I stayed at this bed and breakfast looking forward to having a full on bed and breakfast experience, knowing that not all modern amenities would be available. One thing I did appreciate was they accommodated for a very late check in and left detailed instructions for our late arrival. Our instructions included details for breakfast hours, however no breakfast was included. Turndown service was also not included. We had to leave the trash bags outside the room and request towels. We also found out that the main building did have AC. And the only reason it was a big deal was because we stayed in the suite that was located in the attic. And heat rises. Our room only had fans. Unfortunately, the rooms got very hot and there was no way to cool down. The staff was very friendly. There's also not much to do around there. A much better option would be to stay in Saco or Portland. Those towns are more alive.

The breakfast was great! Everything was perfect... I didn't want to come home... I definitely recharged my batteries! The interior design and history were captivating. I was very pleasantly surprised. Great hot shower. Great TV. Comfy bed. Clean, clean, clean! Courteous staff and overall level of excellence and attention to detail that is rare these days... THANK YOU!!! The stairs were really steep! I had to go backwards when I was leaving! I am getting on in years and have arthritis. Next time I will request a room on the first level.

The room was clean and quiet but... When booked it says breakfast was included- it's NOT included during off season- we would have booked elsewhere if we had known because now we have to go looking for breakfast somewhere and the owner was kind of rude about it! We Were put in the house next door, if you have mobility issues this is not a good place, steep stairs, floor is not level, no offer from staff to get luggage up or down the stairs, the toilet would barely flush.

The furniture was old and not very comfortable and the beds were squeaky. The room was dark and one of the lamps didn’t work. We did find a good restaurant and a full service gas station near by, but the area was not accessible because of the weather. The minimal coffee/tea offering was limited…only caffeinated tea and one kind of coffee. We didn’t stay for breakfast but a kind employee offered a fresh cup of coffee and a couple of bananas.

Nothing special about it. Some peeling wallpaper, no Kleenex in the room, the shower fixture, the handle, was loose. Typical 32" TV and you're 20 feet away from it in bed and you can barely see it. But, nothing terrible either, bed was comfortable, breakfast was fine.

We really liked the fact that it was a historic property, built in 1730. Very cool! We stayed at the end of October, so a lot of things nearby were closed but in another season it would be a fun place to visit. Had pizza at Lisa's Pizza, still open and pretty tasty. The sunrise over the beach was beautiful and just a short walk across the street. We stayed in the Suite, a 2 bedroom attic type apartment. Very 80's decor with carpet that needs to be replaced, seems like someone had smoked there, and provoked asthma in my son. Had a cute kitchenette, which would be nice for a long term stay. The breakfast in the morning was amazing, very nice selection of things to choose from. Overall, a good stay, but they should look at that carpet! :(

room was small and outdated. could hear person next door through wall. bathtub was inconvenient. my boyfriend is 6ft tall and with the type of tub he could not use it. we ended up not even staying there.

Thankful it was only 1 night!
The photos online were misleading. The Inn isn't being taken care of, very outdated. Upon arrival, the young man who greeted us was snarky when I seemed confused that I was in the wrong location. The breakfast was not worth staying for and we were thankful our stay was just one night.

Great location but definitely a historic inn
The service was good. Front desk staff was very friendly. The hotel is in need of a refresh - even for a historic site - but the location is fantastic. If you are a person that does not like camping (like me), this is about as close to camping as I get. It was fine for a night, but I wouldn't do a long stay.

Very disappointing, first of all Hurricane was coming directly towards Portland and we called to cancel since we were not comfortable driving into a Hurricane only to be told we could not since it was after 72 hrs, they were not flexible at all, so we did chance it because it was quite spendy and would have lost our money, turned by our weather was ok. Got to our room ( had the suite) 2 different flights of stairs then we saw $ in a envelope from previous guest for the cleaning gal that was still there so we definitely questioned whether our room was even cleaned. We brought the money down to the front desk , hopefully she got it. Carpet definitely was not vacuumed and couch’s were stained and filthy ( had slip covers on them)sunflower seeds on tables , paper under kitchen table, just very dirty and old. Got up the next morning and decided due to reviews we were reading we would skip breakfast. Just wanted a cup of coffee and all they had was a keurig with all decaf! We recommend finding a different place to stay.

I’m going to start from the beginning. When I first booked it, I had booked the “book now, pay later at hotel” option. It was pretty surprising when I was charged for it the day after and then couldn’t get in touch with the hotel (no one answered the phone and no one called me back from my voicemail). Upon checking into the hotel almost an hour after check-in started, it was also surprising that I had to wait for the room to be ready. The man at the front was very rude and couldn’t explain to me why they needed my card when they had already charged me. Finally was able to get into the room and was shocked to find dirty dishes in the sink, a conspicuous red-stain on the curtain, and the humidity so high, my friends and I could barely breath (they had the room set to almost 90 degrees in the beginning of August). Later on in the evening, I went to put the blinds down and one just completely fell off. For almost $500 for THE NIGHT, I would’ve rather stayed in a crappy motel. I go to OOB every year with my girlfriends and have never had such a terrible experience with a hotel.

Since there was a hurricane heading towards the area, we had to cancel our trip. The hotel refused to cancel or even reschedule our stay, saying their system wouldn’t let them even if they wanted to. When I called they were rude and unhelpful. Then proceeded to call me all day asking when I was coming. People shouldn’t lose out their hard earned money because you don’t know how to work your computer system or because they have to cancel due to a hurricane!

Beautiful property, very friendly staff! Breakfast was very good (including the coffee!!!) Only negative is the TV in the room (works off the internet with a weak signal... so pretty much no TV.) Would stay again if in other location... personally Orchard is not for us (like a mini Jersey shores.)

Staff and cleanliness were superb. Bed frame was not attached well to the bed, so the headboard and footboard leaned and wobbled back and forth. We stuck towels behind headboard so as not to damage the wall by leaning up against it to read or watch tv.

Satisfactory for a one night stay. Staff allowed us in early since we were coming from a nearby rental. Unfortunately, the mattress was worn and lumpy and the blankets were worn (which we removed from the bed). Sorry, wish we could be more positive.

This place is truly a hidden gem in Old Orchard Beach! Very convenient and close to the beach and a great price. Breakfast is not great, but nice that it is included in the stay. Beds are always comfortable and staff is always accommodating and friendly.

We enjoyed our stay. It had good location for our travel along Maine coast and 5 minutes walk from the beach. Wonderful staff. Good breakfast. Rooms were very different, depended on the reservation and price. Our room on the 1st floor was good, but floor carpet appeared very old, also mattress was with the foam on the top, and this foam was not stable and bed linens appeared old.

Great place to stay!
Old Orchard Beach Inn stay was fantastic. Very close to the beach and all the fun Old Orchard Beach has to offer. Staff was helpful and courteous, and our room was very clean. I was pleasantly surprised at the small breakfast options that were offered each morning!

Mattress is in serious need of an upgrade. Smallest TV I have ever had in a hotel and very limited number of channels. Toilet is right in front of the bathroom window, but there is no window shade. The room was nice overall and very clean, just needs some updating.
