You will take the gravel driveway that goes directly behind the Crab Shack restaurant, and there is a labeled spot for Sunny Side Down- right next to the Crab Shack parking lot.
This is a non-smoking property.
Pets considered: All pets must be approved by our office before you arrive. Upon approval there is a $150 (plus tax) per pet non refundable pet fee that is due before you arrive. If not already on your reservation, it will be added. Once this is done and the fee paid, you will be all set to bring your pet with you (2 pet max, 35 lb max per pet, no puppies under 1 year old, no cats). Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA and are subject to approval and fees prior to arrival.
No smoking is allowed in or outside of the house.
House parties, weddings, functions, events, bands, DJs, etc., are prohibited.
The occupancy can be at most 5 people at any time during your stay.
We require 50% payment at the time of booking. The remaining 50% of your balance will be due 30 days before the check-in date, and we will run the card on file. Bookings within 30 days of your arrival date require full payment at the time of booking.

If the noise level exceeds the legal limit for FB, you will receive a friendly reminder text message to turn the noise down. Suppose the occupancy is misrepresented or a disturbance is reported at the property. In that case, we reserve the right to terminate your rental agreement and will require that you vacate the property immediately without a refund. However, we are committed to your and our community's comfort, so please let us know if we can do anything during your stay to make it more enjoyable.

Wonderful and Convenient

This place was great for our family. Situated right by the shops and restaurants, you didn’t hear anything from the strip. Every room had a fan which helped keep the sound at bay and helped us sleep! There were people upstairs and we never heard them either. I would highly recommend this stay to anyone. We would come back.

I would consider this to be a hidden gem. As you walk down Center Street you would never expect that there is a cute little apartment tucked behind the bustling shops and restaurants. I really don't think you could get a better location. We didn't bother with a car or golf cart because once you step out the door you are in the middle of everything. And despite the prime location, the apartment still manages to be quiet and peaceful. I recommend it for a small group or family staying at Folly Beach.

Long overdue with family. Three 70 somethings stayed in the apartment and it was perfectly situated for guests with mobility issues. The patio was the perfect place to entertain nieces and nephews. Some noise from upstairs guests, but mostly during waking hours. The dedicated parking space was always available. We'll be back!

The property was in a fantastic location just a couple blocks from the beach and right across the street from multiple restaurants, bars, and shops. The house itself was nice and fit the 3 of us well. There is only one mirror which is in the bathroom so if you know you will have multiple people getting ready to go out at once, come prepared! Overall the trip and property were fantastic.

The house was almost perfect!!! We were able to check in early. It was very clean and it was a short walk to the beach. The only issue was we were in the down stairs unit and the renters in the upstairs unit had teenagers and the made a lot of noise until about 1am every day!

Parking block plus away in dark gravel alley, can’t roll suitcases there. No exterior lighting reported to mgmt but took them 3 nights to correct by then we had one night when we could see walk to door and light to access key pad. When we arrived our designated parking place was taken. Had to call mgmnt for help. Very stressful. Liked the shower. No nice touches like SOME coffee.

Nice base from which to enjoy Folly Beach

We didn't know quite what to expect given the property's location behind a store, but it was surprisingly quiet (the noise ordinance works!) and super-convenient to walk to the pier/beach, dining, etc., and close to the county park. We needed a couple of missing kitchen items and the property managers dropped them off that same morning. We also chose it for dog-friendliness and ours got comfortable pretty quickly, even though the upstairs tenants also had a dog, which might have excited ours.

Nice Location but Needs some Work

The location was very good in the middle of Folly Beach. Easy to walk to the beach or to local restaurants and stores. Parking was across the street which was OK. The suite was clean but two of the mattresses were very uncomfortable, and really needed to be replaced. That makes staying there for several days difficult. Also some small things could stand some attention like fixtures in the bathroom and outdoor seating which were very rickety and seem like they were about to fall apart. For the cost and location of the property he should not be an issue to be updated immediately.
