The hotel is at a very prime location in Calangute and is very easily accessible. The property is a very beautiful one as well. I went during off season and got a good price for my stay. I'm a budget traveller and do not expect much star rated service for the price I pay, but expect at least a decent one. I was really put off by the very unfriendly and rude behaviour of the person at the reception. I was promised wifi and complimentary breakfast during my stay. Neither was provided. When me and my wife went for breakfast there was no breakfast available. He then spoke in a disgraceful manner and said nothing would be provided for the booking I did. When I confronted through hotels.com ( was assisted by a friendly staff)then the receptionist told his staff to get a slice of bread and butter, and said thats all they provide for continental breakfast. By this time, we had made our mind to go outside and have our breakfast elsewhere. But wanted the receptionist to realise his mistake. He never repented and said all sorts of rubbish that the Russians who come there don't complain then how can we, that hes a Goan and we are in his land....utter nonsense of an experience.

Having stayed here in 2007 and being quite satisfied, thought i would give it another try in 2015. India being India you shouldn't expect luxury,after all the hotel is basically just for sleeping. However i was disappointed as the recent reviews were right regarding the lack of standards and maintainance on the property. The room was no different from before so no problem there. The swimming pool looked a little dirty at times and needed to be cleaned more. The staff on the front desk were excellent and very very helpful,the staff running the breakfast need serious people skills. The hotel is on the main road but set back so no problem from noisy motorbike and car horns and just a 10 minute walk to the beach. Plenty of shops and restaurants nearby.The lady sweeping the gardens was very nice and always had a nice smile. All in all ok but could do much better.

Less than Average hotel
(DO READ COMPLETE REVIEW) Very much below average hotel. They ruin my vacation in goa. They seem to be more interested in foreign tourist then local. 1) They said they didn’t receive any reservation from Expedia on my name (for which I had to fight for almost 2.5 hrs with hotel front desk and expedia customer care to get the room). 2) As per expedia the hotel has changed the email address because of which they didn’t receive the mail. And hotel representative say, they haven’t changed it and its mistake from Expedia side. 3) The room provided where below average. We stayed for 2 nights there. a. When we checked into the room, we found big ants all over the bed. When we call the check-in desk for cleaning, no one turned up. We waited for almost half an hour but when no one came for cleaning, we ourselves dusted the bed sheets and re-arranged the bed. They didn’t even have intercom facility in the room. b. Worst day – Early morning (at 05:30am) on the day of check-out we woke-up because of burning wires smell. We saw the ceiling fan had a short circuit and flames were coming out of it. I had to rush to the main switch to cut off the complete connection by pulling the key out of key holder. Even the fan regulator had partially melted down. When reported to front desk, they gave a blank look and didn’t even care to visit the room & went back to sleep again. c. In name of complimentary breakfast they provide just Tea/Coffee and Bread-Butter/Jam. Rest everything is paid.

Staff in the hotel was good bt the clean ness in room was very bad i m jst disappoint for hotel clean ness in the room even the hotel management change the bedsheet on alternative not daily this is very bad point

Hotel Staff
Hotel staff during the breakfast time was very rude.. The breakfast was not served on time.. The breakfast was delayed by at-least 30 mins from the scheduled breakfast time. I hope this does not repeat again. I would otherwise rate the Hotel excellent... with clean and nice facility .... Would love to visit and also recommend my friends for the same..
