The hotel is not manned, you have to arrange to meet someone to check in and then pay cash. The hotel is in need of a major refurbish. In my single room one socket was not affixed to the wall safely, the kettle was on a tray placed on a fold away chair as a table. The coffee and sugar sachets were rock hard and unusable. In the en suite there was only one half used toilet roll. The hot water tap did not work at all. The tv remote had no batteries in. The carpet was frayed and there was even a throw on the floor as a make do carpet. No bedside lamp, you had to get out of bed and use a switch half way down the room. You had to remember two codes, one to enter property and one for keysafe on room door. Would not recommend to anyone.

Booking and check in were both really easy, the B&B had no reception desk so it was an online check in, however i receieved a message from Ruby to say contqct her with any issues or problems. The guy who showed us our room was very friendly so no issues concerning that. However there were a few minor inconveniences, there was no waste paper bin, one of the windows wouldn't close properly, the ensuite was definitely needing a referb and the kettle had to be placed on the floor to plug it in. On the upside there was a genourous amount of tea coffee etc and the beds were comfy with very clean linen. It was also on the seafront right next to everything. They didnt do breakfast but there's a Premier inn less than a 5 minute walk away which did an amazing breakfast! To be fair i paid £60 for one nights stay so i guess the issues were reflected in the price. If the place was given a bit of a makeover i think i would stay there again

Very unhappy 🙁 😡😡
It was no where near like the pictures on the web site it was filthy, the carpets were all worn or torn my husband had to open the roof window to use the toilet. Im glad we only stayed there one night it was horrendous. Even talking to other guests that left at the same time as us said how horrendous it was Definitely first and most definitely the last time I wilk ever enter this hotel again.

The bed sheet had a blood stain on it for starters let alone being near a washing machine. The staff were few and far between. Other than that it was a pleasant break.

Shocking!
Bed shocking didnt sleep well at all, shower cold , room not very clean needed hoovered, no bag in bathroom bin and a pigeon on balcony sitting on eggs! Also power went off so couldn't even change phone. Said free parking but none available £6.50 extra on a very large bill for double room. Lady who checked us in was lovely, view was fantastic but not worth the money.!!

We arrived at hotel. the hotel door was open but no one to great use 20 minutes after trying to find a parking space one of the skip men told use to go next door. The guy from our premises was on the reception finally after 1 hour he took use to our room. It was appalling deco everything back in 70s. We told him that we wasn’t happy and wanted a refund he told use everyone was busy so we phone round and everyone was full so decided to stay we had no hot water all the 3 days 1 pillow each toilet seat damaged and 1 toilet roll tv sub Titles was even thinking of goin back this is the only holiday we have thi year and cost more than £120 a night

No one upon arrival to check me in had to go to another hotel to find somebody. No remote for tv. Shower didn't work properly. Only 1 pillow per person on bed. Noisy corridor. Would politely ask for some of my money back if not all as this hotel is definitely not worth £100 i paid for one night!

The property need attention and i my opinion should be closed until refurbished, there is no proper reception desk, the rooms are small, basic and depresing. We had some issues with ours room, they were not properly cleaned, my room had a cold water in the shower and the door lock was coming off. My friend booked the room advertised as suitable for 4 people but there was only one double bed. There is no wifi, hairdryer, wardrobe, just a bed and shelf with kettle. I think it was a bit pricey for the this standard, lots of people who check in were complaining however people from reception worked hard to help us and solve all the issues. I would not stay again.

Wouldn't stay again.
The photos of the rooms on the website make the place seem really quite nice, but when we arrived we found the dining area empty of any furniture and no signage to tell us where reception was. The staff were friendly and helpful but upon getting into our room (room 2) i was really disappointed. The room was tiny, the window was wide open and we couldn't close it due to the handle having broken off- handle was on the roof below covered in moss so not a recent occurance. The bathroom sink was filthy and there was no hot water in the shower, we managed to get it luke warm at best but then only got a single pump of shower gel from the built in dispenser before it was empty, no shampoo or conditioner either. There was only 1 plug socket in the room, which was half way up the wall above a radiator, meaning that the kettle had to be boiled while balanced precariously on it. There was no wifi as advertised, no hairdryer, and parking at the back of the hotel was a bit of a nightmare. The sheets were also quite sandy/gritty at the bottom half of the bed when we got into it, but we hadn't been to the beach at all. Make of that what you will. Of course, we were only 2 minutes from the sea front and arcades but I'd have been very upset if I'd not have covered 75% of the bill with Tesco Clubcard vouchers.

Reception doesn't look like reception, they give you a key. When checking in bins where full, cups dirty, didn't look like they cleaned the room. we sleep on our own personal towels because it felt dirty, there was wet used towel left on the chair, we stayed for one night so we thought we stay, but we did look in to moving to premier in. I'll say stick to what you know, we wanted something different and definitely got it in a bad way. Oh and in the morning someone came into our room! never checked out so quick in our lives. Never again

There was no parking although they said that there was. The room had obviously not been clean for a while as there were wrappers on the floor and the shower was thick with soap residue. The bed did not have clean sheets as there were hairs in it and a clear imprint of the previous occupants. The door did not lock from the outside and there was no hot water. This is the worst place I have ever stayed in. We slept on top of the bed for a short while as we were very tired after a long day and left early.

the warm greeting on arrival. Entertainment each night. the castle view suite had a balcony views of the sea kitchen with all amenities. Free parking at the rear of the building. the bus stop is outside the hotel and minutes to walk to the pier, park and sea life centre. Highly recommend this hotel.

The suite on the 2nd floor we stayed in was above my expectations spacious, clean, nicely furnished with fab view. The only con. was the noise of the water pump that was heard all over night whenever anyone in the hotel turned the water tap in their rooms! Scheduled check in at 2:00 while checking out at 10:30 wasn't fair at all

The hotel itself could do with a bit of an upgrade. Some of the carpets edging is abit frayed. The hot water tap in room 12 is loose, not leaking just loose. The room itself was a bit small but we managed. The bathroom was a bit tired looking. If you want to park get there early as it's first come gets a space. Where you park when there are no spaces is any bodys guess.

One day before we were to arrive. Managed to book else where 22 miles away. So popped in to the hotel as when we visired Skegness for the day,, saw people were still staying there, so went in to enquire. They had coach loads of people in who they didn't cancelled on despite giving a reason for the cancellation of electrical issue. Never chose this place again. Poor communication. Also on the booking confirmation it states to book your reservation for your free car place, when I phoned I was told it is first come first served. Misleading. If you don't manage to get a car space, you have to leave your car in a public car park and pay a fee. So keep that in mind . Wouldn't recommend.

Arrived about 2pm all parking was already taken, welcome was not particularly warm, room was ready. Ahhhh what can I say, cleanliness was not really that bad, just the whole room was tired and a bit shabby, kitchen was a bit grubby, no hotel facilities to speak of, pool table broken and balls missing, no atmosphere whatsoever, a bit like student digs really. Had a Castle View "Suite" on 1st floor, nice enough view but road noise was a bit annoying, quietened down from 4am to 7am after the drunks had walked past smashing bottles etc. I suppose it was ok but wouldnt stay again.

Fab breakfast
Bed very comfy and clean , nice large ensuite, staff very welcoming and pleasant, breakfast good quality and plenty to choose, bar and dining room lovely and a good selection of evening bar meals available and selection of drinks at the bar. Only slight criticism was on bathroom cleanliness but I am extremely fussy and I had no coat hangers or place to hang any clothes in our room but on a single night stay wasn’t an issue . I would definitely go again.
