Michigan Family Vacation
Our family takes an annual trip together, there were 17 of us this time. The property had something for everyone, best aspects are the sunsets and the infinity pool. The property manager was one of the best we've ever had- very responsive.

This property is amazing. It accommodated our family perfectly, we appreciated the three living spaces. The kitchen in the main house is large which allowed many prepping and cooking at the same time. The large pans need to be replaced due to peeling coating, everything else was great. The outside was amazing, such a beautiful estate. The infinity pool and hottub are protected from the wind, so even the tornado high winds didnt stop our fun. It was a vacation to remember, thanks.

Grandkids hideout.
All 7 kids loved having their own house with pool. Girls and boys had their own rooms. Sunsets were spectacular. Boys had room to play and girls grabbed some rays. Fishing was great. Excellent for BIG family.

Great experience - almost perfect house
Our week at Southern Diversion was very very nice – but not perfect. The buildings and grounds were exceptional. The house was very clean, furniture was in good condition, and the beds were comfortable. Snorkeling was a wonderful experience, the infinity pool was a big favorite, and the Tiki hut was perfect. We had a family group of fifteen people 18 to 85 years old and everyone enjoyed the week immensely. The not-so-perfect issues were lack of bathrooms and shortage of dining table space. Note that people using the Casita will not have a bathroom of their own - they have to go into the main house and use a bathroom there. The guest house has two shared bathrooms for three bedrooms (beds for 9 people) – not horrible, but certainly not up to standard for this price range. The dining area has one table with 10 chairs – not really sufficient for a large group that likes to eat together. We knew this from the website info and were able to move a table and chairs from the porch into the dining area. That worked reasonably well – but certainly not perfect. Access to Key West was good – about 1 hr 15 min drive and nearby activities were plentiful. Boat rental and fishing charters were readily available in Marathon along with a large variety of restaurants and good shopping. We had a wonderful week and would happily return in future.

We are so happy our guests had a great time and look forward to their return. Southern Diversion Marathon is a very large property with 5 and 1/2 bathrooms. Due to high demand for extra beds and to accommodate large groups we were able to offer our beach front cassida. The space did not provide for an extra bathroom so anyone staying there would use the main house bathrooms. We have a dining table inside to seat 8 and 2 large dining tables on the back patio off the dining room that seat 12 more. Seating for 20 is usually adequate. Our website is accurate with details on what we offer. We appreciate the feedback as we always want our guests to have the best possible experience. This place was absolutely gorgeous from the first trip up the driveway! Incredible views from dawn till dusk! The multiple pools gave us options throughout the day based on the temperature and sun! Great spot with spectacular views
The main and side houses easily fit ourselves, our 5 kids and their spouses and 6 grandkids. Big open space. Very private. Nice pools. Lots of things you need on site. Easy to town. Joe the caretaker was attentive. Owner very responsive. Wonderful trip.

Beautiful property!
Beautiful property and worked well for our large group. It was very private and secure. It had a few minor issues , such as we needed more linens for kids who decided to crash on the couch in the big house. Also, the boat ramp was tricky because of how steep it was. We had a few minor plumbing issues too, but the property manager was quick to resolve them. Over all it was a great stay!

loved all the space we had .. we had 4 kids and 8 adults and the space was perfect the driveway was nice and long so the kids could ride their scooters and skateboards .. the pools and hot tub was great.. they do need to get some good stainless steel pots and pans all the ones in kitchen are peeling so not so great to cook in... other then that it was all great..

Beautiful houses and property. I over packed, they have multiple kitchens with everything you need! Cooking pots and large skillets for a group, a deep freeze in the pantry, multiple coffee makers with coffee and filters (which i forgot both), blenders, beach towels, sunscreen, games,. We dove for lobsters right off the dock and seawall.

Best family vacation ever!
16 members of my family came from 4 different states to gather at this amazing estate. Everything was so clean and there was room for all of us to stay comfortably. The main house, guest house, cabana and casita were just perfect! Everyone agreed that the beds were so comfortable. Beautiful furnishings and the 3 pools were well used and enjoyed especially by our 4 young children. Decks and balconies everywhere with amazing views of the water. The pier was a a real plus. We were able to rent 2 deck boats and keep them at the property. Just a beautiful estate! Foliage was gorgeous and made us feel that we were on an island to ourselves. We felt so safe with the main gate locking. We will definitely gather here again!

Property was in a great location but somewhat outdated. It needs a little TLC, but everything was in working order. Pools were awesome and the views were spectacular. Property manager (Joe) was outstanding, and checked on us when he was working on site to make sure that everything was OK. Great time had by all the family. Snorkeling around the pier was great, as well. Sunsets were breathtaking!

So happy our guests had such a great time. We have recently put in a brand new floor, dock , blinds, and hot tub. All pools have been re done. We have replaced quite a bit of furniture as well and will continue to do more. Providing the best possible guest experience is our priority!

We came down with 20 family members from aged 60 to 1, kids loved the pools and property gave plenty of space to provide alone time for those who desired. Property manager Joe was great for addressing any small issues with TV, fans and whatnot. Great experience for the whole family.

24/7 Beach life
Our view was breathtaking and our grandchildren had an aquarium right in their backyard to snorkel in whenever they wanted. Paddle boards and kayaks and 3 amazing pools to take turns in kept them very busy. Just walking outside the gate was a wonderful nature walk through this lovely community and creatures scurrying about to catch but they never did. We loved cooking in the open kitchen and BBQ’s on the deck were great and we rarely went out to eat. We hope to come back and my granddaughter wants to have her next birthday party here. I can just imagine them in a few years enjoying the 3 bedroom house with the pool table and telling us it’s theirs for the week We rented a 19 foot boat which we tied to the pier and found some beautiful fishing spots and a great sandbar to play on

Best home rental experience
My company goes to the Keys for an annual company trip. The owner (Terri), the maintenance man (Joe) and the beautiful home made for one of our best trips. Before we arrived at the house I could not find my reservation info and I couldn't figure out how to log into VRBO. I set it up with my company email vs my personal. I was freaking out because our flight was leaving shortly and we were arriving late on a Saturday. I called VRBO, they got a message to Terri, and she called me immediately. Life saver! Sounds like a wonderful woman too. The home was clean and well stocked. I've rented a number of houses where there are no extra garbage bags, toilet paper, etc.. Here we didn’t have make an immediate run to the store to stock up. We were there for 5 days and had 15 guests. The home is on 2 acres and had tons of privacy. Our group is well behaved but there were no concerns about bothering the neighbors. The 2 separate guest houses were a blessing too. The people who wanted to stay up late were all far away from the main house. We all had a great time and will definitely return. Thank you Terri and Joe for allowing us to stay in your wonderful home!

. We spent most of the time in the 2 heated pools and hot tub. The main house kitchen is very well appointed for cooking for large group. The property and houses were great although they are more suited for families than adult couples as the guest house only has 1 bathroom and sleeps 8, But we knew that going in.

This was a family vacation a year and a half in the making! Fifteen members of our family spent a week in October there and it was wonderful. The property was perfect for our large family and the location in the Middle Keys was also great. Highly recommend.

Really Great Location
By far one of my favorite houses I've rented in the last 15 years. Typically I stay on mainland Marathon, but this house had everything we needed in terms of size an amenities. I'll break it down below. Location I love grassy key, been looking to buy in Marathon for a while, and now realize that this is my ideal location on Bayside. Love the clear water, sealife and amazing sunsets. House The house works great for large groups, you aren't on top of each other which is great. Multiple pools is awesome if you want to get out of the sun mid day, use the front pool. The only real issue is that the house needs TLC. Guest queen bed needs to be replaced. They were super accommodating and sent us brand new pillows. Floors are in bad shape from water damage. I get it, these houses get beat up, so I don't expect a luxury private residence. Joe said they are on top of it already which is great. A bait freezer is an absolute necessity, it's cheaper to replace a bait freezer than the main refrigerator. We docked our boat at the property and unfortunately had to keep our bait in the main house Overall had an amazing time at this property and we will be back. Owners and Manager were extremely responsive which sealed the deal for me.

So glad our guests enjoyed their stay and had such a great time. The feedback is very much appreciated. Prior to this guest we had a renter who let a cooler leak on the wood floors creating water damage. The floors are being completely replaced but unfortunately could not be done in time for this check in. We replace bedding and mattresses often and will continue to do so as needed. It is very important to us to provide the best possible experience. When something needs to be corrected we do so as soon as possible. Our full time property manager is on call 24/7 to insure our guests have everything they need. We look forward to having Richard back with the new floors and bedding installed. Thank you again Richard for being our very valued guest!!!!

ABSOLUTELY AMAZING! HIGHLY RECOMMEND!
My father's health is declining so this trip to the Keys was our last trip together with the whole family, and it couldn't have been more perfect. I cannot express enough how amazing the set up of this property was. From the bedrooms, to the living rooms, to the kitchen, there was plenty of room to accomodate our large party of 18. The swimming pools and hot tub were a favorite with the kids, especially the swimming pool in the middle of the two houses. It was shaded and much cooler to swim in the August heat. There is an ice machine in the kitchen of the Main house which we constantly used and we were very grateful for. The sunsets had to be my favorite. Every night the sky would light up right over the water with pinks, orange, reds, and purples. It was breathtaking. We did rent a boat for the week to lobster fish but after the first day we realized we didn't really need it. We were able to catch lobster right out in front of the house. Although there were a lot of shorts, we were able to find a couple of keepers! I would highly recommend snorkeling right out front. We saw lots of fish, including Parrot fish, Snapper,Tarpon, Stingrays, Nurse sharks, an Eel, and a Manatee! The property manager was AWESOME, very quick to respond to anything that we needed. When we come back to the keys this is definitely where we will stay again!

Our five families had a great time. We loved the property. Unbelievable sunsets every night. Quiet and secluded. We had a great week with the 20 of us. The property manager was great and very responsive to anything we needed. We opted for the paddle boards and kayaks which turned out great. Boat dock was great. Went with a group of 5 couples.
It was a nice property on the beach. We went in February and used the pool by the beach mostly as it was heated. The hot tub was nice We enjoyed the walks on the pier watching sharks and other fish as the water was very clear. Great places to eat nearby. We took morning walks just outside the gate every morning for exercise. Enough dishes and pots and pans to cook for a large group. Maybe could have used more towels but overall a great experience.

a perfect getaway for large groups
The sunsets are stunning, the star gazing is lovely, the Florida room is a VIBE, the dock, the sand, the pools and hot tub. You have everything you need for a huge group to have a great time. The kitchen is fully stocked with gadgets and appliances. We literally left the property only to grocery shop and take a walk along the nearby bike trail. Joe was extremely helpful and responsive. Would definitely go back!! Just make sure to bring bug spray and your memory foam pillows if you're a sensitive sleeper like me ;)

This property was everything we needed it to be. We hosted quite a few of our friends and family and everyone had their own space. We had a small wedding overlooking the water and it was beautiful! The property manager is super friendly and easy to reach! I would definitely rent this house again!

Amazing Stay at Southern Diversion 2
Our family had a wonderful one week stay at Southern Diversion 2 in early September 2020. The owner, Terri, was very accessible during the pre-arrival process and then Joe, the caretaker, promptly helped out with the minor things that inevitably come up at such a large property for a large group over the course of a week. Although the online pictures are accurate, they cannot capture how spacious and well laid out the home and property are. Even a group of 16 did not feel crowded in any way. And the views out to the water are simply spectacular. We spent quite a bit of time either in the water, in the well-positioned pool, or on the dock. This place really cannot be beat as a high-end waterfront Keys destination for a large group!

Beautiful Property!
Had a wonderful family vacation at Southern Diversion Two. The property is beautiful and there is so much to do. Great snorkeling, fishing, kayaking and paddle-boarding right off the dock, multiple pools to enjoy, and the sunsets are amazing! The property is quiet and private, and makes you feel like you truly have your own little slice of paradise. Joe (Property Manager) is also extremely accessible, friendly and helpful.

We all had a wonderful time. Enough space and room for all 19 of us. Good location and perfect sunset view!! Owners and property manager were extremely helpful. I would highly recommend staying here with a large group. Boat ramp is only usable for kayak launching and very small boats. Boat trailer parking is tight, but we were able to park all four of our trailers. Thank you Kevin and Terri for allowing us to enjoy your property.

Every year we take our family on vacation after the holidays. This year, we had 17 people come, mostly including our adult children and a couple of grandchildren. The home was huge and clean with plenty of room for everyone. There were beautiful views of the water from inside the house. There was so much to do on the property, no one wanted to leave! We originally wanted to take a day trip to Key West but our family quickly decided to cancel that and instead enjoy activities on the property. We caught fish and dove for lobsters right off the dock! We also enjoyed kayaking, paddle boarding, swimming in the heated pool and relaxing in the hot tub. We rented a boat for 3 days and were able to tie it up right in the backyard on the dock. The sunsets were beautiful. Everyone continued to thank us through out the trip and were amazed at how beautiful it was. The word that kept coming up over and over in conversation was paradise!
