Very Good
We were more than 12 people stayed in here, overall, our experience was very nice but there are couple areas, like garage, decks, windows need your attention. The property manager was quick to respond to messages while we were at the location, which is appreciated. They bought a new grill and water hose on our request. Overall, this property offered a great value, and we enjoyed a lot. We would return again.

Nice, but cheap.
The house was good, it was clean but it also appeared as though we weee the first ones to stay in a while. The toilets had a gross rim of stain and there was dust over must things. The furniture was cheap and most of it was coming apart. Please be prepared and read the description that all the common dwelling areas (kitchen and living room) are upstairs. It was a great location, the kids had fun fishing off the dock and playing in the mud.

Great experience lovely home nice view of the water from the sun room. The only thing I would say that needs fixing is the dock it is semi not safe to get on and the stairs getting out of the water have a lot algae on it which makes it hard to get out. With that being said I very much enjoyed the house.

Nice place to relax with family
When reviewing the listing, I had questions. I reached out to Evolve and the rep told me they didn't know information on the house. I asked for contact info for the property. They gave me the guy listed in several reviews as no longer being connected to the property. I explained that per the reviews, that was bad info. They STILL gave me his contact. Getting the right contact was far more difficult than need be. Now about the house... the layout is odd. Based on the order of the photos we thought the "en-suite" bathroom was connected to one of the rooms with a king sized bed. Not the case. There are 2 rooms with kings upstairs - neither have a bathroom connected. One of them had a TV that didn't have a working remote so we had to reprogram the remote from one room to another in order to use it. There is 1 bathroom in the hall up stairs. Downstairs there is a room, with the squeakiest queen sized bed, that has a true en-suite bathroom. That room has no fan. It was insanely quiet and every time someone upstairs walked/moved/did anything touching the floor - it woke us up. On top of the already squeaky bed, we got little sleep. Kids bunk room was set up awesome! Only downfall there was that the Roku didn't work, but no biggie since there were other TVs. 3rd bathroom is across the hall from the bunkroom downstairs. Kids loved playing in there! There was no outside fridge in the garage for drinks, etc. That picture needs to be updated. The dock... we called because we couldn't get the lights to work. Super responsive and came the next day. The photo that shows the fish cleaning area should make mention that it doesn't work at all. The pipes leading to the sink aren't even connected. We did have some great times catching fish though! The retaining wall is pulled pretty far off so definitely not safe for little children. The owners are waiting on the permit to redo it. Kitchen had everything we needed aside from storage for leftovers. Dollar General is right down the street, so we got what we needed there. Sunroom was AWESOME! There was plenty of space for our 3 families. The owner was quick to respond back when asking things. Only other odd thing, the entire middle of the yard holds water. Not sure if it is a leaking pipe, the drain pipe from the neighbor's pipe or the septic. It was gross though so don't plan to use that area. The house was incredibly clean. Maybe one of the cleanest houses we have ever used on VRBO.

The house was nicely upgraded inside, very easy to access, plenty of places to sleep and TVs In each bedroom. Some of the remotes did not work, bring batteries. House was overall clean inside. The boat dock needed maintenance along with the upstairs porch. Fans did not work on porches. Slow coffee maker inside and not a lot of spices in cabinet. Two kayaks, ready and easy to use. One adult and one youth life jacket only. Bring your own. Overall very fun stay!

Let’s start with the great things! Such a beautiful view, I wish it wasn’t winter bc the water looked very inviting. Loved the back porch, very comfortable beds, nice balcony and lots of games provided. The pictures online showed that the grill is Propane but it is in fact charcoal. So make sure to bring some! The lake house is right by a busy road. The house was very clean except for inside a few of the cabinets, and 1 stained throw pillow. Overall we had a great time!

To start I have to say the view from this house is absolutely gorgeous but there are a few things that we weren't happy about. To start we got an email with contact person and all the checkin information. Upon arrival the house upstairs was very hot but downstairs was freezing. I called the contact person who said would get maintenance guy out in the morning if remained cold. The following day when I contacted him he informed me he was no longer with company amd gave us the correct information. Pris was great amd attentive but the information emailed needs to be updated. As for the house itself the inside decor has been updated but after AC company came out found out the system was old and ducts were torn hence why there was such a great discrepancy in the temperature upstairs vs downstairs. Not much they could do during our stay but it was intolerably cold downstairs which limited sleepimg space (it was a good thing we had a small group). The place has nice grills but very limited seating outside as over half the chairs in sunroom are broken. Also we were afraid to go on the dock as the wood supporting the dock is rotten and one corner of the dock has zero support (all the boards are broken and rotten and not sure if the other support beams). This house inside is fine but definitely needs work done Overall would not rent this property again unless extensive repairs are done and furniture updated.

Overall the home was very nice other than: 1. The upstairs bathroom was leaking to the downstairs bathroom water spot on bathroom ceiling downstairs). 2. Window in sunroom was broken and hazardous with small children around. 3. Toaster smoked when trying to use so we unplugged. 4. Dryer does NOT work. (Does not tumble) 5. Toilet paper holder downstairs is falling off wall. 6. Garbage cans outside were completely full when we arrived. 7. Upstairs toilet is broken (not flushing). Also, I tried to call our contact and sent him a text stating I needed him to call ASAP on Saturday and he never responded. We managed to get the help we needed by calling 911. Was totally disappointed that our contact never returned my call or text.

The house had lots of recent improvements, fresh paint, flooring, etc to name a couple. Nice lake views and backyard area was nicely shaded. Enjoyable stay overall but the boat dock needs work. Would have been a lot better if we could have docked our boat there.

Great Family Lake House!
The house and property was great and we loved the backyard! They are dog friendly, but they don’t have a fenced yard, so bring a long leash to steak out. Be aware that they email you the access info, but fail to let you know that you will get an email and no other correspondence or notes to let you know you need to check your email. It went to my spam box and we were scrambling at the last min get in. The small nuances were easily overshadowed by the wonderful weekend we had. We would definitely stay again!

Had a wonderful family get-a-way! The house was clean and nicely updated. The main living space is only accessible by stairs, so lots of up and down to get to the lake. I would recommend this place for extended family gatherings!

First of all I never write bad reviews so I hate doing this because I know people work hard to take care of their properties...,,,We received a phone call about 45 minutes before our arrival that the house has still not been cleaned bc the cleaning lady was locked out. The cleaning lady bless her cleaned it as quickly as she could and we had to sit there with our dog for two hours before we could get in after we had traveled four hours to get there . The house is very nice .....one of downstairs bathroom toilet did not work at all. Downstairs does not have central air and heat which was not in the listing . Upstairs was absolutely perfect . Kitchen was well stocked and clean. Boat lifts on dock are not operational at all. This was upsetting considering we had two boats to put in the water . Luckily there is a boat ramp about 1/4 mile up the road. We had to trailer both boats every time we went out and maneuver in the small driveway . The driveway is very small for a large truck with boat trailer especially two but we made it work . They have done a very nice job remodeling for sure just honestly would not have rented had we known our in-laws would not have heat or Ac downstairs. If you are only using upstairs and don’t have a boat then this rental would be perfect .

We would have been happy to assist you with turning the downstairs air on had you reached out to us during your stay. - The listing does state that all guests must trailer boats, but we apologize if this caught you off-guard. Family lake vacation
We planned a short trip to the lake and the pictures online looked nice so we booked this house. We arrived at the house a little after check in time of 4:00 and had to wait for the cleaning crew to finish up. That took about 30-40 minutes. The layout of the house is a little weird. Downstairs has the bunk room and queen w/ bunk and 2 bathrooms. Upstairs has the living area, dining, kitchen and 2 king rooms with only 1 bathroom. Everyone was happy with how comfortable the beds were. You have to enter the house from garage. The description says 2 cars can fit in the garage, but they would have to be compact cars. We could barely fit our Explorer in the garage. The house is pretty small but it worked for us, we had 4 adults and 2 teenagers. We had issues with the toilets and they had someone out promptly to fix the issues. The enclosed upstairs patio was nice but will be very hot in spring/summer time because of no A/C, just 2 ceiling fans. The boat dock was good enough to fish off of but could definitely use a little rehab. The kayaks that are in the garage were nice to have and easy to get back and forth, just be careful when walking onto the boat dock because it is a little uneven. I don’t think I would rent here again though because of the weird layout of the house and right off of a main road where vehicles drove pretty fast.

Last minute Hurricane Delta extension
We had to evacuate for Hurricane Delta, after evacuating for Hurricane Laura. The place that we were staying had been booked so we couldn't stay longer. This was a last minute reservation. The manager worked with us on getting the place ready for us. The place was fantastic! We enjoyed the view of the lake and the place was perfect.

Couples & Family Trip
This trip was a couples trip and our kids. We had 3 couples and each couple had two children. This house was perfect for our group. Each couple had their own room and our children enjoyed staying in the bunk room. It was so nice to be on the lake. The water is a little deep on this side of Livingston so you will need floats to swim. It’s great for boating and water sports. We were able to fish off the dock. At the end of each night we would gather on the porch swings and picnic table for nightly bonding and s’mores from the bbq pit. We had a great time! Hurricane Laura was due to hit days before our trip and the property manager was quick to respond to any of my questions. Thankfully we dodged Hurricane Laura and we were able to enjoy our weekend at the lake! Totally would recommend this property for your vacation needs.

The house is in excellent shape , very clean and the beds are very comfortable. The grill has no propane and needs to be used with charcoal?? The boat slip is not working and we could not tie our boat to the pier because the waves were too strong. This part of the lake is very choppy There was no answer from the property manager when we called twice with questions. We had a great time but 2 things were not as advertised. Would not stay here again.

It was a good clean property. I had to deduct 1/2 star for the old and overused cookware (pots, pans, etc). In my opinion, if the property can be rented for up to 12 people, the standard provisions in the house should reflect that. If it was a longer stay, it would have been really difficult to cook 3 meals every day for this amount of folks. The grill did not have a propane tank so it threw a wrench on our last dinner. I ended up ordering out. Nonetheless 5 stars for everything else!

Great place for family reunion
We loved our stay at this property. I will share first my complaints, which have kept me from giving 5 stars. #1, It was not made clear in the online description that the living areas are only accessible by a flight of stairs. Our mom us unable to climb stairs. I am hoping by the time anyone reads this review, the online description will be amended. #2, Evolve would not give us any contact info until 14 days before check in. That was VERY frustrating, and I would have asked questions that would have led to the discovery of the stairs issue. Once they finally gave us a name and number for a local contact, our communication with Zach was terrific. He was as nice as he could be, and felt terrible about the situation with the stairs. I am convinced if he could have done something to help, he would have. #3 The toaster is broken. There was no way to get toast out of the left side with out putting a utensil in it. Hopeful the owners have purchased a new one. Now for the positives. The house had lots of room for the 13 people we had hanging out. The glassed in porch was perfect, as a cold front came through, and we were able to be out there and still enjoy the view. The kitchen was well-stocked with plenty of cooking utensils. There are also plenty of towels. But make sure you bring your own shower gel, shampoo and conditioner. We did not use the two kayaks, but we took advantage of the grill, and played croquet on the back lawn. There are also some board games and Jenga. Cell service in Livingston can be spotty, but this house did have free wifi. There were also several TVs, but we never turned them on. Bottom line, I would recommend this house if you do not have someone handicapped who can't climb stairs.

Very disappointing.
The Labor Day weekend did not start out well. We entered the house at 4:00, check-in time, and felt like we were in a sauna. Called Amy at management. Once my husband and I got the AC up and running, which should have been handled by management or owners prior to check-in, we walked through putting suitcases, etc. in rooms. The en-suite BR on first level had water on floor of bathroom squishing through the laminate tiles. It took us awhile to find the leak in the hall closet with washing machine. We made another call to Amy, who always got back to us, to let her know and we turned off water to washing machine to stop the leaking. Not a good start but tried to think positively. The house has potential but a good ways to go. Nice setting and lovely view of the lake. We were disappointed marinas only rented pontoon boats and not other motor boats and jet skis due to insurance/liability. We enjoyed the corn hole game even though it was broken and needed to be propped up. Other listed games mentioned on VRBO site were not to be seen or only parts of them. Would have liked to make use of the two kayaks but several foot drop to water made it not possible, at least for us. Finally, the upper deck outside sunroom no longer has stairs to lawn leaving no exits other than doors in garage on lower level which could be problematic in an emergency. The VRBO photos need to be updated. For example, the sunroom is not up to what you see in online photo. And the dining table and chairs (1 broken) are not the same. While the walls, floors and woodwork in house have been worked on and look okay, the interior of drawers and cabinets need cleaning and painting to remove what appears to be roach droppings. Bathrooms could use some cleaning and updating. The new "wood" flooring is nice but slick on the staircase. A runner on steps would be helpful for all. As I said, the house is a work in progress and has potential. But it's just not there, yet, and overpriced for rental at this point. Having experienced many wonderful VRBOs around the world, I must honestly say this one was a big disappointment.

We had disappointing issues.
We were very excited about our vacation! Unfortunately we were disappointed. Every kitchen drawer had LOTS of droppings in them, the refrigerator was nasty, the oven had old food spills, the table and counters were not clean. We had to clean most everything with Lysol wipes before we unloaded our groceries, and run all dishes and utensils thru the dishwasher before using. The kitchen had adequate dishes and utensils, but no paper towels, foil, plastic wrap, dish towels, etc. I had to go to Dollar General to buy supplies and bath wash cloths. (The next day I found wet wash clothes and one kitchen towel in the dryer.) The kids got several cuts on their feet from nails/staples on the carpeted stairs and the edging of carpet upstairs. The kids tried to keep their crocs on, but would sometimes forget. One of the showers had a terrible shower head, and almost no water pressure. We couldn’t use that shower at all. The recliner is very dirty, we put a fitted sheet on it use it. The other chair is broken. The dining chairs need to be reupholstered because was uncomfortable to sit on with tears and sharp edges. One of the main reasons we rented this house was to use the boat house and lift for our boat. We found out the lifts are broken, which was very disappointing. We tried tying off the boat safely, only to get a damaged boat. It was very frustrating and inconvenient to have to load and unload the boat on trailer. (The boat ramp is too steep for a 22’ pontoon boat, which has nothing to do with the homeowner, but would be nice to know for future guests.) We asked our contact person to have the owner call us to discuss our concerns, but never received a call. We were very disappointed with all these issues, but we were determined not to let them ruin our annual family vacation. We made the best of it. We thoroughly enjoyed family time and our boat time in the water.

As such, he inspected the house 24 hours prior to your arrival to ensure everything was spotless and stocked properly. We can confirm that there is zero evidence of droppings anywhere on the property as cleanliness sis of utmost importance. Since your stay they have installed wood laminate flooring throughout as well as painted the entire house. They are also in the process of remodeling the bathrooms and have plans to remodel the kitchen soon as well. We have every confidence this home will continue to host many satisfied guests! Layout and Condition were problems
The photos are wonderful but the reality is that the place is much more compact and on two levels. The condition of some of the furniture was not great. Most of the beds are essentially in the basement down some very steep stairs. The “sunroom” is a nice windowed-in deck without heating or cooling so do not rely on it to be living space unless temperatures outside are moderate. If you need to sleep a bunch of kids, the many bunks work well. Access to the deck swings, grill, yard and the lake is only through the downstairs garage. The corporate management was responsive to us and everything went smoothly on their end. Our older adults did not do well with the steep stairs every time you arrive or want to go to the lake. Basically, the layout does not serve a large group of adults very well.

Beds are comfy, view is nice, best part of this place!
Had high hopes, sadly didsapounted. Arrived to a hot box of 90 degrees, dirty towels, and food left in cabinet. Later discovered the trash was full, coffee maker broke, door knob broke, and leaks from odd places. Most disappointing was the online discription, this place is not elderly friendly. There are stairs to get to the first floor and the kitchen/living area are on 2nd floor. This was a family trip and my mother had issues because she can’t do stairs. It should be clearly stated in the online description about the split layout, not elderly friendly at all. The manager was friendly and did her best to help, but I wouldn’t recommend this place, the owners need to do basic upkeep maintenance, Beds were comfortable and the lake is awesome, kids loved the kayaks!

The unopened condiments in the cabinets are there for the convenience of our guests, and the towels were not dirty but only rolled for storage instead of being folded. Its ok
Wasn't super clean at all found roaches when we first got there an even saw some in between one of the couches. The pictures make it seem nicer then it really is. The heater on the last day started to smell like fire we had to shut it off which thank goodness my brother in law is a fire fighter an knew what to do. I've rented alot of homes all over the world from iceland to the states but this is the worse one i have ever rented wasnt anything special needs remolding.

Peaceful retreat!
Our stay at this lake house was fantastic. Our host, Aron, was amazingly accommodating. Unfortunately, we booked our stay at the lake house the weekend that hurricane Harvey arrived. Aron graciously allowed us to reschedule our visit. We spent most of our stay outside fishing off the dock. We caught catfish and perch and almost everyone caught at least one fish. There’s ample space inside and outside of this property for everyone to feel comfortable. I highly recommend this property for any family looking for a place to get away or to host a family gathering.

Tranquil and Relaxing...
Great home and location, the home offers everything you need for a pleasant stay. Plenty of room to accommodate a large group...Beds were comfy...living room and dining room area has a nice open concept, enclosed sunroom porch was also nice and, relaxing, Views of the lake are beautiful...Aron, the owner was very prompt on answering any concerns that I had...very pleasant!! Over all we loved the home, the location, and the views. We will definitely be returning for another stay soon.

The house had a very nice location, about 40 meters away from the lake. Conditions were very nice.
We booked this house for a Friday- Sunday weekend getaway feeling uneasy as this house had no reviews but we were very satisfied. There were four bedrooms with a sufficient amount of beds which was plentiful for our party of eleven. The house was very clean and nicely fournished. The kitchen had dishes, spatulas, a grill, pans, etc. We were well off despite the fact we brought no utensils. The house has a great location. We went to Lake Livingston State Park which was about a ten minute drive and the lake is right in the backyard. The owner provided two kayaks and some life jackets to make our stay even more enjoyable. The house's fishing dock was rather big and provided a sufficient supply of shade for fishing which was superb. If we ever go to Livingston again, we are staying here. The house is very impressive and the accommodations are way above satisfactory. The location makes this house even more like able as it is very close to the lake and Lake Livingston State Park. Highly Recommended!
