Casa KUK is a 5-bedroom villa in Aldea Zama, Tulum's most walkable neighborhood with cafés, boutiques, and top restaurants steps from the door. Spread across 3 levels with 2 chef-style kitchens, 2 living rooms, a private jungle pool, and a rooftop terrace with plunge pool and sunset views. A versatile layout for larger groups with indoor-outdoor flow throughout and 24/7 gated community security.



The Space:

Casa KUK is a three level jungle villa in Aldea Zama. Soft white walls, warm wood and woven details give it a calm, earthy feel. Each of the two main floors has its own kitchen and living room, so a bigger group never ends up crowded around one counter. It's all one home, though, and everyone shares the pools, terraces and rooftop.



GROUND FLOOR

The heart of the house. The kitchen has a dark stone island under copper rattan pendants, and the living room's big sectional faces glass doors that slide fully open. Step out onto a wood deck with a hammock and a long dining table, where a curved private pool wraps around the deck into a lush jungle garden.



UPPER FLOOR

A second full kitchen with a breakfast bar opens onto a bright living room and a wraparound covered terrace set among the treetops, with a dining table for long breakfasts and sunset drinks.



ROOFTOP

The rooftop is the spot for golden hour. There's a raised plunge pool, sun loungers, a shaded palapa lounge with Acapulco chairs and a curved terrace looking out over the jungle canopy. Solar panels help power the villa.



BEDROOMS

Five bedrooms, each with its own bathroom, AC and a safe. They sleep up to 13 guests: 12 in beds and 1 on a sofa.

The bedrooms have ceiling fans, wall TVs and big windows into the greenery. One opens onto its own private jungle garden. The bathrooms have stone and ceramic vessel sinks, matte black fixtures and rain showers.



Guest Access:

The villa sits inside a gated community in Aldea Zama with 24/7 security, and the whole house is yours. There are two private parking spaces just outside the villa.



The Neighborhood:

Aldea Zama is one of Tulum's most established and easy to love neighborhoods. It's a modern, planned community with paved, well lit streets and 24/7 security, so walking out for coffee or home from dinner feels completely relaxed. Boutique cafés, wine bars, wellness studios and some of the best restaurants in town are a short stroll or bike ride away. The beach, downtown Tulum, the ruins and the cenotes are all a quick drive.



Getting Around:

Tulum International Airport (TQO) is about 40 to 45 minutes away and Cancun (CUN) is about 1 hour 45 minutes. We can arrange private transfers from either one. Aldea Zama is easy to walk and bike, and taxis are easy to find for trips to the beach or town. The nearest beach clubs are about 6 to 8 minutes by car and downtown is about 5 minutes. We can also set up car, scooter or bike rentals.
